How we handle external mastic in Greengairs

Low-level joints can generally be done from the ground. Where joints are higher up, tell us about the building when you get in touch and we’ll confirm what’s needed to reach them safely. If you have failed sealant between panels on a façade and movement joints with cracked, split or missing sealant, we can help.

Older stone buildings need a sealant that suits the stone, not an acetoxy product that can mark or attack it. On newer homes, the movement joints and roofline trims are what need watching.

Big or small, it’s backed by our 12-month guarantee.

How the job changes by surface

Concrete and blockwork

Concrete faces can be dusty and porous, so cleaning and priming matter. We prime where the sealant needs it.

Copings and trims

Copings expand and contract through the day, so a flexible sealant suits them best year round.

DIY versus a professional finish

Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.

What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions, then guaranteed for a year.

When something else is needed

New sealant cannot fix everything, and we will tell you before any work starts. Sealant won’t put right:

  • Cutting new joints into brickwork, which is building work rather than sealant work
  • Rising or penetrating damp from elsewhere in the wall
  • Render that’s blown, hollow or coming away

If you are not sure, just drop us a line at info@mrmastic.co.uk and we will give you a straight answer before you book.

What we seal

  • Joints between brick and frames
  • Concrete & block
  • Copings & trims
  • Render & cladding joints
  • Brickwork movement joints
  • Façade panels

What happens on the day

When we arrive, we start by going over the job with you, so there are no surprises. Surfaces next to the work are protected before any work begins. The work usually takes a few hours for a handful of joints, longer for a whole elevation. Outdoor work around Greengairs depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Work indoors is not affected.

  1. We start by walking round the building and agreeing the joints and the access.
  2. Every bit of old sealant and any mortar or debris is cut out.
  3. Joint faces are cleaned back and primed if the sealant needs it.
  4. Backing rod sized to the joint goes in to set the depth.
  5. The exterior sealant is applied, tooled and checked along its length.

Getting ready for the visit

  • Keep children and pets away from the work area
  • Let us know about parking restrictions
  • Mention any tricky access

Do you need external mastic in Greengairs?

Joints sealed without backing rod, or far too deep, rarely last. If the sealant sticks to the back as well as the sides, it cannot stretch and rips as the joint opens.

The problems people normally mention when they call include:

  • Sealant that has lost its bond to the brick or render
  • Movement joints with cracked, split or missing sealant
  • Joints pointed up with cement by mistake
  • Rain getting behind render or cladding at a joint

Around Greengairs, as everywhere, external mastic is only as good as the preparation behind it.

What your quote should include

  • Are they insured?
  • How much experience the applicator has
  • How the surfaces are prepared before sealing
  • How long the guarantee is

Our hiring checklist

Looking after it afterwards

To keep the joints looking good and working properly:

  • Keep movement joints as flexible joints, not mortar
  • Keep water from gutters off the wall
  • Keep soil, plants and ivy away from the joints
  • Keep high-pressure jets off the joints

Do not paint over the new sealant unless we’ve said the product is paintable. Many exterior sealants aren’t designed to be painted.

A joint that has stopped moving pushes the movement elsewhere, often as cracks near the joint. Resealing it early helps prevent that.

Your questions about external mastic in Greengairs

Will you come out to Greengairs?

Yes, Greengairs is covered. Our work covers the whole of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.

I let a flat near Cumbernauld station. Can you help?

Yes, landlords and agents are among the people we work for, and several properties can go on one quote. Just drop us a line at info@mrmastic.co.uk with the address and what needs doing, and we’ll send you a clear quote.

Will there be a smell?

Sometimes, a little. It fades as the sealant cures, and ventilation helps.

Can new sealant go over the old?

No, it won’t last. It can look neat for a few weeks, but the new bead soon lifts. Removing the old sealant completely is the only lasting way.

Can you seal joints between render and window frames?

Yes. Joints between dissimilar materials are a big part of external work. We use a flexible sealant suited to both surfaces with primer where required.

Is it OK to fill a movement joint with cement?

No, not if it’s a movement joint. Filling it with mortar defeats its purpose and can lead to cracking. We will reseal it with a flexible sealant.

Are you ARBOMaster approved?

Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we are part of it.

How often do external joints need resealing?

That varies with the weather the wall faces, how much it moves and the sealant used. Sealant is a maintenance item, so check the joints once a year and renew it when it starts to fail.

External mastic in Greengairs: local notes

Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and sound outside sealant is part of that. Plenty of Scottish homes have harled walls, and where harling meets frames, pipes and other materials, the joint needs a flexible sealant that grips a rough surface.
