About our fire rated sealant in Bellsquarry

Ordinary silicone or decorators’ caulk in a fire-stopping gap is not a fire-rated seal. We cut out the wrong material and reseal with a fire-rated product tested for that kind of gap. If you are dealing with open holes round services passing through fire walls and open joints along the top of partitions, we can put it right.

If you look after holiday lets, a guest house or a community building in or near Bellsquarry, washroom and kitchen sealant and any fire-rated joints need the same attention as anywhere.

Our work is backed for twelve months, in Bellsquarry and everywhere else we cover.

Door frames

Behind most architraves is a gap between frame and wall. Where it’s open, we seal it to the product’s details for that gap size.

Service penetrations

Pipes, cables and ducts passing through fire-resisting walls and floors each leave a gap. We seal it with a product tested for that service and gap size.

What affects the cost of fire rated sealant

You will get a clear quote before we start. It’s based on:

  • How many areas need sealing
  • The number and length of the joints
  • The product the joint needs
  • Mould in or behind the old joints

What it costs depends on the amount of work, how much old material has to come out and how easy the joints are to reach. You will have a clear quote before any work starts, so you know where you stand.

Asking for a quote

Photos help, but a description is a good start. Try to tell us:

  • A few pictures by email, if you can
  • Where the property is
  • What the problem is, such as mould, gaps, leaks or cracking
  • Roughly how big the job is

To get a quote, send an email to info@mrmastic.co.uk with the location and a short description of the problem. You will have a clear quote before any work starts.

Bellsquarry: your questions answered

Do Scottish building rules affect fire-rated sealant work in Bellsquarry?

Scotland has its own building regulations, the Building (Scotland) Regulations, with their own technical handbooks. Whatever the rules, fire-rated sealant has to be installed to the manufacturer’s tested details, and that is how we fit it. We don’t certify buildings or do fire risk assessments; your assessor or building control can tell you what’s required.

Will you come out to Bellsquarry?

Yes. Bellsquarry is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

Is there a guarantee?

Yes. Every job comes with a 12-month guarantee.

How long does fire rated sealant take?

It depends on the size of the job, but most jobs take anything from a few hours to several days, depending on how many gaps there are. We will give you a better idea when we quote.

Should I try DIY first?

Sometimes. The key is preparation: remove all the old material and work on a clean, dry joint. If it does not work out, we can redo it.

Do you certify the fire stopping?

We do not give ratings or certificates for our work. Your specification sets the requirement, and we apply a product tested for it, recording the locations and products.

Will we have a record of what was sealed?

Yes. Every gap we seal is listed with the product used.

What information do you need?

A short description and the location, with photos by email if possible. We will ask anything else we need to know.

When to call us in Bellsquarry

Many open fire-stopping gaps are made after the building is finished. New cables, pipes and data runs go through walls and ceilings and the hole round the new service is not always sealed again.

Most people get in touch when they notice something like this:

  • Holes left by a change of layout
  • Open gaps behind door architraves
  • Fire seals that have cracked with movement
  • Fire stopping disturbed by later work

If you let a flat or house near Livingston South station, fire-rated sealant around pipes and cables through walls and floors needs making good whenever new services go through.

Questions to ask before you book

  • Which sealant they’ll use, and why
  • What the quote includes, VAT included or not
  • Whether all the old sealant comes out first
  • How the colour is chosen

What happens on the day

Good joint work is mostly preparation, and we don’t rush it. Every joint is cleaned and dried before new material goes in. In total, it generally takes a few hours for a handful of gaps, and longer for a whole building. In smaller Scottish places, parking is usually less of an issue than access and distance. Let us know how to find you and how to reach the joints, and the visit is planned around that.

  1. First we work through your list or survey, measuring each gap and checking what it’s formed in.
  2. Old or unsuitable sealant is cut out and the gap cleaned.
  3. Where the tested detail needs backing or fill, we fit it.
  4. The sealant goes in to the depth its detail sets, then it’s tooled off.
  5. Locations and products are noted so you have them on file.

Preparing for the visit

  • Tell us if parking is tricky
  • Let us know about earlier repairs to the joints
  • Mention any leaks or damp you’ve noticed

How to look after the new joints

How long the joints last depends on use and care. Here’s what we suggest:

  • Tell trades working in the building that fire seals must be put back
  • Check whether a sealant can be painted before decorating over it
  • File the fire-stopping record where your assessor can find it
  • Get damaged fire seals looked at promptly

Let contractors know where fire stopping has been done, and ask them to reseal anything they cut through. A lot of damaged fire stopping comes from later work.

Any job that breaks through a wall or ceiling should include resealing. Catching it then saves a separate visit later.

Can I do it myself?

The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.

Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.

When it isn’t the sealant

It helps to know what we can’t do:

  • Problems with the door itself rather than the gap around the frame
  • Walls or floors that weren’t built to resist fire
  • Openings too large for sealant, which need batts, boards or another system

If in doubt, drop us a line at info@mrmastic.co.uk and we’ll say what we think.
