How we quote for commercial sealant
The quote reflects the job in front of us. We look at:
- The number of rooms or windows
- Which sealant suits the joint
- Whether the work is at height
- Any mould that needs treating
No two jobs are quite the same, so each one gets its own quote. Size, access and the product the joint needs all play a part, and we will explain the quote if you ask.
Asking for a quote
A few details help us give you an accurate quote. When you get in contact, it helps to mention:
- What’s wrong with the joints now
- Any previous sealing or DIY work
- Photos by email, if that’s easy
- The type of property
It all starts with a short chat. Describe the problem, the location and the size of the job. Whenever you’re ready, ring 0345 464 0079 or drop us an email.
How we handle commercial sealant in Greatness
We fit the work around your building. We can work room by room, floor by floor or in batches, and out-of-hours work or early starts can be arranged. If you are dealing with tired sealant ahead of a health and safety audit and worktop sealant that has shrunk and stained, we can help, on rental portfolios, student & care accommodation and office washrooms & kitchens alike.
Community buildings, schools and small businesses around places like Greatness have washrooms and kitchens that see a lot of use. Their sealant and fire-rated joints are as important as those in any bigger building.
We guarantee the work for a year. If something is not right with it in that time, tell us and we will put it right.

What the job involves on each surface
Retail & leisure sites
Customer washrooms are part of the impression a business makes, and clean, neat sealant makes them look cared for.
Student & care accommodation
In care settings, we agree the order and timings with staff, and staff are told when each bathroom can be used.
What happens on the day
When we get to you, we compare the joints with what we discussed. If we find something unexpected, we talk it through with you first. Most jobs then take anything from a few hours to several days, depending on the number of rooms. A visit to Greatness is planned like any other: the time, the access and where to park are agreed in advance. If the work is outside, the weather plays a part, as sealant needs a dry surface.
- The first visit is a look round the site to agree the scope.
- Working hours are agreed, including early starts or out-of-hours work where it can be arranged.
- Each area is protected and stripped of old sealant.
- Joints are dried, then resealed and tooled neatly.
- We let your team know the cure time for every area.
How to prepare
- Let us know about stairs, lifts or work at height
- Clear the area around the work
- Mention if the joints have been sealed before

What commercial sealant looks like in Greatness
Hard water is the norm across most of the South East, so limescale builds up on sealant, grout and fittings.
If you let a flat or house near Bat & Ball station, sealant work can be quoted for a single flat or a whole portfolio. Community buildings like St John the Baptist are part of the picture too: its kitchen and washroom sealant needs looking after like anywhere else. Schools such as St John's Church of England Primary School are buildings too, and busy washrooms and kitchens can be resealed in phases so they stay open.
Greatness is about 1 mile north-east of Sevenoaks, in Kent. From the centre of Greatness to the outskirts, commercial sealant is available for homes and businesses alike. We cover 922 towns and villages across Kent, from the larger towns to small villages. London is on our list too, around 19 miles away.
Work in TN13, TN14 and TN15 is quoted and booked the same way as anywhere else. You will find streets such as Seal Road, Mill Lane and Sandy Lane, all of which we cover. We also cover Seal (1 mile east), Godden Green (2 miles south-east), Styants Bottom (3 miles east), Bitchet Green (3 miles south-east) and Stone Street (3 miles south-east). We also work in nearby towns such as Maidstone (14 miles east), Dartford (11 miles north), Royal Tunbridge Wells (11 miles south), Gravesend (12 miles north-east), Tonbridge (7 miles south-east) and Northfleet (12 miles north-east).

Greatness: your questions answered
Do you cover Greatness for commercial sealant?
Yes, Greatness is within the area we cover. Our work covers London and the South East. You can phone 0345 464 0079 or drop us an email and let us know what needs doing.
Do you work for landlords with property near Bat & Ball station?
Yes, we work for landlords and agents. Just phone 0345 464 0079 or drop us an email and tell us about the property, and we’ll give you a clear quote.
Can you send RAMS and insurance details for our site?
We’re fully insured, and we’ll go through your site’s requirements with you. We will confirm what we can supply when we quote.
Can I do it myself?
For a simple, easy-to-reach joint, a careful DIYer can do a reasonable job. Most DIY failures come from sealing over old material, wet joints or too much sealant.
Will there be a smell?
Some sealants have a smell while they cure, which fades as it sets. Ventilation helps.
Do you hold any approvals?
Yes. We’re an ARBOMaster approved applicator.
How long do rooms need to be out of use?
Plan for around 24 hours, or the cure time we give for that area. A room-by-room programme keeps only a few rooms out at once.
Do you remove the old sealant?
Yes. Sealing over old sealant is the main reason resealing fails early, and it’s something we never do.
What sealant work can’t fix
We’d rather tell you now than do work that won’t last, so these are the limits:
- Faulty shower valves and leaking traps
- Extraction that is not working, which needs an electrician or ventilation contractor
- Failed tanking or loose tiles behind the sealant
If you’re not sure, just phone 0345 464 0079 or send us an email and we will give you a straight answer.

How to look after the new joints
Simple care keeps the joints in good condition. Our advice:
- Put a squeegee in each shower
- Add sealant to your planned maintenance checks
- Don’t leave a failed joint until the next refurbishment
- Pass on the cure time to whoever cleans the rooms
A squeegee in each shower is a simple help: less water sits on the joints between uses.
Black sealant in a staff washroom or guest bathroom draws complaints. The longer it’s left, the deeper it grows into the silicone, so the fix is replacement.

What else we do in Greatness
Work for landlords, hotels and businesses
We regularly work with letting and managing agents. Send the address, what’s needed and the access arrangements and we will give you a quote.
Mouldy or split sealant often shows up at the end of a tenancy, and it’s quick to put right between tenancies. We can quote for more than one property at once.
Why act early in Greatness
Guests and staff judge a building by its bathrooms. Mouldy silicone looks unhygienic, however hard housekeeping work, and scrubbing will not fix it. Replacing it does. In a smaller place like Greatness, wherever a wall is exposed, a failed outside joint is a real source of damp. Inside, a split seal lets water into floors and panels just as it would anywhere.
Commercial jobs are quoted on the same basis as homes: how much there is to do, how we reach it and what it needs, plus any working-time requirements on site. Call for a quick quote and we’ll go through it with you.
