Balbeggie External Mastic
Sealing brickwork movement joints, render, cladding and façade joints for homeowners, landlords and businesses in Balbeggie. Fully insured, ARBOMaster approved and guaranteed for a year.
- Joints with sealant missing in places
- Panel joints letting water in
- Gaps where render, brick and frames meet
External mastic in Balbeggie, done properly
A movement joint is only as good as its depth. Backing rod controls how deep the sealant goes and keeps it off the back of the joint, so it bonds to the two sides only and can stretch. We work on render & cladding joints, façade panels and concrete & block, and people most often call us about joints pointed up with cement by mistake and leaking joints around cladding and façade panels.
Outside joints can only be sealed when they’re dry, so work in Balbeggie depends on the weather. Let us know about access to every wall and roofline.
We stand behind the work with a one-year guarantee, so you are covered after we’ve gone.

Outside joints around Balbeggie
Harled (roughcast) walls are common in Scotland, and where harling meets frames, pipes and other materials, the joint needs a flexible sealant that grips a rough surface. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that.
Around Balbeggie, as everywhere, external mastic is only as good as the preparation behind it. Whether the job is in Balbeggie itself or nearby, the right material for each joint matters as much as a neat finish.

Honest limits
To be straight with you, there are a few things sealant will not fix:
- Damp from another source, such as a leaking gutter or a bridged damp-proof course
- Cracks in the bricks or render themselves, away from the joints
- Cutting new joints into brickwork, which is building work rather than sealant work
Not sure which it is? You can email us at info@mrmastic.co.uk and we’ll tell you honestly.
Surfaces we seal
- Render & cladding joints
- Copings & trims
- Brickwork movement joints
- Façade panels
- Joints between brick and frames
- Concrete & block
Should I try it myself first?
The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.
Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.
What we do, step by step
When we get to you, we compare the joints with what we discussed. If anything is different, we explain it before carrying on. Most jobs then take a few hours for a handful of joints, longer for a whole elevation. Outside jobs in Balbeggie need a dry day, because sealant will not bond to a wet joint, so an outdoor job can move if the forecast changes. Work indoors is not affected.
- We start by walking round the building and agreeing the joints and the access.
- Every bit of old sealant and any mortar or debris is cut out.
- Joint faces are cleaned back and primed if the sealant needs it.
- We fit closed-cell backing rod to control the depth.
- We apply the sealant, tool it and check the whole run.
Before we arrive
- Clear items away from the joints we’re working on
- Let us know about earlier repairs to the joints
- Keep pets and children clear of the area while we work
Getting a quote

Your questions about external mastic in Balbeggie
Is Balbeggie within the area you cover?
Yes, we do. Our work covers the whole of Scotland, from towns to the smallest places. Longer journeys are simply planned in advance.
Is there a guarantee on external mastic in Balbeggie?
All our work, in Balbeggie and everywhere else, comes with a 12-month guarantee. We are also fully insured and ARBOMaster approved.
Do you use backing rod?
The foam is closed-cell backing rod. It stops the sealant going in too deep and bonding to three sides, which would stop it stretching.
Can I add another job to the visit?
Yes, we can. Several rooms, windows or areas can go on one quote.
Do you do commercial work?
Yes, regularly. Larger jobs can be planned room by room or area by area.
Which products do you use?
The product depends on the job: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. We use products from Arbo and Everbuild.
I’m a tenant. Can you help?
Yes, though it’s best to check with your landlord first. Landlords are often happy for the work to be arranged.
How long does external mastic last?
That varies with the weather the wall faces, how much it moves and the sealant used. Treat it as a maintenance item and look at it yearly.
Looking after it afterwards
So the new joints stay in good condition:
- Point out the joints to other trades
- Check the sealant is paintable before painting near it
- Keep movement joints as flexible joints, not mortar
- Act on the first splits you see
Look over the joints once a year, ideally after winter. Watch for splits, edges coming away or growth in the joint.
Leave a failed movement joint and water keeps getting into the wall. Over time it can mean damp inside, stained render or frost-damaged brick which cost more to put right than the joint.
Leave it or put it right?
An open joint keeps letting water into the wall with every downpour. In cold weather, frost can damage wet brick and render around the joint, so the problem grows beyond the joint itself. In an older home around Balbeggie, damp from a failed joint can get into timber and plaster.
The cost reflects the work involved, not guesswork. That’s why we ask a few questions first and give you a clear price before we start.
Why us?
- A 12-month guarantee on all work
- Any old sealant cut out fully, not covered over
- You choose the colour before work begins
- A choice of colours where the product allows
Surface by surface
Render joints
Water behind render can lead to blown patches. A sound joint keeps the render dry behind.
Cladding and façade panels
Metal and composite panels move a lot with temperature, so the joints work hard every day. The sealant is chosen with that in mind.
