External mastic in Chapelhall

External mastic in Chapelhall, done properly

Movement joints let brickwork, render and cladding expand and shrink without cracking. Its sealant has to flex with the building, season after season, and when it fails, the wall takes the strain and water finds a way in. If you have movement joints with cracked, split or missing sealant and old sealant gone brittle and cracked, we can put it right.

In and around a place like Chapelhall, many buildings face open ground and take the full weather. Gutter joints and wall joints take a battering, so they need a sealant that moves with the building.

We guarantee the work for a year. If something is not right with it in that time, tell us and we will put it right.

Signs you need external mastic in Chapelhall

If plants are growing out of a joint, the sealant has generally failed or was never there. Roots and dirt hold water against the wall and speed up the damage.

Any of these means the joints need attention:

  • Plants rooting in failed movement joints
  • Joints pointed up with cement by mistake
  • Sealant that has lost its bond to the brick or render
  • Movement joints with cracked, split or missing sealant

Rented homes near Drumgelloch station change hands often, and outside joints that have cracked can let damp into a rental, so check them between lets.

How to choose a mastic man

What affects the cost of external mastic

Your quote is based on your job. We take into account:

  • The number and length of the joints
  • Whether old sealant or filler has to be cut out
  • How many rooms, windows or areas are involved
  • The type of sealant required

A failed joint rarely gets cheaper to fix by waiting, because water and mould keep working on it. If you are unsure, drop us a line at info@mrmastic.co.uk for an honest opinion and a quote.

What to tell us for a quote

Before you ask for a quote, have a think about:

  • How we’d reach the joints
  • Where the job is, and your postcode
  • If someone has resealed it before
  • The type of property

To get a quote, drop us a line at info@mrmastic.co.uk with the location and a short description of the problem. We will give you a clear quote before any work starts.

Chapelhall: your questions answered

Will you come out to Chapelhall?

Yes, we do. We work across all of Scotland, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.

Can you help a landlord with a rental near Drumgelloch station?

Yes, rental work is part of what we do. You can drop us a line at info@mrmastic.co.uk with the address and a few details, and we will give you a fixed price before work begins.

Can you seal joints between two different materials?

Yes. We cut out the old sealant, prepare both faces and reseal with a flexible exterior product. We pick a colour that works with both materials.

How long does the job take?

As a guide, most jobs take anything from a few hours to several days, depending on the building. Larger jobs naturally take longer, and we will tell you how long to expect.

Which products do you use?

Each joint gets the product that suits it. Where it moves, gets wet or faces the weather makes a difference.

Do you have insurance?

Yes. We are fully insured for every job we do.

Can you seal over the old sealant?

No, it will not last. It can look neat for a few weeks, but the new layer lifts away from the old one. Removing the old sealant completely is the only lasting way.

How do you reach high-level joints?

That depends on how high the joints are and the ground below. Low-level joints are straightforward; for higher work, tell us about the building and we’ll confirm what’s needed.

Work for landlords, hotels and businesses

We also work for property managers and facilities teams. Several sites can go on one quote.

We also work for businesses, from offices to washrooms and kitchens. For commercial premises, we can talk through working times when we quote.

What we can’t put right

To be straight with you, some problems need a different trade:

  • Subsidence or other structural problems
  • Adding movement joints to masonry that has none
  • Failed render or damaged cladding panels

If you are not sure, just email us at info@mrmastic.co.uk and we will give you a straight answer before you book.

Aftercare tips

Simple care keeps the joints in good condition. Our advice:

  • Ask before painting over external sealant
  • Check external joints each spring
  • Tell anyone working on the walls about the movement joints
  • Deal with leaking gutters that soak the joints below

Avoid pressure-washing straight into the joints. High-pressure water can lift the edges over time.

Act while the splits are small. At that stage it’s a simple cut out and reseal with no damage behind it to deal with.

Why deal with it now?

Done well, a resealed joint is a neat, straight line that suits the wall. A rushed bead with no backing looks untidy and doesn’t last. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water behind a failed seal does the most damage when nobody’s watching.

Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed. Ask us for a quote and we’ll explain what it covers.

The process

Most of a good job is in the preparation, and we do not rush it. Every joint is cleaned and dried before new material goes in. In total, it usually takes a few hours to a few days, depending on the length of joint and the access. Outdoor work around Chapelhall depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Work indoors is not affected.

  1. We start by walking round the building and agreeing the joints and the access.
  2. We cut out the old mastic and rake out anything in the joint.
  3. Joint faces are cleaned back and primed if the sealant needs it.
  4. Backing rod sized to the joint goes in to set the depth.
  5. We apply the sealant, tool it and check the whole run.

Getting ready for the visit

  • Where the joints are inside, avoid wetting them before we arrive
  • Tell us if parking is tricky
  • Tell us about access, such as stairs, a lift or high-level joints

External mastic in Chapelhall: local notes

Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that. Plenty of Scottish homes have harled walls, and where harling meets frames, pipes and other materials, the joint needs a flexible sealant that grips a rough surface.

If you look after a building such as Brannock High School, movement joints, cladding joints and gutters on larger buildings need the same care as a house’s. Homes close to St Aloysius Church include some older properties, and an extension built onto an older house moves differently, and the joint between them takes the strain.
