Bathroom resealing for homes and businesses in Bix
The bead of silicone around a bath, tray or worktop is what keeps water out of the gaps. When it splits, shrinks or turns black, water gets behind it and into the wall or floor. Every trace of the old sealant is taken out and replaced with anti-fungal sanitary silicone. Typical jobs include water getting behind the kitchen upstand and leaking joints on a shower screen, on sinks & splashbacks, wet rooms and basins & vanity units.
Around Bix, it’s houses and cottages rather than flats, some with bathrooms tucked into older rooms or extensions. Sealant and grout wear out here just as they do anywhere: old material cut out, joints cleaned and a fresh finish laid.

Your questions about bathroom resealing in Bix
I let a flat near Henley-On-Thames station. Can you help?
Yes. We work for landlords and agents as well as householders, and several properties can be quoted together. You can ring 0345 464 0079 or drop us an email with the details for a clear quote.
Do you cover Bix for bathroom resealing?
Yes. Our work covers London and the South East, and Bix is part of that. You can phone 0345 464 0079 or send us an email and let us know what needs doing.
Can I add another job to the visit?
Yes, we can. Several rooms, windows or areas can go on one quote.
Do you reseal kitchen worktops and sinks too?
Yes. Kitchen joints get extra degreasing before the new bead goes on, then we reseal in a colour to suit.
Do I need to be at home?
For indoor joints, yes, someone needs to let us in. Once we’ve agreed the job, you do not need to watch us work.
What information do you need?
Only a few details: the address or postcode, what’s wrong and any access issues. After that, simply phone 0345 464 0079 or send us an email.
Will you leave a mess?
Very little: the area around the joints is protected first, and we clear up the old sealant and our materials before we leave.
Do you hold any approvals?
Yes. We are an ARBOMaster approved applicator, which is run for the Arbo sealant brand.
The process
The work is kept neat and contained to the joints we are treating, so you can carry on as normal. The job normally takes two to three hours for a typical bath, depending on how much old sealant there is, and we explain the cure time before we leave. In a small place like Bix, access is generally the main thing to plan. For outside work, also let us know about exposed walls and any outbuildings involved.
- We start by protecting the area and stripping out the old bead.
- Next, the joint is cleaned and any mould is treated.
- Once it’s dry, any bath is filled so the bead is laid with it at its heaviest.
- We apply anti-fungal sanitary silicone in one even bead and tool it neatly.
- We clear away and tell you when it can get wet, generally after around 24 hours.
Before we arrive
- Clear the area around the work
- Try not to wet indoor joints just before the visit
- Tell us about any previous sealing or DIY attempts

Aftercare tips
So the new joints stay in good condition:
- Let new sealant cure fully before it gets wet
- Use gentle cleaners on the silicone
- Keep bottles off the sealant line
- Open a window or run the fan so the room dries
Keep bottles and razors off the sealant line, because they trap water against the silicone. A quick squeegee after showering keeps water from sitting on the joint.
Mould that starts as a few spots spreads through the bead. Once it’s deep in the silicone, cleaning normally will not remove it, and nearby grout often goes the same way. Catching it early keeps it a simple reseal.
Honest limits
Before you book, it’s worth knowing the limits:
- A bath or tray that moves because it is not properly supported
- Water getting in through the grout rather than the sealant
- A cracked shower tray or bath (that needs repair or replacement)
Not sure which it is? You can ring 0345 464 0079 or email us and we will tell you honestly.

Why act early in Bix
Running new silicone over the old joint can look tidy for a few weeks, but it cannot stick to what’s underneath. Water creeps under it and mould follows. Around Bix, older homes often have timber in their floors and frames, and water through a failed joint can rot timber if it’s left.

Hard water is the norm across most of the South East, so limescale builds up on sealant, grout and fittings.
For an older house near a landmark such as Church of St James, timber floors under older bathrooms flex, so joints need a sealant that moves with them.

Common problems we fix in Bix
Black mould is behind a lot of resealing. Bathrooms without good ventilation keep the silicone damp for hours, and mould that has grown into the silicone generally won’t clean off.
The problems people generally mention when they call include:
- New sealant laid over old sealant that is now lifting
- A joint torn by a bath that flexes
- A bead that has pulled away from the tiles
- Black spots spreading through the bead
