What sealant work can’t fix

We’ll always be straight with you, so here’s what sealant cannot fix:

  • Cracks in the tray itself rather than the joint
  • Cracked or missing grout between tiles (that’s regrouting)
  • Leaks from a shower valve, waste or pipework (a plumber’s job)

If in doubt, call 0345 464 0079 or drop us an email and we will say what we think before you book.

Can I do it myself?

Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.

A DIY attempt does not rule out a professional job. We remove it and do the joint properly.

Landlord and commercial work in Worminghall

Landlords and letting agents in Worminghall can book us as well as homeowners. Resealing between tenancies keeps a property looking cared for.

Failed sealant is one of the commonest items on a check-out report, and it’s easy to sort out between tenants. Several properties can go on one quote.

Why deal with it now?

Bleach and mould sprays may lighten black marks for a while, but where mould is inside the silicone it usually comes back. Cutting it out and resealing with anti-fungal silicone is the fix that lasts. Where a wall is exposed, as many are in small places like Worminghall, wind-driven rain gets into any failed joint, and older walls, once damp, take a long time to dry.

Some things make a job bigger or smaller: the old material and how easily it comes out, whether mould needs treating, and whether we need extra access for height. We take all of that into account in your quote.

How the job changes by surface

Baths

Most bath leaks begin along the long edge, particularly where there’s a shower over the bath. We finish it with a single, even bead of anti-fungal silicone.

Sinks & splashbacks

Water getting under the rim of an inset sink can soak the worktop. We reseal the visible edge of the sink where it has failed.

Bathrooms and kitchens in Worminghall

Hard water is the norm across most of the South East, so limescale builds up on sealant, grout and fittings.

For site and facilities teams at buildings such as Ickford School, its toilets, changing areas and kitchens need their sealant renewed like any other building’s. In the older streets around Church of St Peter and St Paul, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.

How it works

Once we are on site, we compare the joints with what we discussed. If we find something unexpected, we talk it through with you first. Most jobs then take a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen. Somewhere as small as Worminghall, access is often the only tricky part. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. Protection goes down around the bath, shower or worktop.
  2. Old sealant is sliced away and the residue removed.
  3. We treat any mould and let the joint dry properly.
  4. Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
  5. The joint is finished neatly and we explain when it can get wet.

How to prepare

  • Keep children and pets away from the work area
  • On commercial sites, let us know about site rules
  • Clear the area around the work

How to look after the new joints

Simple care keeps the joints in good condition. Our advice:

  • Open a window or run the fan so the room dries
  • Keep an eye on the corners, where splits start
  • Wipe up water along the back of the worktop
  • Never pick at the silicone with a blade

Good ventilation does more than any cleaner. Run the extractor fan during and after a shower, so the bead dries out between uses.

Each shower pushes a little more water through a failed joint. Left alone, it soaks into the floor, the wall behind the tiles or the ceiling below. Early resealing closes the gap before damage is done.
