When it is not the sealant

We won’t take on work that will not last, so here’s what sealant can’t put right:

  • Render that is blown, hollow or coming away
  • Cracking across the wall rather than at a joint
  • Walls that need new movement joints cut into them

If in doubt, phone 0345 464 0079 or send us an email and we’ll say what we think.

What we seal

  • Brickwork movement joints
  • Concrete & block
  • Copings & trims
  • Render & cladding joints
  • Joints between brick and frames
  • Façade panels

External mastic in Thame

External mastic is a job where short cuts show quickly. Overfilled joints, missing backing rod and sealant laid over old sealant all tend to fail early. We take the old material out and do it properly. Typical jobs include sealant that has lost its bond to the brick or render and failed sealant between panels on a façade, across copings & trims, concrete & block and joints between brick and frames.

Garage door frames, porches and roofline trims are all part of external work in a town like Thame. Where two materials meet, they move differently, and the sealant has to allow for it.

There’s a 12-month guarantee on every job, large or small.

Should I try it myself first?

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it does not work out, we can still put it right.

Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.

What we are called out for in Thame

Many joints fail because they were sealed too deep or with nothing behind them. Sealant bonded to three sides has nowhere to go and tears as soon as the joint widens.

These are the problems we’re asked about most:

  • Weathered mastic that no longer stretches
  • Moss and dirt in joints with no sealant left
  • Brick movement joints where the sealant has split
  • Failed seals between different materials

Schools such as Barley Hill Primary School are buildings too, and its movement joints, gutters and trims need looking after like any other building’s.

What to look for in a quote

  • What guarantee comes with the work
  • Is the old sealant removed completely?
  • How the joint is cleaned and prepared
  • Which colour the sealant will be

What the job involves on each surface

Render joints

Render has movement joints and stop beads that need sealing. They’re resealed in a sealant that suits the render.

Cladding and façade panels

Cladding and façade panels are usually separated by sealed joints. We reseal them with a sealant suited to the panel material.

Common questions in Thame

I let a flat near Haddenham & Thame Parkway station. Can you help?

Yes, landlords and agents are among the people we work for, and several properties can be quoted together. You can ring 0345 464 0079 or drop us an email with the details for a clear quote.

Is there a guarantee on external mastic in Thame?

All our work, in Thame and everywhere else, comes with a 12-month guarantee. We are also fully insured and ARBOMaster approved.

How long before the joint can be used?

Many sealants skin over quickly but take longer to cure fully. We will give you the cure time for the product we used before we leave.

What is backing rod for?

The foam is closed-cell backing rod. It keeps the sealant at the right depth and bonded to the sides only, which would stop it stretching.

Where do you work from?

We work from Crawley. Our applicators cover Thame, along with the rest of our area.

Will the old sealant be removed?

Yes. We cut out all the old sealant and clean the joint.

Do you cover Thame?

Yes, we do. Thame is part of the area we cover.

Can you match the colour of my brickwork?

Exterior sealants are made in a range of colours, from greys and browns to whites and stone shades. We choose the closest to your brick or render so the joint doesn’t draw the eye.

Outside joints around Thame

The South East is one of the drier parts of the UK, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast. Historic houses like Adwell House (about 3.9 miles south) are a reminder that the area around Thame has older buildings as well as new. Where a home is older, older walls and rooflines need a sealant that moves with them and suits the material.

Homes close to Church of St Mary include some older properties, and an extension built onto an older house moves differently, and the joint between them takes the strain. For landlords with property near Haddenham & Thame Parkway station, failed wall and movement joints let damp in, so they’re worth checking between tenancies.

How the visit works

There isn’t much for you to do on the day. Point us to the joints and we’ll get on with it. The work itself takes a few hours for a handful of joints, longer for a whole elevation from start to finish. In Thame, parking is rarely complicated, though it helps to know about driveways or restrictions, and let us know if the work is upstairs, in a flat or up high outside.

  1. First we look over the joints with you, agree which to renew and talk through access.
  2. The old mastic and anything lodged in the joint is removed.
  3. Both sides are cleaned back to sound material and primed if needed.
  4. Closed-cell backing rod is fitted to set the depth and stop three-sided bonding.
  5. A flexible exterior sealant is applied and tooled in a colour to suit the wall.

How to prepare

  • Tell us about any previous sealing or DIY attempts
  • Plan for the work area to be out of bounds to pets and children
  • Mention any parking rules near the property

  • Whether old sealant or filler has to be cut out
  • When we can work, for business premises
  • The number of rooms or windows
  • Mould in or behind the old joints

What we need to know

There’s no need for technical detail. It helps if you can tell us:

  • Whether it has been sealed before
  • Access, such as stairs, a lift or height
  • A few pictures by email, if you can

Why act early in Thame

A properly done movement joint is an even line in a colour that suits the wall. A rushed bead with no backing looks untidy and doesn’t last. Black mould and gaps in sealant do not fix themselves, and in a busy home in Thame they get worse with every use. Now is the easy time to put it right.

Rather than a set price list, we price the job in front of us: the amount of work, the old material and the access. The price is agreed before we begin.
