External mastic in Cluny
A movement joint is a deliberate break that lets a wall expand and contract. The sealant in it has to stretch and squeeze for years, so once it splits or hardens, the joint stops working and water gets in. If you have sealant that has lost its bond to the brick or render and gaps where render, brick and frames meet, we can help, whatever the surface.
Stone walls need a stone-friendly sealant, as acetoxy products can attack some stone. Newer houses need their movement joints and roofline trims kept sound.
The work is guaranteed for twelve months. If there’s a problem with our work within the year, let us know and we will sort it.

DIY sealant or a professional job?
Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.
A DIY attempt doesn’t rule out a professional job. We cut it out and start again, so just mention it when you contact us.
Common questions in Cluny
Do you cover Cluny for external mastic?
Yes, Cluny is within the area we cover. Our work covers the whole of Scotland. You can drop us a line at info@mrmastic.co.uk and tell us what needs doing.
Can you help a landlord with a rental near Cardenden station?
Yes, rental work is part of what we do. You can email us at info@mrmastic.co.uk with the address and a few details, and we will give you a fixed price before work begins.
Can you seal over the old sealant?
No. New silicone will not bond to old silicone, and it traps any mould or water underneath. It all has to come out first.
Should I try DIY first?
That depends on the joint. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional, while a short indoor joint may be within reach.
What information do you need?
Just the basics: where it is, what you’ve noticed and how we reach it. Then email us at info@mrmastic.co.uk.
What does external mastic cost?
Every job is different, so each one gets its own quote. To get one, send an email to info@mrmastic.co.uk and tell us what needs doing and where.
Can you quote for more than one area?
Yes. Several rooms, windows or areas can go on one quote.
Should I point up the gap in my brickwork?
No. Rigid materials cannot move with the wall, so the joint stops doing its job. If it has already been filled, we can normally cut it out and reseal it.
How the job changes by surface
Cladding and façade panels
Panel systems often rely on sealant between and around the panels. We reseal them with a sealant suited to the panel material.
Joints between dissimilar materials
Wherever two materials meet, they move differently. A flexible sealant bridges the two.
Walls and rooflines in Cluny
Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that. Harled (roughcast) walls are common in Scotland, and joints where harling meets other materials need a sealant that can grip and flex.
Managing a site like Kirkcaldy High School? Then larger buildings have long runs of movement joint that eventually need resealing.

How it works
At the end, we look at the finished work together. The visit itself usually takes anything from a few hours to several days, depending on the building, depending on the size of the job. For a place like Cluny, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.
- We look at every joint and agree a colour to suit the wall.
- Failed sealant is removed back to clean, sound faces.
- Closed-cell backing rod is pushed in so the sealant bonds to two sides only.
- We prime the faces where required.
- A low-modulus exterior sealant is gunned in and tooled to a neat finish.
Before we arrive
- Let us know if you’ve seen damp or leaks
- On commercial sites, let us know about site rules
- Try not to wet indoor joints just before the visit

How to look after the new joints
How long the joints last depends on use and care. Here’s what we suggest:
- Keep water from gutters off the wall
- Act on the first splits you see
- Keep high-pressure jets off the joints
- Clear growth from the base of walls and joints
Do not paint over the new sealant unless we have said the product is paintable. Paint can crack on a flexible joint.
If you can see gaps, plants or bare sections in a joint, have it checked. Earlier resealing means a smaller job and a better result.
What we’re called out for in Cluny
Some movement joints have been pointed up with mortar, often by someone who didn’t know what it was for. With the joint locked solid, the movement turns into cracks elsewhere in the wall.
People normally contact us when they notice one of these:
- Failed sealant between panels on a façade
- Joints where the bead has come unstuck
- Rigid filler in a joint that should flex
- Failed seals between different materials
Letting a property close to Cardenden station? Then outside joints that have cracked can let damp into a rental, so check them between lets.
What your quote should include
- Who does the work, and how experienced they are
- When the joint can take water or movement
- What happens if the job turns out different
- Whether you can choose the colour
What affects the quote in Cluny
The price is agreed before any work begins. It’s based on:
- The old material and how stubborn it is
- Mould in or behind the old joints
- Whether the work is at height
- How many rooms, windows or areas are involved
The cost reflects the work involved, not a rough estimate. That is why we ask about the job first.
Asking for a quote
Photos by email are helpful but not essential. Try to tell us:
- A few photos by email, if you can
- If someone has resealed it before
- Access, such as stairs, a lift or height
- The problem you’ve noticed
Every job is quoted individually, so the first step is telling us about yours. Just email us at info@mrmastic.co.uk with the details, and pictures are welcome.
