External mastic in Abercorn
Short cuts in external joints show up within a season or two. Overfilled joints, missing backing rod and sealant laid over old sealant all tend to fail early. We strip the joint back and start again. We work on render & cladding joints, façade panels and concrete & block, and common reasons people get in touch are weeds or debris growing in open joints and hard, crazed mastic that has stopped moving.
Outside joints can only be sealed when they’re dry, so work in Abercorn depends on the weather. Tell us how to reach each wall, gutter and roofline.
Big or small, you get the same one-year guarantee.

What happens if it’s left?
Resealing a run of joints in one go is generally better than patching one at a time. They’ve weathered the same way. Out of town in Scotland, exposed walls take a lot of weather, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.
Homes and businesses are quoted the same way: the amount of work, how we reach it and what it needs, plus any working-time requirements on site. Ask us for a quote and we will explain what it covers.

Common questions in Abercorn
Will you come out to Abercorn?
Yes, Abercorn is covered. We work across all of Scotland, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.
Can you help a landlord with a rental near North Queensferry station?
Yes, we work for landlords and letting agents. Just send an email to info@mrmastic.co.uk and tell us about the property, and we will send you a clear quote.
Do you work at height?
Each building is different. Tell us the height, the number of joints and what’s below them and we will confirm how they can be reached safely.
Where do you work from?
We work from Crawley. We cover Abercorn and the rest of Edinburgh.
Is it OK to seal over old sealant?
No. Fresh sealant does not stick to old sealant, and it traps any mould or water underneath. We remove it all first.
Do you guarantee your work?
Yes. Every job comes with a 12-month guarantee.
Why is there a gap in my brick wall?
A movement joint is a planned break in the wall that absorbs expansion and shrinkage. It’s sealed with a flexible sealant, not mortar.
Are you fully insured?
Yes. We are fully insured for domestic and commercial work.
When to call us in Abercorn
Joints sealed without backing rod, or far too deep, rarely last. If the sealant sticks to the back as well as the sides, it can’t stretch and rips as the joint opens.
People usually contact us after spotting one of these:
- Joints with sealant missing in places
- Water getting into walls through failed joints
- Weathered mastic that no longer stretches
- Joints where the bead has come unstuck
Letting a property close to North Queensferry station? Then split movement joints are easy to miss on a rental until damp shows inside.
What to look for in a quote
- How much experience the applicator has
- Which colour the sealant will be
- Is VAT in the price?
- What happens if the job turns out different
DIY versus a professional finish
If you’re set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.
Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.
Outside joints around Abercorn
Abercorn is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That is hard on movement joints and outside wall joints, especially on the side facing the sea. Harled (roughcast) walls are common in Scotland, and joints where harling meets other materials need a sealant that can grip and flex.
In the older streets around Abercorn Church, older walls, gutters and the joints where extensions meet them need a flexible sealant. Schools such as Winchburgh Academy are buildings too, and movement joints, cladding joints and gutters on larger buildings need the same care as a house’s.

What happens on the day
Every visit runs the same way: we check the joints, protect the area around them, do the work and clear up. It usually takes anything from a few hours to several days, depending on the building. Somewhere like Abercorn may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.
- Each joint is checked and the colour of the new sealant agreed.
- We take out the old sealant until the faces are sound.
- Backing rod goes in so the sealant can stretch between the two faces.
- Primer is applied wherever the sealant needs it.
- A low-modulus exterior sealant is gunned in and tooled to a neat finish.
Preparing for the visit
- Let us know if you’ve seen damp or leaks
- Tell us about any previous sealing or DIY attempts
- For indoor joints, keep the area dry beforehand if you can

Aftercare tips
Looking after new joints is easy, and it makes a real difference:
- Show decorators and builders where the movement joints are
- Avoid pressure-washing directly into sealant joints
- Get split or bare joints resealed while the damage is small
- Keep movement joints as flexible joints, not mortar
Only paint over the joint if we have confirmed the sealant can take paint. Paint can crack on a flexible joint and spoil the finish.
If you can see gaps, plants or bare sections in a joint, have it checked. Early work is quicker and leaves a better finish.
Surface by surface
Concrete and blockwork
Blockwork and concrete shrink over time and move with the seasons. We reseal their joints with backing rod and a flexible product.
Render joints
Cracks along render joints let water in behind the coat. A sound joint keeps the render dry behind and protects the render itself.
What we cannot put right
New sealant cannot fix everything, and we’ll tell you before work begins. Sealant won’t put right:
- Failed render or damaged cladding panels
- Damp that is not coming from the joint
- Cutting new joints into brickwork, which is building work rather than sealant work
If you’re not sure, just send an email to info@mrmastic.co.uk and we’ll give you a straight answer before you book.
