About our commercial sealant in Cluny

Guest bathrooms are cleaned every day and used by different people every night, so sealant wears out faster than it would at home. Rooms are resealed in batches, keeping most rooms available. We are often asked to deal with split sealant around staff kitchen worktops and sinks and washrooms that need sorting before an inspection, across welfare facilities, student & care accommodation and rental portfolios.

For holiday lets, guest houses and community buildings in or near Cluny, the washrooms and kitchens need the same care as any city building, and fire-rated joints should be kept in good order.

You’re covered for a year from the day we finish. If there’s a problem with it, please email us at info@mrmastic.co.uk.

Cluny questions

Do you cover smaller places like Cluny?

Yes, Cluny is covered. We work across all of Scotland, from towns to the smallest places. Longer journeys are simply planned in advance.

Can you do commercial sealant in Cluny?

Yes, Cluny is within the area we cover. We work across all of Scotland. You can drop us a line at info@mrmastic.co.uk and let us know what needs doing.

What do you put in the joint?

Each joint gets the product that suits it. Where it moves, gets wet or faces the weather makes a difference.

Will there be a smell?

Sometimes, a little. Any smell clears as the sealant cures.

How much does commercial sealant cost in Cluny?

There’s no set price, as it depends on the job: how much there is, what’s there now, how we reach it and what it needs. We agree the price before any work begins.

Will it make a mess?

Very little: the area around the joints is protected first, and we tidy up before we go.

Do you provide RAMS?

We are fully insured, so start by telling us what your site asks for. Send over your requirements and we will confirm what we can provide.

Can new sealant go over the old?

No, it won’t last. It may look fine at first, but the new bead soon lifts. Removing the old sealant completely is the only lasting way.

Looking after it afterwards

No joint lasts for ever, but care makes a real difference. Our tips:

  • Schedule work around occupancy
  • Use mild cleaners on sealant, not bleach or abrasives
  • Leave squeegees in busy showers
  • Act on lifting sealant before it leaks

Each room is handed back with its cure time, which is normally around 24 hours. Make sure housekeeping or cleaning staff know it so nobody showers or cleans the joint too early.

Watch for the warning signs: mould, splits, peeling corners or water marks downstairs. When you see them, it’s time to plan a reseal.

When something else is needed

Honest advice matters more to us than a booking, so here’s what new sealant will not do:

  • A broken extractor fan behind the mould problem
  • Leaking pipework, valves or wastes (a plumber’s job)
  • Certifying fire stopping or building compliance

If in doubt, email us at info@mrmastic.co.uk and we will say what we think before you book.

How we quote for commercial sealant

The quote reflects the job in front of us. We take into account:

  • The product the joint needs
  • Whether old sealant or filler has to be cut out
  • How much there is to do
  • Whether there’s mould to deal with

A few things move the cost up or down: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether the work is at height. Your quote takes all of that into account.

Asking for a quote

Photos help, but a description is a good start. Please mention:

  • If someone has resealed it before
  • Where the property is
  • If it’s domestic, commercial or a hotel
  • What’s wrong with the joints now

For a quick quote, get us on the phone, or send an email if you’d rather. Tell us about the joints that need doing and we’ll explain what’s involved and give you a clear quote.

DIY versus a professional finish

If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.

Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.

Surface by surface

Office washrooms & kitchens

Staff toilets, washrooms and kitchens get constant use, so the work can be arranged for quieter times. We reseal around basins, urinals, worktops and sinks.

Hotel bathrooms

Hotel showers and baths get used and cleaned every day, so we use anti-fungal sanitary silicone and finish joints smooth for easy cleaning.

How it works

When we arrive, we start by going over the job with you, so there are no surprises. Surfaces next to the work are protected before work begins. Most jobs take anything from a few hours to several days, depending on the number of rooms. In smaller Scottish places, parking is normally less of an issue than access and distance. Tell us how to find the property and how to reach the work, and the visit is planned around that.

  1. We agree a programme with you: which rooms, in what order, at what times.
  2. Tell us what paperwork your site needs, and we confirm what we can supply before any work starts.
  3. In each room, the old bead comes out and the joint is cleaned and treated.
  4. Anti-fungal sanitary silicone goes into wet areas, with suitable sealant elsewhere.
  5. Each finished area is checked with you and given a cure time.

Before we arrive

  • Tell us about any water getting in
  • For business premises, tell us about site rules or sign-in
  • Mention any parking rules near the property

Ask for a quote

What happens if it’s left?

Replacing a whole washroom takes time, money and several trades. If the fittings are in good order, new sealant is often all it needs. We will tell you if we find anything that needs another trade. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water behind a failed seal does the most damage when nobody’s watching.

Doing several joints on one visit normally makes better use of the time than several visits. You will get one clear quote for the whole job.
