Windows and doors in Thorney

Historic houses like Ickenham Hall (about 4.6 miles north-east) are a reminder that the area around Thorney has older buildings as well as new. Where a home is older, older timber frames in brick or stone need a different approach from a modern uPVC window. Rainfall in the South East is lower than in much of the UK, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day.

For landlords with property near Iver station, renewing tired window mastic between tenants heads off draught and damp complaints. In the older streets around St. Leonard's, frames set in older brick or stone need a sealant that suits the wall as well as the frame.

FAQs for Thorney

Do you cover smaller places like Thorney?

Yes, Thorney is covered. Our work covers London and the South East, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Is Thorney in your area for window mastic?

Yes. We work across London and the South East, and Thorney is part of that. You can ring 0345 464 0079 or drop us an email and tell us what needs doing, and we’ll give you a clear price.

Do you work for landlords and businesses?

Yes, we do. We work in homes, commercial premises and hotels, and we are fully insured.

Can you seal over the old sealant?

No. The old sealant always comes out first, so the new joint bonds to clean surfaces.

How many windows can you do in a day?

That depends on the number of frames, how they’re reached and the state of the old mastic. We will tell you how long your job needs when we quote.

Can tenants book the work?

Yes. Check with your landlord; we can send the quote to them too.

Can you do the inside joint as well?

Yes. Plenty of draughts come through the inside joint as well as the outside, so it can be worth sealing both.

Do you guarantee window mastic?

Yes. All our work carries a 12-month guarantee, and we’re ARBOMaster approved applicators.

Different surfaces, different methods

Patio & French doors

Water at the foot of a door frame isn’t always the mastic: worn seals, blocked drainage slots or a poor threshold detail can be the cause. We check before we reseal.

Aluminium frames

Aluminium needs a sealant that bonds to coated metal, and acetoxy silicones aren’t used, as they can attack some metals. We use a neutral-cure product.

What sealant work cannot fix

We’d rather tell you now than do work that will not last, so these are the limits:

  • Penetrating damp from a failed cavity tray or render
  • Draughts through the window seals rather than the frame
  • Broken hinges, locks or handles

If in doubt, ring 0345 464 0079 or email us and we will say what we think before booking.

Surfaces we seal

  • Window sills
  • Aluminium frames
  • Timber windows & doors
  • Composite doors
  • uPVC windows
  • Patio & French doors

Aftercare tips

No joint lasts for ever, but care makes a real difference. Our tips:

  • Ventilate rooms so frames do not stay wet inside
  • Check the mastic once a year
  • Do not aim a pressure washer at the joints
  • Clear any debris from frame drain holes

Keep sill grooves and drainage slots clear, so water can run away instead of sitting against the joint.

A failed joint lets water into the wall a little at a time. Often the first sign is a damp patch inside or flaking paint on the reveal. Early resealing stops it reaching that point.

Signs you need window mastic in Thorney

Plenty of failed mastic was poorly applied in the first place. Mastic laid onto dusty, damp or crumbling surfaces never bonded as it should, and it lets go sooner than it should.

Most people get in touch after spotting one of these:

  • Black, perished sealant on frames
  • Gaps where the sill meets the wall
  • Untidy mastic left by window fitters
  • Rain getting in at the frame or under the sill

Managing a site like St Catherine Catholic Primary School? Then the mastic around its windows and doors needs looking after like any other building’s.

10 questions to ask before booking

What affects the quote in Thorney

Some jobs are bigger than they look, and some smaller. What affects the quote:

  • How many areas need sealing
  • Whether the work is at height
  • The amount of work
  • Any working-time requirements on site

Doing several joints on one visit is generally more efficient than separate visits, so tell us about everything that needs sealing. We’ll give you a clear price for the lot.

Helping us quote

Photos help, but a description is a good start. Please mention:

  • The rough size of the job
  • The type of property
  • Photos by email, if that’s easy
  • Where the property is

The more we know about the job, the more useful the quote. Let us know the location, the problem and roughly how many joints.

What happens if it’s left?

Running fresh sealant over the old joint is tempting, but it won’t grip old, dirty sealant. It soon lifts and the leak carries on behind it. The old mastic has to come out. Where a wall is exposed, as many are in small places like Thorney, wind-driven rain gets into any failed joint, and older walls, once damp, take a long time to dry.

A failed joint rarely gets cheaper to fix by waiting, as water and mould keep getting in. If you’re not sure whether it needs doing, phone 0345 464 0079 or email us and we will give you an honest view and a quote.

What we do, step by step

Good joint work is mostly preparation, so that’s where we spend the time. Every joint is cleaned and dried before new material goes in. In total, it usually takes most of a day for a typical house, less for a few frames. For a village or hamlet like Thorney, the journey is planned in advance: let us know about lanes, gates and parking. Everything for the job comes with us, so a second trip is avoided where possible.

  1. First, we go round the frames with you and agree the list.
  2. The old mastic is cut out and scraped back to clean surfaces.
  3. Where the gap is deep, backing rod goes in first.
  4. The new sealant goes on in white, brown, anthracite grey, black or clear to suit.
  5. Every joint is tooled smooth and checked before we leave.

How to prepare

  • Mention any tricky access
  • Where the joints are inside, avoid wetting them before we arrive
  • Let us know if you’ve seen damp or leaks
