External mastic near Kilmory

What we do, step by step

A visit follows a simple pattern: we look at the joints together, protect the area around them, carry out the job and clear up. It normally takes a few hours for a handful of joints, longer for a whole elevation. Outside jobs in Kilmory need a dry day, because sealant will not bond to a wet joint, so an outdoor job can move if the forecast changes. Work indoors is not affected.

  1. We look at every joint and agree a colour to suit the wall.
  2. We take out the old sealant until the faces are sound.
  3. Closed-cell backing rod is pushed in so the sealant bonds to two sides only.
  4. We prime the faces where required.
  5. We gun in low-modulus sealant and tool it neatly.

Getting ready for the visit

  • Mention any leaks or damp you’ve noticed
  • Clear items away from the joints we are working on
  • Try not to wet indoor joints just before the visit

External mastic in Kilmory, done properly

We are ARBOMaster approved applicators, and each external joint gets a sealant suited to it. Porous or awkward surfaces are primed where the sealant needs it and we use one wherever it does. If you have leaking joints around cladding and façade panels and rigid filler in a joint that should flex, we can put it right, on copings & trims, brickwork movement joints and joints between brick and frames alike.

Outside joints can only be sealed when they’re dry, so work in Kilmory depends on the weather. Tell us how to reach each wall, gutter and roofline.

The work is covered for a year after we finish. If anything isn’t right with it, send an email to info@mrmastic.co.uk.

What happens if it’s left?

A failed movement joint lets water into the wall. Dealing with it early keeps the repair to the joint, rather than the wall around it. Exposed walls in smaller Scottish places take a lot of wind and rain, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

A failed joint rarely gets cheaper to fix by waiting, because water and mould keep working on it. If you’re not sure whether it needs doing, drop us a line at info@mrmastic.co.uk for an honest opinion and a quote.

Why book with us

  • White, clear, grey or coloured to suit, where the product allows
  • Colour picked to suit the job
  • More than 20 years in sealant work
  • Sanitary silicone with an anti-fungal additive in wet areas

Should I try it myself first?

If you’ve already had a go yourself, that’s fine. We cut it out and start again, so just mention it when you contact us.

What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is, and the work is guaranteed for a year.

Quotes for external mastic in Kilmory

Every job gets its own quote. This is what makes a difference:

  • The number of rooms or windows
  • How much there is to do
  • How easy the joints are to reach
  • How much old sealant there is and how hard it is to remove

What you pay reflects the work, not a rough estimate. That’s why we ask a few questions first and give you a clear quote before any work starts.

What we need to know

You do not need to know the technical terms. It helps if you can tell us:

  • What’s wrong with the joints now
  • If it’s domestic, commercial or a hotel
  • How we’d reach the joints
  • Roughly how big the job is

Call for a quick quote, or send an email if you’d rather. Describe what needs sealing and we will talk you through the work and send you a clear quote.

If you manage several properties in or around Kilmory, several properties can be quoted together. Send us the addresses and the work at each, and pictures by email help.

In hotels, rooms out of use cost money, so the work can be planned room by room. We’ve worked in hotels as well as homes and businesses.

Different surfaces, different methods

Concrete and blockwork

Blockwork and concrete shrink over time and move with the seasons. We reseal their joints with backing rod and a flexible product.

Brickwork movement joints

Brick walls have vertical movement joints to absorb expansion. We reseal them with a low-modulus sealant over backing rod.

What we cannot put right

We’d rather tell you now than do work that will not last, so here’s what sealant can’t put right:

  • Render that is blown, hollow or coming away
  • Subsidence or other structural problems
  • Cracking across the wall rather than at a joint

If in doubt, drop us a line at info@mrmastic.co.uk and we will say what we think before you book.

What external mastic looks like in Kilmory

Kilmory is within about 1 mile of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That is hard on movement joints and outside wall joints, especially on the side facing the sea. Harled (roughcast) walls are common in Scotland, and joints where harling meets other materials need a sealant that can grip and flex.

If you live in an older home near Kilmory Parish Church, older walls, gutters and the joints where extensions meet them need a flexible sealant. In and around Kilmory, as anywhere, good external mastic starts with a clean, dry, properly prepared joint.

That depends on the wall, the weather and the movement. Signs to watch for are cracking, hardening and gaps at the edges and have them redone then.

Do you remove the old sealant?

Yes. Sealing over the old bead is the commonest cause of early failure, and it’s something we never do.
