Bathroom resealing across AL9: what to expect
It isn’t only bathrooms. Worktop upstands, sink edges and splashback joints get wet every single day, and water that gets into the back edge of a worktop can swell the board. We reseal them with a kitchen-suitable silicone, matched to the worktop where it’s on show. Typical jobs include water escaping at the shower enclosure and two layers of silicone, both failing, on sinks & splashbacks, baths and shower trays & enclosures.
Most of a good job is in the preparation, so that is where we spend the time. Joints are cleaned back and dried before anything new goes in. All told, the work takes two to three hours for a typical bath, depending on how much old sealant there is.
- We look at every joint first and check for movement or leaks.
- The old silicone is cut out completely, along with the film it leaves on the tiles.
- The joint is cleaned, degreased and treated for mould.
- With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
- The bead is tooled smooth and you are told the cure time, usually around 24 hours.
How we quote
A few things move the cost up or down: how much old sealant there is and how stubborn it is, any mould to treat, and whether the work is at height. Your quote takes all of that into account.

Bathrooms and kitchens across AL9
In AL9, bathroom resealing takes in flats, houses, rentals and businesses, in Hatfield, Hatfield Hyde and Welham Green and well beyond. The method is the same everywhere: old material cut out, joints cleaned and dried, and a fresh finish laid.
London and the South East are among the drier parts of the UK, but outdoor sealant still needs a dry day and clean surfaces, so outside work in AL9 is planned around the forecast.
Welham Green: Schools such as St Mary's Church of England Primary School are buildings too, and washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. In the older streets around Church of St Mary the Virgin, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.
Common problems we fix in AL9
Silicone doesn’t last for ever. Daily water, heat and cleaning products slowly wear it down, and how long it lasts comes down to use, cleaning and ventilation.
The problems people normally mention when they call include:
- A bead that has pulled away from the tiles
- A messy, uneven bead from a previous reseal
- Black spots spreading through the bead
- Failed sealant on the screen profile
Landlords, agents and businesses in AL9
We also work for businesses, from offices to washrooms and kitchens. On commercial sites, working times can be discussed when we quote.
We also work for property managers and facilities teams. We can quote a run of properties together, and we’re fully insured for the work.
Keeping the joints in good condition
Looking after new joints is easy:
- Clean with a mild bathroom cleaner and a soft cloth
- Do not let bottles sit on the bead
- Open a window or run the fan so the room dries
- Wipe the sealant dry after showering
Good ventilation does more than any cleaner. Run the extractor fan during and after a shower, so the silicone gets a chance to dry.
Worktop joints fail quietly. Water gets behind the upstand and into the edge of a laminate worktop, where it can make the board swell. Resealing before that happens protects the worktop.
Quotes for bathroom resealing in AL9
Your quote is based on your job. We look at:
- Any working-time requirements on site
- Any mould that needs treating
- Which sealant suits the joint
- How much old sealant there is and how hard it is to remove
What it costs depends on the amount of work, how much old material has to come out and access to the work. We give a clear quote before we start, so you know where you stand.
What we need to know
Before you ask for a quote, have a think about:
- Access, such as stairs, a lift or height
- If it’s domestic, commercial or a hotel
- How many joints, rooms or windows are involved
- Photos by email, if that’s easy
Getting a quote is simple: let us know what needs doing and where and its rough size. A few pictures by email make the job easier to understand, and we will take it from there.
DIY sealant or a professional job?
If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it does not work out, we can still put it right.
Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.
AL9 questions
Can you just seal over the old silicone?
No, never. A bead laid over old silicone soon starts to come away, because silicone does not bond to silicone. We remove the old bead completely before resealing.
What do you need from me for a quote?
Just the basics: the address or postcode, what’s wrong and any access issues. After that, simply ring 0345 464 0079 or send us an email.
What does bathroom resealing cost?
The cost depends on the size of the job, access and how much old sealant has to come out. Ask us for a quote.
What colours of sealant can you use?
There’s a choice: white, clear and colours to suit tiles and worktops. We’ll talk it through when we quote.
Should I try DIY first?
That depends on the joint. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional.
Do you work for hotels and businesses?
Yes. Hotels, offices and other businesses use us and we’re fully insured.
Can landlords and businesses book you?
Yes, regularly. Several properties can be quoted together.
