Glazing silicone in Southend, done properly

Many conservatory leaks come down to failed sealant at the glass-to-frame or frame-to-wall joints. We trace the leak to the joint and reseal it and tell you plainly if the cause is something else. We are often asked to deal with sealant that was laid over old silicone and failed and water getting into a conservatory at the joints, across glass-to-frame joints, rooflights and conservatory frames.

Much of London’s older housing was built with timber sash windows, some still in place and some long since replaced. Either way, the mastic between frame and brickwork is what stops draughts and rain getting in, in Southend as anywhere.

All our work is covered by our 12-month guarantee.

Landlord and commercial work in Southend

Failed sealant is one of the commonest items on a check-out report, and it’s easy to sort out between tenants. We can quote for more than one property at once.

We regularly work with letting and managing agents. Tell us the address, the job and how access works and we’ll give you a quote.

How it works

We keep the work tidy and contained to the joints we are treating, so you can get on with your day. Expect the work to take a few hours for most jobs. In a London area like Southend, the main things to plan are parking and access: let us know about parking, the floor we will be working on and any lift or shared entrance.

  1. First we agree the joints to be done.
  2. Old sealant is removed from the glass and frame.
  3. The surfaces are cleaned with a suitable solvent.
  4. New glazing silicone goes in and is finished neatly.
  5. The joints are checked before we leave.

Before we arrive

  • Tell us about access, such as stairs, a lift or high-level joints
  • On commercial sites, let us know about site rules
  • Clear the area around the work

DIY sealant or a professional job?

A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is, and the work is guaranteed for a year.

What glazing silicone looks like in Southend

In London conversions and blocks, the lease decides who is responsible for the frames, so it’s worth checking before booking. Historic houses like Kingswood House (about 2.5 miles west) are a reminder that the area around Southend has older buildings as well as new. Where a home is older, older frames set in brick or stone need a sealant that suits them, and sometimes that’s traditional sand mastic.

As a London address, Southend can be tricky for parking: tell us about permits, visitor bays or off-street space when you book. If you look after a building such as Elfrida Primary School, the mastic around its windows and doors needs looking after like any other building’s. If you live in an older home near St Dunstan, the joint between an old wall and a newer frame is usually the first place rain gets in.

Why it’s worth doing now in Southend

Glazing joints need a sealant made for the job. General-purpose sealant from a DIY shop may not suit glass or the frame, so we use neutral-cure glazing silicone. Damp from a failed joint spreads quietly in older London brickwork and timber, and once it shows in Southend, the repair is bigger than a sealant job.

Rather than a set price list, we look at what your job involves: the amount of work, the old material and the access. The price is agreed before we begin.

When something else is needed

A few problems are outside what sealant work can do:

  • Glass that needs replacing
  • Water coming through the roof rather than a sealant joint
  • A sealed unit that has misted inside

If in doubt, call 0345 464 0079 or email us and we’ll say what we think.

Joints and surfaces we work on

  • Shower screens
  • Glass-to-glass joints
  • Conservatory frames
  • Glass-to-frame joints
  • Rooflights
  • Glass balustrade bases

How to look after the new joints

No joint lasts for ever, but care makes a real difference. Our tips:

  • Do not leave a drip for the next storm
  • Don’t use a blade near the sealant
  • Keep harsh solvents off the silicone
  • Check the silicone on glass every year or so

Keep the new joints dry for as long as we advise so the silicone can set properly. After that, clean glass with a mild cleaner.

A small conservatory leak soon spreads. Water travels along the frame and into the wall so it’s best dealt with straight away.

How the job changes by surface

Glass balustrade bases

Glass balustrades sit in a channel that’s often finished with sealant. When it fails, water can sit in the channel.

Glass-to-glass joints

Silicone joins glass panels in many frameless designs. We renew it with a clear or matching glazing silicone.
