  • Failed sealant between panels on a façade

Trusted external mastic in Brill

External mastic for homes and businesses in Brill

Where two different materials meet, such as brick and render or blockwork and metal, they move at different rates. A flexible sealant bridges the two. We work on copings & trims, render & cladding joints and joints between brick and frames, and people most often call us about cracked joints where brick meets render or frames and sealant that has lost its bond to the brick or render.

External sealant needs dry, clean surfaces, so work around Brill is planned for dry weather. Tell us about access to all sides of the building, including outbuildings and garages.

You get a 12-month guarantee, the same in Brill as everywhere else we work.

What we cannot put right

Sealant is not the answer to every problem, and we’d rather say so up front. It won’t solve:

  • Damp from another source, such as a leaking gutter or a bridged damp-proof course
  • Adding movement joints to masonry that has none
  • Subsidence or other structural problems

Not sure which it is? You can call 0345 464 0079 or email us and we will tell you honestly before you book.

Surfaces we seal

  • Joints between brick and frames
  • Render & cladding joints
  • Brickwork movement joints
  • Copings & trims
  • Façade panels
  • Concrete & block

What happens on the day

A visit follows a simple pattern: we look at the joints together, protect the area around them, carry out the job and clear up. It generally takes a few hours for a handful of joints, longer for a whole elevation. In a small place like Brill, access is generally the main thing to plan. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. We inspect the joints and agree which need resealing and how they’ll be reached.
  2. We cut out the failed sealant and rake out any dirt or growth.
  3. Both sides are cleaned back to sound material and primed if needed.
  4. Closed-cell backing rod is fitted to set the depth and stop three-sided bonding.
  5. A flexible exterior sealant is applied and tooled in a colour to suit the wall.

Advice

Quotes for external mastic in Brill

The price is agreed before any work begins. It takes into account:

  • How much there is to do
  • Any mould that needs treating
  • How much old sealant there is and how hard it is to remove
  • Access and height

A failed joint rarely gets cheaper to fix by waiting, because water and mould keep working on it. If you are unsure, phone 0345 464 0079 or send us an email for an honest opinion and a quote.

Asking for a quote

You do not need to know the technical terms. It helps if you can tell us:

  • The type of property
  • What the problem is, such as mould, gaps, leaks or cracking
  • Where the job is, and your postcode
  • Photos by email, if that is easy

We do not publish a price list, as no two jobs are quite the same. Instead, your job gets its own clear quote. To arrange one, ring 0345 464 0079 or drop us an email.

Common questions in Brill

Do you cover smaller places like Brill?

Yes, Brill is covered. Our work covers London and the South East, and smaller places are part of that. Longer journeys are simply planned in advance.

Is Brill in your area for external mastic?

Yes, Brill is within the area we cover. Our work covers London and the South East. You can call 0345 464 0079 or send us an email and let us know what needs doing, and we’ll send you a clear quote.

Does someone need to be in?

If the work is inside, we need someone to let us in. After that, you can carry on with your day.

How do you reach high-level joints?

That depends on how high the joints are and the ground below. Low-level joints are straightforward; for higher ones, send details and we’ll confirm the access.

Can tenants book the work?

Yes, though it’s best to check with your landlord first. Landlords are often happy for the work to be arranged.

Do you have insurance?

Yes. We are fully insured for domestic and commercial work.

Are you an approved applicator?

Yes. We are approved under the ARBOMaster scheme, the approved applicator scheme for Arbo sealants.

Do you take out the old sealant first?

Yes, every time. New sealant won’t bond properly to old, so any old material comes out before anything new goes in.

DIY sealant or a professional job?

A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.

Do you need external mastic in Brill?

Sunlight, wet weather and frost wear exterior sealant down. In time it goes hard, crazes on the surface and stops stretching, so the joint eventually tears or comes away from one side.

Keep an eye out for any of the following:

  • Old sealant gone brittle and cracked
  • Failed sealant between panels on a façade
  • Plants rooting in failed movement joints
  • Movement joints with cracked, split or missing sealant

Homes close to United Reformed Church include some older properties, and old and new materials meet at the roofline and walls, which is where sealant earns its keep.

Outside joints around Brill

London and the South East are among the drier parts of the UK, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast. Historic houses like Boarstall Tower (about 1.9 miles west) are a reminder that the area around Brill has older buildings as well as new. In older buildings, older brick and stone need a sealant that suits them, at the right joint depth.

Managing a site like Brill Church of England School? Then movement joints, cladding joints and gutters on larger buildings need the same care as a house’s.

What happens if it’s left?

A properly done movement joint is an even line in a colour that suits the wall. A hurried job with smeared edges and no backing looks worse and fails sooner so it’s worth doing right. Around Brill, older homes often have timber in their floors and frames, where water from a failed joint can cause rot if it’s left.

What you pay reflects the work, not guesswork. That is why we ask about the job first.

Keeping the joints in good condition

Aftercare is simple, and it makes a real difference:

  • Fix overflowing gutters above sealed joints
  • Leave the joints unpainted unless we have said otherwise
  • Clear growth from the base of walls and joints
  • Check external joints each spring

Only paint over the joint if we have confirmed the sealant can take paint. Many exterior sealants are not designed to be painted.

Leave a failed movement joint and water keeps getting into the wall. That can lead to damp patches, staining and frost damage, all bigger jobs than a reseal.
