Commercial sealant in Camb, done properly

Guest bathrooms are cleaned every day and used by different people every night, so sealant wears out faster than it would at home. We work through rooms in batches, keeping most rooms available, with a cure time for each room so housekeeping know when to release it. We work on rental portfolios, hotel bathrooms and office washrooms & kitchens, and the jobs we see most are leaks from showers into rooms or ceilings below and repeated reseals that don’t last.

If you look after holiday lets, a guest house or a community building in or near Camb, washroom and kitchen sealant and any fire-rated joints need the same attention as anywhere.

There’s a 12-month guarantee on every job.

What sealant work can’t fix

We will not take on work that will not last, so here’s what sealant can’t put right:

  • Leaking pipework, valves or wastes (a plumber’s job)
  • Cracked trays or baths rather than failed joints
  • Failed tanking or loose tiles behind the sealant

Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we will tell you honestly.

What we seal

  • Student & care accommodation
  • Hotel bathrooms
  • Rental portfolios
  • Office washrooms & kitchens
  • Retail & leisure sites
  • Welfare facilities

DIY sealant or a professional job?

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it doesn’t work out, we can still put it right.

A DIY attempt does not rule out a professional job. We cut it out and start again.

How it works

The work is kept neat and contained to the area we’re working on, so you can carry on as normal. The job generally takes a few hours for a single washroom, longer for a whole building, and we explain the cure time before we leave. In smaller Scottish places, parking is generally less of an issue than access and distance. Let us know how to find you and how to reach the joints, and the visit is planned around that.

  1. We start by looking at the rooms and agreeing what’s needed.
  2. We agree when we’ll work, with early or out-of-hours slots where they can be arranged.
  3. Areas are protected and the failed sealant removed.
  4. Joints are dried, then resealed and tooled neatly.
  5. Housekeeping or site staff are told when each area can be used.

Preparing for the visit

  • Plan for the work area to be out of bounds to pets and children
  • Mention any parking rules near the property
  • Clear items away from the joints we’re working on

Landlords, agents and businesses in Camb

If you manage several properties in or around Camb, jobs at different addresses can go on one quote. Just tell us the addresses and what each one needs, and photos by email help.

Mouldy or split sealant often shows up at the end of a tenancy. We can quote for more than one property at once.

Common problems we fix in Camb

Larger buildings move, and lightweight partitions flex more than masonry. The sealant between walls, trays and fittings absorbs that strain and eventually tear.

Common reasons people contact us include:

  • Silicone laid over old silicone by a previous contractor
  • Washroom sealant that looks dirty however often it’s cleaned
  • Large numbers of bathrooms needing the same work
  • Leaking joints in shower rooms and changing areas

For buildings such as Reafirth Chapel, halls and community kitchens see heavy use, and their sealant shows it.

What to look for in a quote

  • Whether all the old sealant comes out first
  • How much experience the applicator has
  • Which colour the sealant will be
  • Which sealant they’ll use, and why

10 questions to ask before booking

Camb: your questions answered

Do you cover smaller places like Camb?

Yes, we do. Our work covers the whole of Scotland, islands included, from towns to the smallest places. Longer journeys are simply planned in advance.

What guarantee comes with commercial sealant in Camb?

Every job comes with our 12-month guarantee, wherever it is. We’re fully insured, and an ARBOMaster approved applicator.

Will you leave a mess?

No. We protect the surfaces around the joints, and we tidy up before we go.

Is there any odour?

It depends on the product. Some smell for a while, some hardly at all.

Can you send RAMS and insurance details for our site?

We are fully insured, so start by telling us what your site asks for. We’ll confirm what we can supply when we quote.

Is it OK to seal over old sealant?

No. Fresh sealant does not stick to old sealant, and anything trapped underneath, including mould and water, stays there. It all has to come out first.

Are you an approved applicator?

Yes. We’re an ARBOMaster approved applicator, the approved applicator scheme for Arbo sealants.

Do I have to be there?

If the work is inside, we need someone to let us in. After that, you can carry on with your day.

What affects the cost of commercial sealant

For a quick quote, just ask. The main things that affect it are:

  • The number and length of the joints
  • How many areas need sealing
  • Any mould that needs treating
  • The old material and how stubborn it is

A failed joint rarely gets cheaper to fix by waiting. If you are unsure, drop us a line at info@mrmastic.co.uk and we’ll give you an honest view and a quote.

Asking for a quote

Photos help, but a description is a good start. Please mention:

  • If it’s domestic, commercial or a hotel
  • If someone has resealed it before
  • Roughly how big the job is
  • Access, such as stairs, a lift or height

We quote each job on its own, so the first step is telling us about yours. Just email us at info@mrmastic.co.uk with the details.

How to look after the new joints

A little care helps the new joints last. We recommend:

  • Act on lifting sealant before it leaks
  • Include the silicone on your room checklists
  • Schedule work around occupancy
  • Report broken fans quickly

Include sealant in routine room inspections. Checking joints alongside other room checks catches failures before they leak.

It’s easier to plan a programme than to react to failures. We can fit the work around bookings, shifts and opening hours, instead of rooms closing without warning.

What commercial sealant looks like in Camb

If you run a hotel, guest house or holiday let in a coastal place like Camb, heavy use in the busy months is hard on washroom and kitchen sealant, and any building work there should leave fire-rated joints made good. Work on the islands has to be planned around ferry crossings and the weather, so the more notice, the better.

If you look after a building such as Mid Yell Junior High School, washroom and kitchen sealant can be programmed around term times or opening hours.

Camb is in the Shetland Islands. Every kind of property in Camb is covered for commercial sealant, old or new, large or small. Every job comes with our one-year guarantee. We cover 63 towns and villages across the Shetland Islands, large and small.

Our applicators cover all of the ZE2 postcode area for commercial sealant. Nearby, we also carry out commercial sealant in Mid Yell (1 mile south), Aywick (4 miles south), Houbie (7 miles east), Cullivoe (7 miles north) and Clivocast (7 miles north-east). If you’re somewhere remote, the job takes a little more planning, so mention it when you ask for a quote.
