Sand mastic for Bix homes and businesses

Questions from Bix

Do you work for landlords with property near Henley-On-Thames station?

Yes. We work for letting agents and landlords as well as householders. You can call 0345 464 0079 or send us an email with the details for a clear quote.

Will you come out to Bix?

Yes, Bix is covered. We work across London and the South East, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.

What sealant do you use?

Quality sealants from brands including Arbo and Everbuild, chosen to suit the joint. We explain the product when we quote.

What should I tell you?

The location, the problem and the rough size of the job. If you can, email a few pictures.

Is it worth trying it myself?

You can, for simple jobs. The key is preparation: remove all the old material and work on a clean, dry joint. If it does not work out, we can redo it.

Is there any odour?

Possibly a little. Any smell clears as the sealant cures.

Are you ARBOMaster approved?

Yes. We’re an ARBOMaster approved applicator, the approved applicator scheme for Arbo sealants.

How long does sand mastic take to go off?

A skin forms quite soon, but full hardening takes longer. We’ll explain what to expect before we leave.

About our sand mastic in Bix

Sand mastic skins over fairly quickly, but it takes longer to harden fully. Traditionally, sand mastic is left unpainted and we will advise if you are redecorating. If you’re dealing with modern sealant on a period surround and cracked mastic round a front door frame, we can help, whatever the surface.

Around Bix, many homes face open ground, so their windows and doors take the full weather. Exposed frames and sills lose their mastic sooner than sheltered ones.

The work is covered for a year after we finish. If there’s a problem with it, please ring 0345 464 0079 or email us.

Bix homes and the weather

With historic houses such as Greys Court (about 1.3 miles south) nearby, there’s older building stock in the area around Bix as well as newer homes. In older buildings, older frames set in brick or stone need a sealant that suits them, and sometimes that is traditional sand mastic. London and the South East are among the drier parts of the UK, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day.

In the older streets around Church of St James, the windows may be timber, sash or later replacements, and each needs the right sealant against the wall.

How the visit works

Most of a good job is in the preparation, so that’s where we spend the time. Every joint is cleaned and dried before new material goes in. In total, it usually takes a few hours for a single window, longer for several. Somewhere like Bix needs a little journey planning: let us know about lanes, gates and parking. Everything for the job comes with us, so a second trip is avoided where possible.

  1. First we agree which joints need doing.
  2. We remove the old, loose mastic.
  3. Deep gaps are packed so the mastic sits at the right depth.
  4. We apply the mastic by hand and shape it.
  5. The surface is finished to suit the stone or brick.

Getting ready for the visit

  • Mention any leaks or damp you’ve noticed
  • Mention if the joints have been sealed before
  • Tell us if parking is tricky

When to call us in Bix

Most of it is simply age. Sand mastic is a maintenance item like any pointing and how long it lasts depends on the weather it faces.

Any of these means the joints need attention:

  • Patchy fillers round a sash window
  • Old sand mastic that has cracked, crumbled or fallen out
  • Cracked mastic round a front door frame
  • Open joints round the window box

If you let a flat or house near Henley-On-Thames station, older sash windows in a rental need their mastic kept sound to keep the weather out.

What your quote should include

  • The length of the guarantee
  • Which colour the sealant will be
  • Who turns up on the day
  • Whether VAT is included

10 questions to ask before booking

Should I try it myself first?

Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and doesn’t move well, and getting the depth right matters as much as the look.

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

Aftercare tips

A little care helps the new joints last. We recommend:

  • Plan mastic work ahead of painting
  • Ask us before painting near the mastic
  • Keep sills and gutters clear so water drains away
  • Go gently near the mastic when preparing windows

Look at the mastic when you look over the windows. Small cracks are easier to deal with early.

Good mastic helps keep the frame dry. Once it fails, water can sit against the timber and timber that stays wet can rot.

Different surfaces, different methods

Tenement and terrace windows

In shared buildings, the windows may be part of a wider repair so it’s worth checking responsibilities.

Period and listed homes

A traditional finish suits a period property, and sand mastic is one of them.

What affects the cost of sand mastic

For a quick quote, just ask. What matters most is:

  • The size of the job
  • Any working-time requirements on site
  • How much old sealant there is and how hard it is to remove
  • How many areas need sealing

A few things move the cost up or down: the old material and how easily it comes out, any mould to treat, and whether we need extra access for height. Your quote takes all of that into account.

What to tell us for a quote

To make quoting easier, let us know:

  • A few photos by email, if you can
  • What’s wrong with the joints now
  • How we’d reach the joints
  • Roughly how big the job is

The more we know about the job, the more useful the quote. Let us know the location, the problem and roughly how many joints.

What we can’t put right

A few problems are outside what sealant work can do:

  • Putty and glazing repairs
  • Sashes that need overhauling
  • Masonry that needs repairing

If in doubt, ring 0345 464 0079 or send us an email and we will say what we think.
