The Hangers Bathroom Resealing
Bathroom resealing across The Hangers and nearby, with every bit of old sealant taken out first and a 12-month guarantee.
- A bead that has pulled away from the tiles
- A messy, uneven bead from a previous reseal
- Splits where the tray meets the wall
How we handle bathroom resealing in The Hangers
Homes in The Hangers have the same weak spots as anywhere else: bath edges, tray joints, basin backs and kitchen upstands. Each one is stripped, cleaned and dried before new silicone goes in. Typical jobs include shrunken sealant along the back of a worktop and black spots spreading through the bead, across kitchen worktops & upstands, shower trays & enclosures and sinks & splashbacks.
Being in a small place like The Hangers makes no difference to the job itself: it just means planning the journey and access beforehand. Once we’re there, the bathroom or kitchen gets the same care as anywhere else.
You get a one-year guarantee, the same in The Hangers as everywhere else we work.

Should I try it myself first?
A DIY attempt doesn’t rule out a professional job. We cut it out and start again, so just mention it when you contact us.
The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions.
Different surfaces, different methods
Basins & vanity units
Basins take less water than showers, but the joint behind them is splashed every day. Old sealant there often goes black at the corners, and we treat it exactly as we would a bath.
Baths
A bath shifts slightly every time it’s filled, so it’s filled with water before the bead goes on. The joint is then laid with the bath at its lowest point and is not torn the first time it’s used.
Common questions in The Hangers
Do you cover smaller places like The Hangers?
Yes, smaller places are covered as well as towns. We work across London and the South East. Just mention lanes, gates or anything else about the route when you book.
Can you help a landlord with a rental near Botley station?
Yes, landlords and agents are among the people we work for, and several properties can be quoted together. You can ring 0345 464 0079 or drop us an email with the details for a clear quote.
Can I add another job to the visit?
Yes. Tell us about everything you’d like done.
Are you an approved applicator?
Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we are part of it.
Is it worth trying it myself?
Sometimes. Preparation is everything: all the old sealant out, and a clean, dry joint. We can always put it right if it fails.
Is it messy?
No. The area is protected while we work and cleaned up afterwards.
How long does the new silicone need before I use the shower?
We give you the cure time before we leave, and it’s normally around 24 hours. Using it sooner can damage the bead.
Do you take out the old sealant first?
Yes, always, and completely. New silicone does not stick to old silicone, so any old material comes out before anything new goes in.
Do you need bathroom resealing in The Hangers?
Baths and trays move. An acrylic bath flexes under load, and a tray that isn’t fully bedded can rock. Over time the joint tears or pulls away from the tile.
Look out for these signs:
- Water getting behind the bath panel
- Water getting behind the kitchen upstand
- Failed sealant on the screen profile
- Black mould in the silicone that won’t clean off
If you look after a building such as Bishops Waltham Infant School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

When it is not the sealant
It helps to know what we can’t do too:
- A cracked shower tray or bath (that needs repair or replacement)
- A bath or tray that moves because it isn’t properly supported
- Water getting in through the grout rather than the sealant
If in doubt, call 0345 464 0079 or drop us an email and we’ll say what we think.
What we seal
- Kitchen worktops & upstands
- Basins & vanity units
- Baths
- Sinks & splashbacks
- Wet rooms
- Shower trays & enclosures
Looking after it afterwards
How long the joints last depends on use and care. We suggest:
- Don’t leave water standing on kitchen joints
- Keep bottles off the sealant line
- Let new sealant cure fully before it gets wet
- Keep an eye on the corners, where splits start
In a kitchen, do not let water sit along the back of the worktop and keep hot pans off the bead. The drier the joint stays, the longer it lasts.
A failed kitchen joint is easy to miss. Water gets behind the upstand and into the edge of a laminate worktop, and the board underneath can swell. Resealing before that happens protects the worktop.
How it works
Once we’re on site, we compare the joints with what we discussed. If anything is different, we explain it before carrying on. After that, the work takes around two hours for one bath or shower, longer for a whole bathroom. In a small place like The Hangers, access is generally the main thing to plan. For outside work, also let us know about exposed walls and any outbuildings involved.
- We start by protecting the area and stripping out the old bead.
- We clean and degrease the joint and treat any mould.
- We let it dry fully and fill the bath with water before sealing.
- A single bead of anti-fungal sanitary silicone is applied and tooled smooth.
- We clear away and tell you when it can get wet, normally after around 24 hours.

Leave it or put it right?
Running new silicone over the old joint can look tidy for a few weeks, but it won’t bond. Water creeps under it and mould follows. Around The Hangers, older homes often have timber in their floors and frames, and water through a failed joint can rot timber if it’s left.
Homes and businesses are quoted the same way: the amount of work, how we reach it and what it needs, plus any working-time requirements on site. Call for a quick quote and we’ll explain what it covers.
