Bathroom resealing for homes and businesses in Thorney
Kitchens need the same care as bathrooms. The joint between worktop and wall, the edge of the sink and the bottom of the splashback all take splashes every day, and water that gets into the back edge of a worktop can swell the board. We reseal them with a kitchen-suitable silicone, matched to the worktop where it’s on show. We’re often asked to deal with gaps between the worktop and the wall and mouldy sealant that has gone black, on sinks & splashbacks, baths and kitchen worktops & upstands.
For a small place like Thorney, bathroom resealing is planned like any other job: it just means planning the journey and access beforehand. In the bathroom or kitchen, the work is the same as in any town.
You are covered for a year from the day we finish. If anything is not right with it, call 0345 464 0079 or send us an email.

The process
Once we’re on site, we compare the joints with what we discussed. If anything is different, we explain it before carrying on. Most jobs then take two to three hours for a typical bath, depending on how much old sealant there is. Somewhere like Thorney needs a little journey planning: let us know about lanes, gates and parking. Everything for the job comes with us, so a second trip is avoided where possible.
- We look at every joint first and check for movement or leaks.
- The old silicone is cut out completely, along with the film it leaves on the tiles.
- Joints are degreased and any mould is treated.
- When the joint is dry, and a bath has been filled with water, the new silicone goes on.
- We tool the bead to a neat finish and give you the cure time, usually around 24 hours.
Preparing for the visit
- Tell us about any water getting in
- Tell us about access, such as stairs, a lift or high-level joints
- Plan for the work area to be out of bounds to pets and children

What do you need from me for a quote?

Do you work for hotels and businesses?
Yes. Larger jobs can be planned room by room or area by area to suit the site.
What sealant do you use?
The product depends on the job: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. Brands we use include Arbo and Everbuild.
Should I try DIY first?
For a simple, easy-to-reach joint, a careful DIYer can do a reasonable job. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.
Can new silicone go straight over the old?
No. It’s a common reason for reseals failing. We cut out all of the old sealant, clean the joint and start again.
Will there be a smell?
It depends on the product. Some smell for a while, some hardly at all, and any smell fades as they cure.
Different surfaces, different methods
Shower trays & enclosures
A tray that rocks will split any sealant. We check for movement before we reseal, and tell you if it needs re-bedding first.
Kitchen worktops & upstands
Laminate worktops swell if water gets into the core. A continuous bead along the back keeps water out, as long as the worktop itself is firmly fixed.
Work for landlords, hotels and businesses
Failed sealant is one of the commonest items on a check-out report, and it’s easy to sort out between tenants. Several properties can be quoted together.
Businesses can book us for washrooms, kitchens, offices and more. On commercial sites, working times can be discussed when we quote.
Keeping the joints in good condition
No joint lasts for ever, but care makes a real difference. Our tips:
- Give the silicone its full cure time
- Keep scourers and sharp tools away from the bead
- Dry the bead with a towel now and then
- Don’t leave water standing on kitchen joints
Keep bottles and razors off the sealant line, as they hold water against it. Squeegeeing the walls and tray after use helps the joint dry.
Mould that starts as a few spots spreads through the bead. When it has grown right through, it rarely cleans out. Replacing the sealant early keeps the job small.
Do you need bathroom resealing in Thorney?
No sealant lasts indefinitely. Every shower, every splash and every wipe with a cleaner slowly wear it down, so its life depends on how the room is used, cleaned and aired.
If you can see any of these, it’s time to have the joints looked at:
- A joint torn by a bath that flexes
- Two layers of silicone, both failing
- Gaps between the worktop and the wall
- Black mould in the silicone that will not clean off
If you live in an older home near St. Leonard's, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.

Thorney homes and their sealant
Most of the South East has hard water, so limescale builds up on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.
If you look after a building such as St Catherine Catholic Primary School, we reseal washrooms and kitchens in schools and businesses as well as homes. Letting a property close to Iver station? Then fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay.

DIY versus a professional finish
Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.
The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.
