What we can’t put right

New sealant cannot fix everything, and we’d rather say so up front. It will not solve:

  • Cutting new joints into brickwork, which is building work rather than sealant work
  • Structural movement, which needs a surveyor or engineer
  • Rising or penetrating damp from elsewhere in the wall

If you’re not sure, just ring 0345 464 0079 or drop us an email and we will give you a straight answer.

Where we work in Bix

  • Concrete & block
  • Façade panels
  • Joints between brick and frames
  • Render & cladding joints
  • Copings & trims
  • Brickwork movement joints

External mastic for homes and businesses in Bix

Where two different materials meet, such as brick and render or blockwork and metal, they move at different rates. A flexible sealant bridges the two where mortar or filler would crack. If you have plants rooting in failed movement joints and rain getting behind render or cladding at a joint, we can put it right, whatever the surface.

Outside joints can only be sealed when they’re dry, so work in Bix is booked around the forecast. Tell us about access to all sides of the building, including outbuildings and garages.

There’s a 12-month guarantee on every job, large or small.

Leave it or put it right?

Resealing a run of joints in one go is normally better than patching one at a time. Joints of the same age tend to fail together. In a small place like Bix, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.

Homes and businesses are quoted the same way: the amount of work, the access and the products needed. Ask us for a quote and we’ll explain what it covers.

Questions from Bix

I let a flat near Henley-On-Thames station. Can you help?

Yes, rental work is part of what we do. You can phone 0345 464 0079 or email us with the address and a few details, and we’ll give you a fixed price before work begins.

Is Bix in your area for external mastic?

Yes. We work across London and the South East, and Bix is part of that. You can phone 0345 464 0079 or send us an email and let us know what needs doing.

What sealant do you use?

The product depends on the job: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. We use products from Arbo and Everbuild.

Is it OK to seal over old sealant?

No, because it fails. We remove every bit of old sealant first, so the new joint bonds to clean surfaces.

How do I get a quote for external mastic in Bix?

It depends on the job, so we quote each one individually. To get one, ring 0345 464 0079 or email us with a short description of the job.

Where are you based?

Mr Mastic is based in Crawley. Our applicators cover Bix.

Can you quote for more than one area?

Of course. Combining jobs makes good use of the visit, so mention them when you ask for a quote.

Is it messy?

Tidy work is part of the job. We protect what’s around the joints, and we clear up when we are done.

Work for landlords, hotels and businesses

If you manage several properties in or around Bix, several properties can go on one quote. Just tell us the addresses and what each one needs, and pictures by email help.

We regularly work with letting and managing agents. Send the address, what’s needed and the access arrangements.

DIY sealant or a professional job?

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.

A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

What happens on the day

Before we leave, we go over the finished joints with you and tell you how long to leave it. The visit itself usually takes anything from a few hours to several days, depending on the building, depending on the amount of work. Somewhere as small as Bix, access is often the only tricky part. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. We inspect the joints and agree which need resealing and how they’ll be reached.
  2. Old sealant and any debris are cut and raked out.
  3. Both sides are cleaned back to sound material and primed if needed.
  4. We push in closed-cell backing rod so the sealant is the right depth and bonds to the sides only.
  5. A flexible exterior sealant is applied and tooled in a colour to suit the wall.

Preparing for the visit

  • Clear the area around the work
  • Keep pets and children clear of the area while we work
  • Tell us about any previous sealing or DIY attempts

We quote each job on its own, so start by telling us what you need. Just call 0345 464 0079 or drop us an email with the details and send photos if you have them.

Do you need external mastic in Bix?

Sometimes a movement joint was filled with mortar or a rigid filler, often by someone who didn’t know what it was for. With the joint locked solid, the movement turns into cracks elsewhere in the wall.

Any of these means the joints need attention:

  • Joints where the bead has come unstuck
  • Cracked joints where brick meets render or frames
  • Weathered mastic that no longer stretches
  • Water getting into walls through failed joints

If you let a flat or house near Henley-On-Thames station, outside joints that have cracked can let damp into a rental, so check them between lets.

Questions to ask before you book

  • When the joint can take water or movement
  • Whether they seal over old material or remove it
  • How much experience the applicator has
  • What happens if they find a problem under the old sealant

Our hiring checklist

Surface by surface

Brickwork movement joints

Brick moves with heat and moisture, and grows a little over time. The movement joint takes that up, so the sealant in it must stay soft and stretchy.

Render joints

Render is weaker at the surface than brick, so a low-modulus sealant is kinder to the joint edges. We prime where the product needs it.

Walls and rooflines in Bix

Compared with the north and west, the South East gets less rain, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind. With historic houses such as Greys Court (about 1.3 miles south) nearby, there’s older building stock in the area around Bix as well as newer homes. Where a home is older, older brick and stone need a sealant that suits them, at the right joint depth.

In the older streets around Church of St James, an extension built onto an older house moves differently, and the joint between them takes the strain.
