Window mastic in The Hangers, done properly

If you can feel air around a shut window, the gap is often at the frame. A new joint stops the air getting through. If the draught is through the window seals instead, we will tell you. We work on aluminium frames, window sills and timber windows & doors, and the jobs we see most are mastic that’s falling out in pieces and whistling draughts around closed windows.

Homes in small places like The Hangers often stand in the open, with little to shelter their windows from wind and rain. Exposed frames and sills lose their mastic sooner than sheltered ones.

Each job carries a 12-month guarantee, large or small.

What sealant work cannot fix

We’d rather tell you now than do work that won’t last, so here’s what sealant cannot put right:

  • A sash or casement that won’t close properly
  • Soft or decayed wood in the frame
  • Penetrating damp from a failed cavity tray or render

If in doubt, ring 0345 464 0079 or send us an email and we will say what we think.

Joints and surfaces we work on

  • uPVC windows
  • Composite doors
  • Patio & French doors
  • Aluminium frames
  • Timber windows & doors
  • Window sills

How the visit works

There’s no need to move everything out, just the space around the work. Everything nearby is protected, and the job takes anything from an hour or two to a full day, depending on how many frames there are for a typical job. Somewhere as small as The Hangers, access is often the only tricky part. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. Each frame is looked over and we agree which ones need resealing.
  2. We remove the old mastic and clean the frame edge and wall.
  3. Deep gaps get closed-cell backing rod to set the depth.
  4. The new sealant goes on in white, brown, anthracite grey, black or clear to suit.
  5. We tool each bead neatly and check every joint is closed.

Before we arrive

  • Mention any tricky access
  • Mention if the joints have been sealed before
  • Keep pets and children clear of the area while we work

Frames and glazing around The Hangers

London and the South East are among the drier parts of the UK, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast.

If you let a flat or house near Botley station, renewing tired window mastic between tenants heads off draught and damp complaints. Schools such as Bishops Waltham Infant School are buildings too, and larger buildings have plenty of frames, and the mastic around each one ages.

Work for landlords, hotels and businesses

For anyone letting property in or around The Hangers, several properties can be quoted together. Send us the addresses and the work at each, and photos by email help.

Landlords and letting agents in The Hangers can book us as well as homeowners. Resealing between tenancies is a simple way to keep a property in good order.

DIY sealant or a professional job?

The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

Common questions in The Hangers

Do you cover smaller places like The Hangers?

Yes, smaller places are covered as well as towns. We work across London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

Do you work for landlords with property near Botley station?

Yes, we work for letting agents and landlords. Just call 0345 464 0079 or email us and tell us about the property, and we will send you a clear quote.

Do I have to be there?

Access is agreed with you when the job is booked. For inside work, that normally means someone being in.

How long before the joint can be used?

Different products cure at different speeds, so please follow the time we give you when we finish.

Can you seal the gap between the frame and the plaster indoors?

Yes. Outside is the weather seal; inside closes the gap to the plaster. We can do either or both.

How much does window mastic cost in The Hangers?

The cost depends on the size of the job, access and how much old sealant has to come out. Call for a quick quote and we will talk you through it.

Is there any odour?

It depends on the product. Some smell for a while, some hardly at all.

Will you leave a mess?

No. We protect the surfaces around the joints, and we clear up the old sealant and our materials before we leave.

How we quote for window mastic

There’s no set price list. The quote depends on:

  • Any working-time requirements on site
  • The type of sealant required
  • The size of the job
  • Whether old sealant or filler has to be cut out

Homes and businesses are quoted the same way: the amount of work, how we reach it and what it needs. Call for a quick quote and we’ll go through it with you.

What we need to know

Before you ask for a quote, have a think about:

  • Whether it has been sealed before
  • Any access issues, like height or stairs
  • A few photos by email, if you can
  • If it’s domestic, commercial or a hotel

It all starts with a short chat. Describe the problem, the location and the size of the job, and we’ll talk you through what we’d do. When it suits you, call 0345 464 0079 or email us.

Why it’s worth doing now in The Hangers

Resealing frames is a short job: it takes a few hours for a few frames, or a day or more for a whole house. Leave it until water is coming in and you may need plastering and decorating as well. Around The Hangers, older homes often have timber in their floors and frames, where water from a failed joint can cause rot if it’s left.

We do not show prices on the website, because each job is priced on what it involves. For a quick quote, please phone 0345 464 0079 or email us.

Aftercare tips

So the new joints stay in good condition:

  • Do not aim a pressure washer at the joints
  • Wash the frames with mild soapy water
  • Wipe condensation off the frames
  • Make sure the drainage slots aren’t blocked

Wipe the frames with soapy water when you clean the windows, and avoid solvent cleaners on the sealant.

Draughts get worse, not better. As old mastic keeps shrinking, the gap widens, and heat escapes around the frame. Resealing closes it.
