Bathroom resealing in Welham Green, done properly
A bead that has gone black, split or come away shouldn’t be left until there’s a leak. A photo of the joints helps when you call 0345 464 0079 or email us, and we’ll give you a clear quote before any work starts. Typical jobs include water escaping at the shower enclosure and damp behind the bath or under the tray, on kitchen worktops & upstands, wet rooms and shower trays & enclosures.
Even in a smaller place like Welham Green, bathrooms and kitchens see heavy daily use. Whether it’s a cottage bathroom or a newer en suite, the approach is the same: all the old material out, the joint cleaned and dried, then new sealant or grout.
We guarantee the work for a year. If something isn’t right with it in that time, tell us and we will put it right.

How it works
When we arrive, we look over the joints with you first. We protect the surfaces around the joints before work begins. The work usually takes a morning or an afternoon for most single baths and showers. In a smaller place like Welham Green, parking is seldom the issue; lanes, gates and long drives are worth mentioning. For outside work, side access and the height of the joints help us plan.
- We look at every joint first and check for movement or leaks.
- The old silicone is cut out completely, along with the film it leaves on the tiles.
- The joint is cleaned, degreased and treated for mould.
- When the joint is dry, and a bath has been filled with water, the new silicone goes on.
- The bead is tooled smooth and you’re told the cure time, usually around 24 hours.
Getting ready for the visit
- Mention any tricky access
- Mention if the joints have been sealed before
- Mention any parking rules near the property

Work for landlords, hotels and businesses
We work for landlords and agents as well as householders. Sealant work between tenants keeps a property looking cared for before the next move-in.
Mouldy or split sealant often shows up at the end of a tenancy, and it’s easy to sort out between tenants. Several properties can go on one quote.
Common questions in Welham Green
Do you work for hotels and guest houses in Welham Green?
Yes. Hotel and guest-house work is part of what we do. Jobs can be programmed room by room, with out-of-hours working possible to arrange.
Should the sealant in an older Welham Green home be renewed?
Generally, yes, if it’s cracked, shrunk, mouldy or coming away. New sealant will not stick to old, so the old bead has to come out completely first.
How long does a bath or shower reseal take?
Allow a morning or an afternoon for most single baths and showers. You’ll know how long to expect before we start.
How long does the new silicone need before I use the shower?
The surface skins over fairly quickly, but the bead needs longer to cure right through. Leave it around 24 hours before it gets wet, or as long as we advise for that product.
How do I get a quote for bathroom resealing in Welham Green?
The cost depends on the size of the job, access and how much old sealant has to come out. Ask us for a quote and we’ll talk you through it.
Where do you work from?
Mr Mastic is based in Crawley. Our applicators cover Welham Green, along with the rest of our area.
Are you insured?
Yes. Mr Mastic is fully insured.
Do you remove the old sealant?
Yes. Sealing over the old bead is the commonest cause of early failure, so we never do it.
Bathroom resealing in Welham Green: local notes
Welham Green has hotels and guest accommodation nearby. As well as homes, we work in hotel bathrooms, where resealing and regrouting can be done room by room. Hard water is the norm across most of the South East, which leaves limescale on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.
If you look after a building such as St Mary's Church of England Primary School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. Rented homes near Welham Green station change hands often, and mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets. If you live in an older home near Church of St Mary the Virgin, older homes can move a little, which is hard on rigid grout and tired sealant.

Different surfaces, different methods
Shower trays & enclosures
There are generally two jobs in a shower: the tray-to-wall joint and the enclosure joints. Both take water every day, so both are resealed with anti-fungal sanitary silicone.
Sinks & splashbacks
Splashbacks in glass, tile or acrylic meet the worktop in a long joint. It’s resealed in white, clear or a colour to suit.
Why act early in Welham Green
The difference in a professional reseal is mostly what you don’t see: removing all the old sealant, degreasing the joint, treating mould and drying it properly. Without that preparation, the new bead won’t last. Around Welham Green, water from a failed joint in an older home can soak into timber and plaster, which is far harder to put right than the sealant itself.
Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether we need extra access for height. We take all of that into account in your quote.

What we cannot put right
We’d rather tell you now than do work that won’t last, so these are the limits:
- A tray or bath that’s cracked through
- Damage behind the tiles that needs a tiler
- Failed grout lines across the wall
Not sure which it is? You can phone 0345 464 0079 or email us and we will tell you honestly.
What we seal
- Basins & vanity units
- Baths
- Sinks & splashbacks
- Shower trays & enclosures
- Wet rooms
- Kitchen worktops & upstands
Keeping the joints in good condition
How long the joints last depends on use and care. We suggest:
- Do not leave water standing on kitchen joints
- Use gentle cleaners on the silicone
- Keep bottles off the sealant line
- Squeegee the walls and tray after use
Good ventilation does more than any cleaner. Run the extractor fan during and after a shower, so the silicone gets a chance to dry.
Do not wait for a refit to deal with failed sealant. Like paintwork, sealant needs renewing from time to time, and renewing it as soon as it fails protects everything around it.
