About our external mastic in High Valleyfield
We cut out failed sealant, set the joint depth with closed-cell backing rod and reseal with a low-modulus exterior sealant. The colour is chosen to suit the brick or render. If you have old sealant gone brittle and cracked and rigid filler in a joint that should flex, we can put it right, whatever the surface.
Stone walls need a stone-friendly sealant, as acetoxy products can attack some stone. On newer homes, the movement joints and roofline trims are what need watching.
A one-year guarantee comes with the work, just as it does everywhere we cover.

What we can’t put right
We won’t take on work that will not last, so here’s what sealant can’t put right:
- Damp from another source, such as a leaking gutter or a bridged damp-proof course
- Failed render or damaged cladding panels
- Cracks in the bricks or render themselves, away from the joints
Not sure which it is? You can email us at info@mrmastic.co.uk and we’ll tell you honestly before you book.

What the job involves on each surface
Brickwork movement joints
Brick movement joints are often mistaken for a missing mortar line. Where one has been mortared, we cut it out and reseal it with sealant where it can be done safely.
Render joints
Rendered walls have joints at beads, openings and changes of material. We reseal them with a flexible exterior sealant that suits the render colour.
High Valleyfield questions
Does living near the coast affect external mastic in High Valleyfield?
Near the coast, wind-driven rain and, nearer the shore, salt air make outside sealant work harder. The right product, a clean joint and the right depth all help it cope.
Will you come out to High Valleyfield?
Yes. High Valleyfield is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland. Just mention lanes, gates or anything else about the route when you book.
Does someone need to be in?
It depends on the job. For work indoors, someone needs to let us in.
How do I get a quote for external mastic in High Valleyfield?
Every job is different, so each one gets its own quote. To get one, drop us a line at info@mrmastic.co.uk and let us know what needs doing and where.
Why is there a gap in my brick wall?
Brickwork, render and cladding all move a little, so long walls have planned gaps to take that movement. It’s closed with backing rod and a flexible sealant.
Can you seal joints between render and window frames?
Yes. We cut out the old sealant, prepare both faces and reseal with a flexible exterior product. The colour is chosen to suit.
Is there a guarantee?
Yes: twelve months. If anything is not right with the work within the year, let us know and we’ll sort it.
Will there be a smell?
There can be a smell while the sealant cures, but it fades. Opening a window helps.
The process
We keep the work tidy and contained to the joints we’re treating, so you can get on with your day. Expect the work to take a few hours to a few days, depending on the length of joint and the access, and we explain the cure time before we leave. For a place like High Valleyfield, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.
- First we look over the joints with you, agree which to renew and talk through access.
- We cut out the failed sealant and rake out any dirt or growth.
- Both sides are cleaned back to sound material and primed if needed.
- We push in closed-cell backing rod so the sealant is the right depth and bonds to the sides only.
- A flexible exterior sealant is applied and tooled in a colour to suit the wall.
Preparing for the visit
- Keep pets and children clear of the area while we work
- Tell us about access, such as stairs, a lift or high-level joints
- On commercial sites, let us know about site rules
How to get a quote
Getting a quote is simple: tell us what needs doing and where, and roughly how big it is. A few pictures by email make the job easier to understand, and we will come back to you with a quote.
Related advice
Do you need external mastic in High Valleyfield?
Sometimes a movement joint was filled with mortar or a rigid filler, often by someone who didn’t know what it was for. The joint cannot move, so the wall cracks somewhere else instead.
It’s worth asking for a quote if you see:
- Movement joints with cracked, split or missing sealant
- Failed sealant between panels on a façade
- Joints where the bead has come unstuck
- Water getting into walls through failed joints
Schools such as Craigflower Preparatory School are buildings too, and larger buildings have long runs of movement joint that eventually need resealing.

Landlords, agents and businesses in High Valleyfield
We regularly work with letting and managing agents. Send the address, what’s needed and the access arrangements and we’ll quote.
A neglected joint can let water reach the structure, which matters even more when someone else lives there. Resealing at the right time is simple maintenance that we can handle for you.
Should I try it myself first?
The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is, then guaranteed for a year.
Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.
Why act early in High Valleyfield
Mortar or ordinary filler might look like a quick way to close an open joint, but it stops the joint moving. The movement then cracks the brickwork or render nearby. A flexible sealant over backing rod is what the joint needs. In a place like High Valleyfield, small leaks are easy to put off, but water behind a failed seal does the most damage when nobody’s watching.
We don’t show prices on the website, because the cost depends so much on the job itself. For a quick quote, please email us at info@mrmastic.co.uk and we will talk you through it.

Outside joints around High Valleyfield
High Valleyfield is within about 1 mile of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on movement joints and outside wall joints, which can dry out and crack sooner where a building faces the weather. Plenty of Scottish homes have harled walls, and where harling meets frames, pipes and other materials, the joint needs a flexible sealant that grips a rough surface.
