External mastic for homes and businesses in Cardenden
A movement joint is a deliberate break that lets a wall expand and contract. The sealant in it has to stretch and squeeze for years, so once it splits or hardens, the joint stops working and water gets in. We work on façade panels, joints between brick and frames and copings & trims, and people most often call us about sealant pulling away from one side of the joint and weathered mastic that no longer stretches.
Across smaller places in Scotland, stone and harled cottages, farm buildings and newer houses often stand exposed to wind and rain. Outside joints on exposed walls work hard.
You get a one-year guarantee, the same in Cardenden as everywhere else we work.

Quotes for external mastic in Cardenden
Some jobs are bigger than they look, and some smaller. What affects the quote:
- Any working-time requirements on site
- Which sealant suits the joint
- Whether there’s mould to deal with
- Access and height
Instead of a standard rate, we price the job in front of us: how many joints, what’s in them now and how we reach them. You will know the price before we begin.
What we need to know
To make quoting easier, let us know:
- Roughly how big the job is
- Whether it’s a home or a business
- Access, such as stairs, a lift or height
- If someone has resealed it before
Need a quote? Please drop us a line at info@mrmastic.co.uk and tell us about the job. We’ll explain what we’d do and give you a clear quote before work begins.
Can I do it myself?
Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.
The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions, then guaranteed for a year.
Looking after it afterwards
How long the joints last depends on use and care. Here’s what we suggest:
- Tell anyone working on the walls about the movement joints
- Never let anyone fill a movement joint with mortar
- Keep water from gutters off the wall
- Ask before painting over external sealant
Don’t paint over the new sealant unless we’ve said the product is paintable. Paint can crack on a flexible joint and spoil the finish.
Leave a failed movement joint and water keeps getting into the wall. That can lead to damp patches, staining and frost damage which cost more to put right than the joint.
Your questions about external mastic in Cardenden
Can you do external mastic in Cardenden?
Yes, Cardenden is within the area we cover. Our work covers the whole of Scotland. You can drop us a line at info@mrmastic.co.uk and let us know what needs doing.
Will you come out to Cardenden?

How long does external mastic last?
That varies with the weather the wall faces, how much it moves and the sealant used. Sealant is a maintenance item, so check the joints once a year.
How long should I leave it?
It depends on the product and the conditions. Before we leave, we will tell you the cure time.
What do you need from me for a quote?
Where the job is, what the problem is and roughly how big it is. If you can, email a few photos.
Where is Mr Mastic based?
We’re a Crawley-based firm, with over 20 years’ experience. We work across South East England, London and Scotland.
Does someone need to be in?
That depends on where the joints are. For work indoors, someone needs to let us in.
The process
Good joint work is mostly preparation, and we do not rush it. Every joint is cleaned and dried before new material goes in. In total, it generally takes a few hours to a few days, depending on the length of joint and the access. Around Cardenden, distance and access matter more than parking. Let us know how to find you and how to reach the joints.
- First we look over the joints with you, agree which to renew and talk through access.
- We cut out the failed sealant and rake out any dirt or growth.
- Both sides are cleaned back to sound material and primed if needed.
- We push in closed-cell backing rod so the sealant is the right depth and bonds to the sides only.
- A flexible exterior sealant is applied and tooled in a colour to suit the wall.
Preparing for the visit
- For business premises, tell us about site rules or sign-in
- Plan for the work area to be out of bounds to pets and children
- Where the joints are inside, avoid wetting them before we arrive
How to get a quote
The more we know about the job, the more useful the quote. Let us know the location, the problem and roughly how many joints.
Advice
Walls and rooflines in Cardenden
Plenty of Scottish homes have harled walls, and where harling meets frames, pipes and other materials, the joint needs a flexible sealant that grips a rough surface. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that.
For landlords with property near Cardenden station, outside joints that have cracked can let damp into a rental, so check them between lets.

What we are called out for in Cardenden
Sometimes a movement joint was filled with mortar or a rigid filler. The joint cannot move, so the wall cracks somewhere else instead.
It’s worth asking for a quote if you see:
- Hard, crazed mastic that has stopped moving
- Sealant that has lost its bond to the brick or render
- Panel joints letting water in
- Water getting into walls through failed joints
Schools such as Lochgelly High School are buildings too, and larger buildings have long runs of movement joint that eventually need resealing.
Before booking anyone
- Which colour the sealant will be
- How much experience the applicator has
- Which sealant they’ll use, and why
- Is VAT in the price?
What sealant work cannot fix
To be straight with you, there are a few things sealant will not fix:
- Damp from another source, such as a leaking gutter or a bridged damp-proof course
- Subsidence or other structural problems
- Cracks in the bricks or render themselves, away from the joints
If in doubt, send an email to info@mrmastic.co.uk and we will say what we think before you book.
