For seaside hotels, guest houses and holiday lets around Baltasound, heavy use in the busy months is hard on washroom and kitchen sealant, and any building work there should leave fire-rated joints made good. Island jobs need planning around ferries and the weather, so the more notice, the better.
Community buildings like Kirkhoull are part of the picture too: its kitchen and washroom sealant needs looking after like anywhere else.

Different surfaces, different methods
Hotel bathrooms
We can plan around check-out and check-in times.
Rental portfolios
A sound seal protects the property as well as its appearance, especially where you rarely see the bathroom yourself.
Honest limits
Before booking, it’s worth knowing the limits:
- A shower tray, bath or basin that’s cracked or broken
- Poor ventilation that keeps bringing mould back
- Failed tanking or loose tiles behind the sealant
If in doubt, send an email to info@mrmastic.co.uk and we will say what we think.

When to call us in Baltasound
Shower trays and baths in busy buildings move more: people of all sizes, daily cleaning and constant loading. A tray that isn’t fully supported soon tears its seal.
Signs it’s time to call us include:
- Large numbers of bathrooms needing the same work
- Split sealant around staff kitchen worktops and sinks
- Rental bathrooms that need resealing between tenants
- Black, stained silicone in guest bathrooms
For site and facilities teams at buildings such as Baltasound Junior High School, sealant in washrooms, kitchens and changing areas can be renewed around term times or opening hours.

What we do, step by step
Before we leave, we go over the finished joints with you and explain the cure time. The work normally takes a morning for a small washroom, and a planned programme for bigger sites, depending on how much there is to do. Somewhere like Baltasound may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.
- We agree a programme with you: which rooms, in what order, at what times.
- Tell us what paperwork your site needs, and we confirm what we can supply before work begins.
- In each room, the old bead comes out and the joint is cleaned and treated.
- Anti-fungal sanitary silicone goes into wet areas, with suitable sealant elsewhere.
- Each finished area is checked with you and given a cure time.

Advice
DIY versus a professional finish
A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.
A DIY attempt does not rule out a professional job. We cut it out and start again, so tell us about it when you ask for a quote.
Looking after it afterwards
A little care helps the new joints last. Our advice:
- Add sealant to your planned maintenance checks
- Keep strong chemicals and scourers off the joints
- Plan resealing around quiet periods
- Note the date each area was done
Strong chemicals and scourers wear silicone out faster. Ask cleaners to use mild products and soft cloths on the sealant, with stronger products kept off the bead.
Watch for the warning signs: black spots in the silicone, corners lifting, staining on the ceiling below or a musty smell. When you see them, it’s time to plan a reseal.
