External mastic in Bellsquarry: local notes

Historic houses like Howden House (about 1.7 miles north) are a reminder that the area around Bellsquarry has older buildings as well as new. Where a home is older, older brick and stone need a sealant that suits them, at the right joint depth. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and sound outside sealant is part of that.

Historic houses such as Howden House, about 1.7 miles north, show how far back building around Bellsquarry goes, and older homes nearby need a sealant that suits their walls. Managing a site like St. Margaret's Academy? Then movement joints, cladding joints and gutters on larger buildings need the same care as a house’s.

External mastic in Bellsquarry, done properly

Many failed façade joints only get noticed once there’s a stain or a damp patch inside. We inspect them, agree which need doing and reseal with a weatherproof, flexible sealant in a colour to suit. If you have movement joints filled with mortar instead of sealant and weathered mastic that no longer stretches, we can help, on façade panels, concrete & block and render & cladding joints alike.

Outside joints can only be sealed when they’re dry, so work in Bellsquarry depends on the weather, and longer journeys are planned in advance. Tell us how to reach each wall, gutter and roofline.

Every job is covered by our 12-month guarantee, wherever you are in West Lothian.

Why deal with it now?

Resealing a run of joints in one go is generally better than patching one at a time. Joints of the same age tend to fail together. Exposed walls in smaller Scottish places take a lot of wind and rain, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, any mould to treat, and whether the work is at height. Your quote takes all of that into account.

Questions from Bellsquarry

Can you help a landlord with a rental near Livingston South station?

Yes, landlords and agents are among the people we work for, and several properties can be quoted together. Just drop us a line at info@mrmastic.co.uk with the address and what needs doing, and we’ll send you a clear quote.

Is Bellsquarry within the area you cover?

Yes, we do. We work across all of Scotland, from towns to the smallest places. Longer journeys are simply planned in advance.

Can you do several jobs on one visit?

Yes, we can. Several rooms, windows or areas can go on one quote.

Do I have to be there?

It depends on the job. Inside work needs someone to give us access, while outside work can sometimes be arranged differently.

Will it make a mess?

No. The area is protected while we work and cleaned up afterwards.

What do you put in the joint?

It depends on the joint: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. Brands we use include Arbo and Everbuild.

Why is there a gap in my brick wall?

Most straight vertical gaps in brickwork are movement joints. It lets the bricks expand without cracking and needs a flexible seal, not mortar.

Do you seal joints where cladding meets other materials?

Yes. Joints between dissimilar materials are a big part of external work. The sealant is chosen to bond to both sides, primed where needed.

Different surfaces, different methods

Brickwork movement joints

Brick moves with heat and moisture, and grows a little over time. The movement joint takes that up, so its sealant has to stay flexible.

Render joints

Render has movement joints and stop beads that need sealing. They’re resealed in a sealant that suits the render.

What we do, step by step

All our tools and materials come with us in the van, so there’s nothing for you to buy. After a quick look at the joints together, we protect the area and start. Most jobs take a few hours to a few days, depending on the length of joint and the access. In smaller Scottish places, parking is generally less of an issue than access and distance. Tell us how to find the property and how to reach the work.

  1. First, the joints are inspected and the access agreed.
  2. Every bit of old sealant and any mortar or debris is cut out.
  3. Joint faces are cleaned back and primed if the sealant needs it.
  4. Backing rod sized to the joint goes in to set the depth.
  5. The exterior sealant is applied, tooled and checked along its length.

Getting ready for the visit

  • Try not to wet indoor joints just before the visit
  • Keep children and pets away from the work area
  • Mention any parking rules near the property

Advice

How to look after the new joints

Once the sealant has cured, a few habits help it last:

  • Show decorators and builders where the movement joints are
  • Never let anyone fill a movement joint with mortar
  • Deal with leaking gutters that soak the joints below
  • Check the sealant is paintable before painting near it

Follow the cure time we give you before the joint is knocked or disturbed. The surface skins over quickly, but full cure takes longer.

An open movement joint lets rain into the wall every time it pours. Over time it can mean damp inside, stained render or frost-damaged brick which cost more to put right than the joint.

When to call us in Bellsquarry

Sunlight, wet weather and frost wear exterior sealant down. Over the years it hardens, cracks on the surface and loses its give, so the joint eventually tears or comes away from one side.

People normally contact us when they notice something like this:

  • Joints pointed up with cement by mistake
  • Moss and dirt in joints with no sealant left
  • Joints with sealant missing in places
  • Failed seals between different materials

If you let a flat or house near Livingston South station, split movement joints are easy to miss on a rental until damp shows inside.

DIY sealant or a professional job?

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

If you’ve already had a go yourself, that’s fine. We cut it out and start again, so just mention it when you contact us.
