Dean homes and their sealant

Hard water is the norm across most of the South East, which leaves limescale on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.

If you let a flat or house near Botley station, fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay. For an older house near a landmark such as Church of St Peter, walls and floors in older homes can move, and sealant and grout show it first.

About our bathroom resealing in Dean

With over 20 years in the trade, we reseal baths, showers and kitchens in homes across Dean. We’re fully insured ARBOMaster approved applicators, and the work comes with a 12-month guarantee. We’re often asked to deal with water escaping at the shower enclosure and damp behind the bath or under the tray, across wet rooms, sinks & splashbacks and shower trays & enclosures.

In a village or hamlet like Dean, homes are often older cottages and farmhouses alongside a few newer houses. Movement in older walls and floors tends to show first as cracked grout or split sealant.

A one-year guarantee comes as standard.

DIY sealant or a professional job?

The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is, and the work is guaranteed for a year.

If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it does not work out, we can still put it right.

Your questions about bathroom resealing in Dean

I let a flat near Botley station. Can you help?

Yes, rental work is part of what we do. Just phone 0345 464 0079 or email us and tell us about the property, and we will give you a clear quote.

Can you do bathroom resealing in Dean?

Yes, Dean is within the area we cover. Our work covers London and the South East. You can phone 0345 464 0079 or email us and let us know what needs doing, and we’ll send you a clear quote.

When can I use the bath or shower again?

Around 24 hours is typical, and we confirm the time for the product used. Using it sooner can damage the bead.

Do I have to be there?

If the work is inside, we need someone to let us in. Once we’ve agreed the job, you don’t need to watch us work.

Can I add another job to the visit?

Of course. Doing several areas at once is usually more efficient, so mention them when you ask for a quote.

Is it worth trying it myself?

Sometimes. The key is preparation: remove all the old material and work on a clean, dry joint. If it does not work out, we can redo it.

Do you hold any approvals?

Yes. Mr Mastic is an ARBOMaster approved applicator, and we are fully insured.

Does the resealing come with a guarantee?

Yes, for 12 months. Looking after the joint as we suggest helps it last.

For landlords and businesses

Whether it’s one flat or a portfolio, you get the same standard of work: old sealant fully removed, joints prepared properly and a 12-month guarantee.

Mouldy or split sealant often shows up at the end of a tenancy, and it’s quick to put right between tenancies. Several properties can be quoted together.

When to call us in Dean

A bath shifts a little every time it’s filled and emptied. Acrylic in particular gives slightly under the weight of water and a person, and a tray that is not fully bedded can rock. That movement works at the bead until it splits or peels away.

Any of these means the joints need attention:

  • Smears of silicone across the tiles
  • Gaps between the worktop and the wall
  • Black spots spreading through the bead
  • Leaking joints on a shower screen

Schools such as Bishops Waltham Infant School are buildings too, and its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

10 questions to ask before booking

How the job changes by surface

Wet rooms

Wet rooms rely on sound joints at floor and wall junctions. They’re resealed with anti-fungal sanitary silicone, and our work is on the visible joints only.

Kitchen worktops & upstands

Water behind a laminate worktop can make the edge swell. A continuous bead along the back keeps water out, as long as the worktop itself is firmly fixed.

Quotes for bathroom resealing in Dean

We don’t publish a price list, because no two jobs are the same. The quote depends on:

  • Working hours on commercial sites
  • The type of sealant required
  • Whether there’s mould to deal with
  • How easy the joints are to reach

No two jobs are quite the same, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all play a part.

Helping us quote

Before you ask for a quote, have a think about:

  • How we’d reach the joints
  • Roughly how big the job is
  • Photos by email, if that is easy
  • Any previous sealing or DIY work

For bathroom resealing in Dean, phone 0345 464 0079 or email us. A short description of the job and where it is helps us quote, and we will agree the price before any work begins.

What we can’t put right

A few problems are outside what sealant work can do:

  • Water coming from the plumbing rather than the joint
  • Failed grout lines across the wall
  • A tray that rocks until it’s re-bedded

Not sure which it is? You can call 0345 464 0079 or email us and we’ll tell you honestly before you book.

What we seal

  • Basins & vanity units
  • Sinks & splashbacks
  • Baths
  • Kitchen worktops & upstands
  • Shower trays & enclosures
  • Wet rooms

How it works

You do not need to clear the whole room or building before we come, just the space around the work. We protect the rest, and the work takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen in most cases. In a small place like Dean, access is usually the main thing to plan. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. We cover the area around the joints we are working on.
  2. We cut away the old sealant and clean off what’s left.
  3. We treat any mould and let the joint dry properly.
  4. Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
  5. The joint is finished neatly and we explain when it can get wet.

Before we arrive

  • Let us know about earlier repairs to the joints
  • Tell us about any water getting in
  • Mention any tricky access
