Commercial sealant for homes and businesses in Southend
Commercial work is planned around the building, not the other way round. We can work room by room, floor by floor or in batches, and out-of-hours work or early starts can be arranged. We work on rental portfolios, hotel bathrooms and welfare facilities, and common reasons people get in touch are split sealant where wet room floors meet walls and split sealant around staff kitchen worktops and sinks.
London’s offices, shops, hotels, student accommodation and blocks of flats all have joints to look after, from washroom silicone to fire-rated sealant around pipes and cables passing through walls. Where a building in Southend needs to stay open, work can be planned outside normal hours.
All our work is covered by a one-year guarantee, wherever you are in Greater London.

Workplaces and buildings in Southend
London has hard water, so limescale builds up on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in. Many London buildings have tight access and loading restrictions, so out-of-hours working can be arranged where needed.
For site and facilities teams at buildings such as Elfrida Primary School, sealant in washrooms, kitchens and changing areas can be renewed around term times or opening hours. If you let a flat or house near Bellingham station, we can quote for one property or a whole portfolio of rentals.

The work is kept neat and contained to the area we’re working on. The job usually takes a morning for a small washroom, and a planned programme for bigger sites, and we explain the cure time before we leave. Parking in much of London is by permit or pay-and-display, so it helps to know what’s near you in Southend. It helps if you can point us to a visitor permit or a bay close to the door.
- The first visit is a look round the site to agree the scope.
- Working hours are agreed, including early starts or out-of-hours work where it can be arranged.
- Each area is protected and stripped of old sealant.
- Once dry, every joint is resealed and tooled.
- We let your team know the cure time for every area.

Related advice
DIY sealant or a professional job?
Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.
Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.
Landlords, agents and businesses in Southend
We also work for property managers and facilities teams. Several sites can go on one quote.
Failed sealant is one of the commonest items on a check-out report, and it’s easy to sort out between tenants. We can quote for more than one property at once.
Southend: your questions answered
Can you help a landlord with a rental near Bellingham station?
Yes. We work for landlords and agents as well as householders, and several properties can go on one quote. Just call 0345 464 0079 or email us with the address and what needs doing, and we will send you a clear quote.
Is Southend in your area for commercial sealant?
Yes, Southend is within the area we cover. We work across London and the South East. Just ring 0345 464 0079 or send us an email with a few details of the job, and we’ll give you a clear quote.
Is there any odour?
Some sealants have a smell while they cure, which fades as it sets. Ventilation helps.
Should I try DIY first?
It depends on the job. High-level, external movement and fire-rated joints are professional jobs, while a short indoor joint may be within reach.
Do you hold any approvals?
Yes. We’re approved under the ARBOMaster scheme.
How long does the job take?
As a guide, most jobs take a few hours per room, so whole buildings are phased. Larger jobs naturally take longer.
Can you work outside opening hours?
It can be arranged for many jobs. We’ll confirm the working hours with your quote.
Do you take on large, multi-room jobs?
Yes. With more than 20 years’ experience and over 2,847 projects behind us, we plan big jobs so the building keeps running.
Different surfaces, different methods
Welfare facilities
Before a health and safety visit or audit, tired sealant is easy to sort. Let us know when it needs to be done and we will plan the work and cure time around it.
Office washrooms & kitchens
Long vanity tops have joints that hold water and grime. We renew it in one tidy, continuous bead.
When to call us in Southend
Plenty of commercial bathrooms have no window at all, so if the fan is weak, steam lingers and the sealant stays damp. Mould then takes hold in the silicone.
Most people get in touch after spotting one of these:
- Whole floors of tired en suites
- Water marks on ceilings under bathrooms
- Repeated reseals that don’t last
- Worktop sealant that has shrunk and stained
For buildings such as St Dunstan, any kitchen and washrooms need the same sealant care as any other building.

Honest limits
We’ll always be straight with you, so here’s what new sealant will not do:
- Failed tanking or loose tiles behind the sealant
- A broken extractor fan behind the mould problem
- Cracked trays or baths rather than failed joints
Not sure which it is? You can call 0345 464 0079 or email us and we’ll tell you honestly before booking.

How to look after the new joints
To keep the joints looking good and working properly:
- Leave squeegees in busy showers
- Schedule work around occupancy
- Keep strong chemicals and scourers off the joints
- Pass on the cure time to whoever cleans the rooms
Each room is handed back with its cure time, which is normally around 24 hours. Make sure housekeeping or cleaning staff know it so the new sealant is not wetted or scrubbed too soon.
Watch for the warning signs: black spots in the silicone, corners lifting, staining on the ceiling below or a musty smell. When you see them, it’s time to plan a reseal.
