Leave it or put it right?

A failed shower or bath seal in a new home lets water into floors and walls that are still drying out. Dealing with it early keeps the damage away from ceilings, floors and finishes. Older cottages and farmhouses around Bix can have timber floors and frames, and water through a failed joint can rot timber if it’s left.

A few things move the cost up or down: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether the work is at height. Your quote takes all of that into account.

New build mastic in Bix

Our new-build work comes in two parts: plot mastic for developers, and putting right failed sealant for people who’ve bought a new home. Both get the same care over preparation, because that’s what rushed new-build sealant normally lacks. If you have shower seals failing in the first year or two and kitchen sealant that has pulled off the wall, we can put it right, on skirting & floors, windows & doors and show homes alike.

For a small place like Bix, the journey and access are planned in advance, and once on site, the job is the same as anywhere.

A one-year guarantee comes with the work, just as it does everywhere we cover.

Can I do it myself?

A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

A DIY attempt does not rule out a professional job. We remove it and do the joint properly, so tell us about it when you ask for a quote.

When something else is needed

To be straight with you, there are a few things sealant will not fix:

  • Deciding who is responsible under a builder’s warranty
  • Baths and trays that move too much for sealant to cope with
  • Structural cracks in walls or ceilings

If in doubt, phone 0345 464 0079 or drop us an email and we will say what we think before booking.

Bix: your questions answered

Do you work for landlords with property near Henley-On-Thames station?

Yes. We work for landlords and letting agents as well as homeowners. Just phone 0345 464 0079 or email us with the address and what needs doing, and we will give you a clear quote.

Is Bix within the area you cover?

Yes, we do. Our work covers London and the South East, from towns to the smallest places. Longer journeys are simply planned in advance.

Do you guarantee your work?

Yes: twelve months. If there’s a problem with our work in that time, tell us and we’ll put it right.

Who should fix failed sealant in a new build?

Start with the builder if you are in the snagging or warranty period. Once that’s done, or if they will not put it right, we can reseal it properly.

When is the best time to reseal in a new build?

For failed seals that let water through, the best time is now. For small cosmetic gaps, waiting until the house has settled can save doing them twice.

Can I add another job to the visit?

Yes, we can. Several rooms, windows or areas can go on one quote.

Is it worth trying it myself?

It depends on the job. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional.

How long will you be here?

Typically it takes anything from a few hours to several days, depending on the number of plots. Larger jobs naturally take longer, and we’ll tell you how long to expect.

Different surfaces, different methods

Kitchens

New-kitchen sealant is often applied in a rush. We remove it and reseal with a kitchen-suitable sealant.

Plot handovers

Send us the schedule and any sealant specification. We seal bathrooms, kitchens, frames and floors as agreed.

Signs you need new build mastic in Bix

New homes are full of moisture from plaster, screed and concrete, which takes a year or two to dry out. Drying timber shrinks and pulls joints apart and the sealant has to cope with the movement.

If you can see any of these, it’s time to have the joints looked at:

  • Sealant applied over dusty or wet surfaces
  • Worktop and upstand sealant coming away
  • Gaps opening as the house dries out and settles
  • Cracked caulk along new skirting

If you’ve bought a new home near Henley-On-Thames station, the sealant around baths, showers and frames is worth checking in the first year or two.

How it works

When we get to you, we compare the joints with what we discussed. If we find something unexpected, we talk it through with you first. After that, the work takes a few hours in a single home. Somewhere as small as Bix, access is often the only tricky part. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. We look at why each joint failed, including any movement.
  2. Old sealant is cut out and the joints cleaned.
  3. Joints are dried and primed where the product calls for it.
  4. Baths are filled with water, then the new sealant is applied.
  5. The finished joints are checked and the cure times given.

Before we arrive

  • Tell us about access, such as stairs, a lift or high-level joints
  • Tell us about any water getting in
  • For indoor joints, keep the area dry beforehand if you can

Aftercare tips

Looking after new joints is easy, and it makes a real difference:

  • Check bath and shower seals every few months as the house settles
  • Report sealant problems to your builder during the snagging period
  • Get a leaking seal dealt with straight away
  • Wipe joints with warm soapy water

Keep the bathroom ventilated, especially in the first year. Run the fan or open a window after bathing so moisture doesn’t sit on the sealant.

Report failed sealant to the builder while you’re in the snagging period. Once it ends, the repair may be down to you so report it promptly.
