Bathroom resealing in Draycott

For landlords and businesses

For anyone letting property in or around Draycott, several properties can go on one quote. Just tell us the addresses and what each one needs.

Whether it’s one flat or a portfolio, the work is the same standard: the old material taken out, careful preparation and a 12-month guarantee.

Bathroom resealing in Draycott, done properly

Before a bath is sealed, it’s filled with water. A full bath sits slightly lower than an empty one, so the new joint is not pulled apart the first time it’s used. Quick jobs often leave it out, and it makes a real difference. If you are dealing with a reseal done over the top of the old bead and shrunken sealant along the back of a worktop, we can put it right.

For a small place like Draycott, bathroom resealing is planned like any other job: it just means planning the journey and access beforehand. Once we are there, the bathroom or kitchen gets the same care as anywhere else.

All of our work is guaranteed for twelve months, in Draycott and everywhere else we cover.

What the job involves on each surface

Baths

The long joint down the side of a bath is where most leaks start, particularly where there’s a shower over the bath. We finish it with a single, even bead of anti-fungal silicone.

Kitchen worktops & upstands

Laminate worktops swell if water gets into the core. A sound joint along the back edge stops that, as long as the worktop itself is firmly fixed.

Aftercare tips

How long the joints last depends on use and care. Here’s what we suggest:

  • Open a window or run the fan so the room dries
  • Wipe the sealant dry after showering
  • Wipe up water along the back of the worktop
  • Wait for the cure time we give you

Wipe up standing water along the worktop joint. A dry joint lasts longer.

Mould that starts as a few spots spreads through the bead. Once it’s deep in the silicone, cleaning usually will not remove it, and nearby grout often goes the same way. Catching it early keeps it a simple reseal.

What affects the quote in Draycott

Jobs vary more than people expect. The main factors:

  • Access and height
  • How many areas need sealing
  • Which sealant suits the joint
  • The amount of work

Leaving a failed joint generally makes the job bigger, not smaller, as water and mould keep getting in. If you are not sure whether it needs doing, ring 0345 464 0079 or drop us an email for an honest opinion and a quote.

What we need to know

Photos help, but a description is a good start. Try to tell us:

  • What the problem is, such as mould, gaps, leaks or cracking
  • Whether it’s a home or a business
  • How many joints, rooms or windows are involved
  • Any access issues, like height or stairs

We do not publish a price list, as no two jobs are quite the same. Instead, your job gets its own clear quote. To get started, ring 0345 464 0079 or drop us an email.

Your questions about bathroom resealing in Draycott

Is bathroom resealing in Draycott guaranteed?

Every job comes with our 12-month guarantee, wherever it is. We are also fully insured and ARBOMaster approved.

Is Draycott in your area for bathroom resealing?

Yes, Draycott is within the area we cover. We work across London and the South East. You can call 0345 464 0079 or email us and let us know what needs doing, and we’ll give you a clear price.

Is white the only colour available?

White and clear are the most common choices, but other colours can be used to suit tiles and worktops. Tell us what you’d like when you get in touch.

How long before the new sealant can get wet?

After around 24 hours in most cases. You will get the exact cure time before we leave.

How much does bathroom resealing cost in Draycott?

There’s no set price, as it depends on the job: its size, the old material, access and the product needed. We agree the price before any work begins.

Can you just seal over the old silicone?

No. Fresh silicone can’t stick to the old bead, so it peels away and hides mould and water. All the old sealant comes out first.

Do you do kitchens as well as bathrooms?

Yes. The old sealant is cut out and the joint degreased, because cooking grease stops silicone sticking, then a colour-matched bead is laid.

How long does a bath or shower reseal take?

One bath or shower is around two hours’ work, including cutting out the old sealant. A full bathroom and kitchen can take most of a day.

How it works

On the day, there’s very little for you to do. Point us to the joints and we will get on with it. The job generally takes half a day or less for one room, longer when the kitchen is included. Somewhere like Draycott needs a little journey planning: let us know about lanes, gates and parking. Everything for the job comes with us, so a second trip is avoided where possible.

  1. First the area is protected and every bit of old sealant removed, including the film left on the tiles.
  2. The joint is cleaned, degreased and treated for mould.
  3. Once it’s dry, any bath is filled so the bead is laid with it at its heaviest.
  4. A single bead of anti-fungal sanitary silicone is applied and tooled smooth.
  5. Finally we tidy up and explain the cure time before we leave.

Before we arrive

  • On commercial sites, let us know about site rules
  • Keep pets and children clear of the area while we work
  • Where the joints are inside, avoid wetting them before we arrive

Advice

Can I do it myself?

The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.

A DIY attempt doesn’t rule out a professional job. We remove it and do the joint properly, so tell us about it when you ask for a quote.

What bathroom resealing looks like in Draycott

Most of the South East has hard water, which leaves limescale on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.

In the older streets around Church of St Helen, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant. If you look after a building such as Ickford School, we reseal washrooms and kitchens in schools and businesses as well as homes.

What we can’t put right

Sealant isn’t the answer to every problem, and we’d rather say so up front. It will not solve:

  • A cracked shower tray or bath (that needs repair or replacement)
  • Cracked or missing grout between tiles (that’s regrouting)
  • Loose or hollow tiles, or failed tanking behind them

If in doubt, ring 0345 464 0079 or drop us an email and we’ll say what we think.
