Hartwood External Mastic
We cover Hartwood for sealing brickwork movement joints, render, cladding and façade joints. Old material cut out, joints cleaned and sealed neatly.
- Movement joints with cracked, split or missing sealant
- Old sealant gone brittle and cracked
- Water getting into walls through failed joints
External mastic in Hartwood, done properly
Low-level joints can generally be done from the ground. For joints higher up, give us some details of the building and we will confirm what access is needed. Common call-outs are for weathered mastic that no longer stretches and failed sealant between panels on a façade, on façade panels, joints between brick and frames and render & cladding joints.
External sealant needs dry surfaces, so outdoor work around Hartwood is planned around the weather. Let us know about access to every wall and roofline.
The work is guaranteed for twelve months. If there’s a problem with our work within the year, let us know and we’ll sort it.

What affects the cost of external mastic
We do not publish a price list, because jobs vary so much. What we look at:
- How much old sealant there is and how hard it is to remove
- Mould in or behind the old joints
- Access and height
- The number and length of the joints
The cost reflects the work involved, not guesswork. That’s why we ask a few questions first and agree the price before starting.
What we need to know
What to tell us when you ask for a quote:
- A few photos by email, if you can
- How we’d reach the joints
- Roughly how big the job is
- If it’s domestic, commercial or a hotel
To get a quote, drop us a line at info@mrmastic.co.uk and tell us where the job is and what the problem looks like. You’ll have a clear quote before any work starts.
The process
There’s no need to move everything out before we come, only the area right around the joints. Everything nearby is protected, and the job takes a few hours to a few days, depending on the length of joint and the access in most cases. In smaller Scottish places, parking is usually less of an issue than access and distance. Tell us how to find the property and how to reach the work.
- We start by walking round the building and agreeing the joints and the access.
- Every bit of old sealant and any mortar or debris is cut out.
- Joint faces are cleaned back and primed if the sealant needs it.
- Backing rod sized to the joint goes in to set the depth.
- The exterior sealant is applied, tooled and checked along its length.
Getting ready for the visit
- Mention any parking rules near the property
- Let us know about stairs, lifts or work at height
- Mention any sign-in or site rules at work premises

Honest limits
Sealant isn’t the answer to every problem, and we’ll tell you before any work starts. Sealant will not put right:
- Cracked brickwork or render that needs a builder or plasterer
- Structural movement, which needs a surveyor or engineer
- Failed render or damaged cladding panels
If in doubt, email us at info@mrmastic.co.uk and we’ll say what we think.

Aftercare tips
Joint life depends on how it’s used and looked after. We suggest:
- Keep high-pressure jets off the joints
- Show decorators and builders where the movement joints are
- Never let anyone fill a movement joint with mortar
- Have failed joints looked at early
Keep the joints clear of soil, plants and climbing growth. Damp material against the sealant shortens its life.
Small splits are the time to act. Then it’s a straightforward cut-out and reseal.
What else we do in Hartwood
External mastic in Hartwood: local notes
Harled (roughcast) walls are common in Scotland, and where harling meets frames, pipes and other materials, the joint needs a flexible sealant that grips a rough surface. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and failed outside joints work against that.
For landlords with property near Hartwood station, failed wall and movement joints let damp in, so they’re worth checking between tenancies. Around Hartwood, as everywhere, external mastic is only as good as the preparation behind it.

Can I do it myself?
A DIY attempt doesn’t rule out a professional job. We cut it out and start again, so tell us about it when you ask for a quote.
Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.
Landlords, agents and businesses in Hartwood
In hotels, rooms out of use cost money, so we plan the work room by room. Hotel work is part of what we do, alongside homes and businesses.
From a single let to a portfolio, you get the same standard of work: the old material taken out, careful preparation and a 12-month guarantee.
How the job changes by surface
Concrete and blockwork
Blockwork and concrete shrink over time and move with the seasons. Their movement joints are sealed over backing rod with a flexible sealant.
Joints between dissimilar materials
Different materials may need different primers. Both surfaces are cleaned and primed as the product requires.
Hartwood: your questions answered
I let a flat near Hartwood station. Can you help?
Yes, rental work is part of what we do. You can drop us a line at info@mrmastic.co.uk with the address and a few details, and we will give you a fixed price before work begins.
Is Hartwood within the area you cover?
Yes. Hartwood is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland. Let us know about access, parking and anything unusual about getting there when you book.
Do you take out the old sealant first?
Always. Sealing over the old bead is the commonest cause of early failure, so we never do it.
Do you hold any approvals?
Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we’re part of it.
How do I get a quote for external mastic in Hartwood?
Size, access and the old material all affect the cost. Ask us for a quote.
How long before the joint can be used?
Different products cure at different speeds, so follow the cure time we give you.
Will there be a smell?
There can be a smell while the sealant cures, but it fades. Opening a window helps.
What colours does the sealant come in?
The sealant colour is picked to suit the wall, so the joint sits quietly in the wall. There’s a wide choice of exterior colours.
