Can I do it myself?

Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.

If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

Commercial sealant in Aberargie: local notes

If you run a hotel, guest house or holiday let in a coastal place like Aberargie, heavy use in the busy months is hard on washroom and kitchen sealant, and any building work there should leave fire-rated joints made good. In Scotland, private landlords have to meet the Repairing Standard, so landlords with several properties often need sealant work across them all.

In and around Aberargie, as anywhere, good commercial sealant starts with a clean, dry, properly prepared joint. Whether the job is in Aberargie itself or nearby, the right material for each joint matters as much as a neat finish.

Why it’s worth doing now in Aberargie

Sealant is easy to forget until an audit or inspection is due. Planning the work ahead means rooms are finished and cured in time. In a place like Aberargie, small leaks are easy to put off, but water behind a failed seal does the most damage when nobody’s watching.

The cost reflects the work involved, not guesswork. That is why we ask about the job first.

Every job comes with our 12-month guarantee, wherever it is. We’re also fully insured and ARBOMaster approved.

Do you cover smaller places like Aberargie?

Yes, we do. Our work covers the whole of Scotland, from towns to the smallest places. Longer journeys are simply planned in advance.

There’s no set price, as it depends on the job: its size, the old material, access and the product needed. We agree the price before any work begins.

We’re based in Crawley, West Sussex, and we cover South East England, London and all of Scotland.

Can you do several jobs on one visit?

Yes. Just list everything you need and you’ll get one quote.

Are you ARBOMaster approved?

Yes. We’re an ARBOMaster approved applicator, which is run for the Arbo sealant brand.

When it is not the sealant

Honest advice matters more to us than a booking, so here’s what new sealant will not do:

  • Water coming from plumbing rather than sealant
  • Tiles coming off the wall
  • A shower tray, bath or basin that is cracked or broken

If in doubt, drop us a line at info@mrmastic.co.uk and we’ll say what we think.

How the visit works

A visit follows a simple pattern: we look at the joints together, mask and protect the surrounding surfaces, do the work and clear up. Most jobs take a morning for a small washroom, and a planned programme for bigger sites. Outside jobs in Aberargie need a dry day, because sealant will not bond to a wet joint, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.

  1. The first visit is a look round the site to agree the scope.
  2. Working hours are agreed, including early starts or out-of-hours work where it can be arranged.
  3. Areas are protected and the failed sealant removed.
  4. Once dry, every joint is resealed and tooled.
  5. Housekeeping or site staff are told when each area can be used.

Preparing for the visit

  • Mention any tricky access
  • Let us know about earlier repairs to the joints
  • Try not to wet indoor joints just before the visit
