From a single let to a portfolio, you get the same standard of work: old sealant fully removed, joints prepared properly and a 12-month guarantee.

How we handle window mastic in Bix

Homes in Bix have every kind of window: from uPVC casements to timber and aluminium, along with patio doors, French doors and sills. The sealant is chosen to suit the frame material and the wall. We work on patio & French doors, timber windows & doors and composite doors, and people most often call us about mastic that has split away from the wall and damp patches on the reveal after heavy rain.

Somewhere as small as Bix, older homes often have timber frames set in stone or brickwork. Older buildings like these don’t always suit modern silicone, so the sealant has to be chosen to suit the building.

You get a one-year guarantee, the same in Bix as everywhere else we work.

Different surfaces, different methods

Window sills

Stone and concrete sills have their own joints, including the one between the sill and the frame above. We seal those with a sealant suited to masonry.

Timber windows & doors

On period timber windows, traditional sand mastic is sometimes the better choice. We will tell you which suits your home.

What we are called out for in Bix

Some failures date back to when the windows were fitted. Sealant run over dust, wet brick or loose mortar didn’t grip properly, and it lets go sooner than it should.

People generally contact us after spotting one of these:

  • Water coming in at the bottom corners of a door
  • Old mastic that has gone black or come away
  • Mastic that has split away from the wall
  • Cracked sealant at the sill ends

If you let a flat or house near Henley-On-Thames station, cracked frame mastic tends to show up as a draught or damp complaint, so it’s worth checking between lets.

How to choose a mastic man

Keeping the joints in good condition

Joint life depends on how it’s used and looked after. We suggest:

  • Do not use solvent cleaners on the joint
  • Don’t aim a pressure washer at the joints
  • Paint up to the joint, not over it
  • Keep paint and stain on wooden frames in good order

Clean the frames with mild soapy water, and avoid solvent cleaners on the sealant.

On timber windows, water behind the joint can lead to rot. Once wood has rotted, it needs repair before it can be sealed, so early resealing is worth it.

Bix homes and the weather

The South East is one of the drier parts of the UK, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast. Historic houses like Greys Court (about 1.3 miles south) are a reminder that the area around Bix has older buildings as well as new. Where a home is older, older frames set in brick or stone need a sealant that suits them, and sometimes that’s traditional sand mastic.

If you live in an older home near Church of St James, the windows may be timber, sash or later replacements, and each needs the right sealant against the wall.

When something else is needed

Honest advice matters more to us than a booking, so here’s what sealant cannot fix:

  • A sash or casement that won’t close properly
  • Worn gaskets, brush seals or a door that has dropped
  • Rotten timber, which needs a joiner first

If you’re not sure, just phone 0345 464 0079 or drop us an email and we will give you a straight answer.

What happens on the day

Our applicators work methodically: protection first, then preparation, sealing and a tidy-up. Typically it takes anything from an hour or two to a full day, depending on how many frames there are. Somewhere as small as Bix, access is often the only tricky part. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. We check each frame and agree which ones need doing.
  2. Next the failed sealant is cut away and the joint cleaned.
  3. We fit backing rod in deep gaps so the sealant is the right depth.
  4. We apply a weatherproof sealant to match the frame and tool it neatly.
  5. Finally we tidy up and check each joint.

How to prepare

  • Plan for the work area to be out of bounds to pets and children
  • Tell us about any previous sealing or DIY attempts
  • Tell us about access, such as stairs, a lift or high-level joints

Bix: your questions answered

I let a flat near Henley-On-Thames station. Can you help?

Yes, landlords and agents are among the people we work for. Just phone 0345 464 0079 or email us with the address and what needs doing, and we’ll give you a clear price.

Will you come out to Bix?

Yes. Bix is within the area we cover, which takes in towns, villages and rural addresses. Our work covers London and the South East. Just mention lanes, gates or anything else about the route when you book.

Is there any odour?

That depends on the sealant. Some smell for a while, some hardly at all.

Can you seal over the old sealant?

No, because it fails. We remove every bit of old sealant first, so the new sealant bonds properly.

Can I do it myself?

Some simple jobs can be done by a careful DIYer. Most DIY failures come from sealing over old material, wet joints or too much sealant.

Do I need to be at home?

That depends on where the joints are. For work indoors, someone needs to let us in, while outside work can sometimes be arranged differently.

Can you work on commercial sites?

Yes. Hotels, offices and other businesses use us.

Which products do you use?

The product depends on the job: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. We use products from Arbo and Everbuild.

What affects the cost of window mastic

Some jobs are bigger than they look, and some smaller. What affects the quote:

  • How many rooms, windows or areas are involved
  • The product the joint needs
  • The amount of work
  • Whether the work is at height

Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether we need extra access for height. We take all of that into account in your quote.

Asking for a quote

The more you tell us, the more accurate the quote. When you get in contact, it helps to mention:

  • The type of property
  • A few photos by email, if you can
  • How many joints, rooms or windows are involved
  • Whether it has been sealed before

There’s no standard price list, because every job is different. Instead, your job gets its own clear quote. To get started, ring 0345 464 0079 or drop us an email.
