External & façade joints in Cranhill, Glasgow
External mastic for Cranhill, by sealant specialists with 20+ years’ experience. Rated 4.9 on Google from 180+ five-star reviews.
- Water getting into walls through failed joints
- Weeds or debris growing in open joints
- Leaking joints around cladding and façade panels
External mastic in Cranhill, done properly
Joints between dissimilar materials, like brick against render or concrete against a steel frame, see movement from both sides. A flexible exterior sealant takes up that movement where a rigid filler would soon crack. If you have weeds or debris growing in open joints and panel joints letting water in, we can put it right, on façade panels, brickwork movement joints and copings & trims alike.
On a four-storey tenement, gutter joints are a long way from the street, so a leaking joint can run down the stone for months before anyone notices. For a building in Cranhill, access is planned first, and shared parts may need the other owners to agree.
Every job comes with a 12-month guarantee, wherever you are in Glasgow.

Cranhill questions
I let a flat near Carntyne station. Can you help?
Yes, landlords and agents are among the people we work for, and several properties can be quoted together. You can send an email to info@mrmastic.co.uk with the details for a clear quote.
Is Cranhill in your area for external mastic?
Yes. We work across all of Scotland, and Cranhill is part of that. Just drop us a line at info@mrmastic.co.uk with a few details of the job.
Do I have to be there?
That depends on where the joints are. For work indoors, someone needs to let us in, while outside work can sometimes be arranged differently.
Can you seal over the old sealant?
No. The old sealant always comes out first, so the new joint bonds to clean surfaces.
How often do external joints need resealing?
It depends on the exposure, the movement and the product. Sealant is a maintenance item, so check the joints once a year.
Will you leave a mess?
Not at all. We work neatly, protect the area around the joints and tidy up afterwards.
Why is there a gap in my brick wall?
Most straight vertical gaps in brickwork are movement joints. It gives the wall room to move and needs a flexible seal, not mortar.
Will the old sealant be removed?
Yes. All of the old material is cut out and the joint cleaned before resealing.
Cranhill buildings and the weather
Historic houses like Provand's Lordship (about 2.6 miles west) are a reminder that the area around Cranhill has older buildings as well as new. In older buildings, older walls and rooflines need a sealant that moves with them and suits the material. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that.
For landlords with property near Carntyne station, outside joints that have cracked can let damp into a rental, so check them between lets. If you look after a building such as St Andrew's Secondary School, movement joints, cladding joints and gutters on larger buildings need the same care as a house’s.

What the job involves on each surface
Joints between dissimilar materials
Each side of the joint may need its own preparation. We prepare both faces so the sealant bonds properly.
Cladding and façade panels
Panel systems often rely on sealant between and around the panels. We reseal them with a sealant suited to the panel material.
DIY sealant or a professional job?
What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is, then guaranteed for a year.
Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and doesn’t move well, and getting the depth right matters as much as the look.
Do you need external mastic in Cranhill?
The wrong product in a moving joint is a classic cause. A stiff, general-purpose sealant can’t cope with a joint that moves a lot, so it pulls away from the edges.
The problems people usually mention when they call are:
- Plants rooting in failed movement joints
- Damp patches traced to an open external joint
- Weathered mastic that no longer stretches
- Failed seals between different materials
Historic houses such as Provand's Lordship, about 2.6 miles west, show how far back building around Cranhill goes, and older homes nearby need a sealant that suits their walls.
What your quote should include

How the visit works
Before we leave, we go over the finished joints with you and tell you how long to leave it. The visit itself normally takes anything from a few hours to several days, depending on the building, depending on the size of the job. In a Scottish city, a lot of jobs are in tenement flats, up a common stair from a shared close. In Cranhill, it helps to know the floor, the door entry arrangements and the nearest parking.
- First, the joints are inspected and the access agreed.
- We cut out the old mastic and rake out anything in the joint.
- Joint faces are cleaned back and primed if the sealant needs it.
- We fit closed-cell backing rod to control the depth.
- We apply the sealant, tool it and check the whole run.
Getting ready for the visit
- Let us know about earlier repairs to the joints
- Let us know if you’ve seen damp or leaks
- Keep children and pets away from the work area
