Sand mastic in High Valleyfield

Sand mastic suits most period window surrounds. On modern frames we’d normally use a flexible sealant and we will explain which is best for yours. We work on sash and case windows, timber door frames and tenement windows, and people most often call us about mastic worn away on windows facing the weather and tired mastic found when preparing windows for paint.

Many older Scottish homes still have timber windows set into stone walls. The sealant has to suit the stone, which rules out acetoxy silicones that can mark or attack it.

All of our work is guaranteed for twelve months, in High Valleyfield and everywhere else we cover.

High Valleyfield homes and the weather

High Valleyfield is close to the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That’s hard on the mastic around older windows and doors, especially on the side facing the sea. With historic houses such as Culross Palace (about 1.2 miles south-west) nearby, there’s older building stock in the area around High Valleyfield as well as newer homes. In older buildings, older timber frames in brick or stone need a different approach from a modern uPVC window.

Schools such as Craigflower Preparatory School are buildings too, and its window and door frames need their mastic kept sound, just like a home’s. Historic houses such as Culross Palace, about 1.2 miles south-west, show how far back building around High Valleyfield goes.

Looking after it afterwards

After the cure time, these simple habits help:

  • Avoid patching sand mastic with silicone
  • Take care around the mastic when scraping paint
  • Plan mastic work ahead of painting
  • Don’t paint over the new mastic

Avoid sealing over the mastic with silicone. If anything cracks, get it looked at before trying a quick fix.

Sound mastic protects the frame. Failed mastic lets water reach the timber, which can lead to rot.

What happens on the day

When we arrive, we start by going over the job with you. Surfaces next to the work are protected before any work begins. Most jobs take anything from a few hours to a full day, depending on how many windows. Around High Valleyfield, distance and access matter more than parking. Let us know how to find you and how to reach the joints.

  1. We check each window surround and the condition of the joint.
  2. The joint is raked out and cleaned.
  3. We fill deep gaps so the new mastic isn’t too thick.
  4. New sand mastic is applied and shaped by hand.
  5. We finish the mastic to a tidy line.

High Valleyfield questions

Does the coastal weather in High Valleyfield affect outside sealant?

Coastal homes put outside sealant through more weather than inland ones, so preparation and the right sealant matter all the more. It’s worth checking the walls that face the sea first.

Do you cover smaller places like High Valleyfield?

Yes, High Valleyfield is covered. Our work covers the whole of Scotland, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.

Is sand mastic better than silicone for my windows?

We’ll talk it through with you. Sand mastic suits many period homes and newer frames suit modern sealant.

How long does sand mastic take to go off?

It skins over fairly quickly but takes longer to harden fully. We will tell you what to expect for your job.

Can you match the sealant colour?

Generally, yes. Sealants come in white, clear, grey and other colours, and we agree the colour with you before work begins.

What information do you need?

A short description and the location, plus photos if you have them. If we need more, we’ll ask.

Where do you work from?

We’re based in Crawley, and we work across South East England, London and Scotland.

What guarantee comes with the work?

Our one-year guarantee covers every job, sand mastic included.

Surface by surface

Sash and case windows

The box of a sash and case window sits in the stone or brick opening. The gap round it is pointed with sand mastic.

Tenement and terrace windows

Windows above ground floor need the right access. Let us know the floor and we will confirm access.

What happens if it’s left?

Not every draught comes from the sashes themselves. Gaps between the frame and the wall can be just as bad and new mastic seals them. In an older home around High Valleyfield, damp from a failed joint can get into timber and plaster, which is a far bigger job than the sealant.

No two jobs are quite the same, so each one gets its own quote. Size, access and the product the joint needs all play a part, and we’ll explain the quote if you ask.

Should I try it myself first?

Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.

If you’ve already had a go yourself, that’s fine. We remove it and do the joint properly, so just mention it when you contact us.
