Landlord and commercial work in Terrick

Businesses can book us for washrooms, kitchens, offices and more. On commercial sites, working times can be discussed when we quote.

In hotels, rooms out of use cost money, so the work can be planned room by room around your bookings where we can. We’ve worked in hotels as well as homes and businesses.

How we handle bathroom resealing in Terrick

Homes in Terrick have the same weak spots as anywhere else: the long edge of the bath, the base of the shower tray, the back of the basin and the line along the worktop. Every joint is cut out, cleaned and left dry before it’s resealed. Typical jobs include sealant that has split, shrunk or peeled away and a messy, uneven bead from a previous reseal, across kitchen worktops & upstands, basins & vanity units and baths.

Somewhere as small as Terrick, homes tend to be cottages, farmhouses or converted buildings, with some newer houses too. Movement in older walls and floors tends to show first as cracked grout or split sealant.

You get a 12-month guarantee, the same in Terrick as everywhere else we work.

Terrick: your questions answered

Do you cover Terrick for bathroom resealing?

Yes. Our work covers London and the South East, and Terrick is part of that. You can phone 0345 464 0079 or drop us an email and let us know what needs doing.

I let a flat near Little Kimble station. Can you help?

Yes, landlords and agents are among the people we work for, and several properties can go on one quote. Just phone 0345 464 0079 or email us with the address and what needs doing, and we’ll give you a clear quote.

Do I have to be there?

If the work is inside, we need someone to let us in. Once we have agreed the job, you don’t need to watch us work.

Can you quote for more than one area?

Yes. Tell us about everything you’d like done.

My sealant has gone black. Can you sort it?

Yes, we replace the mouldy bead. Sprays can fade the marks, but cutting it out and resealing is what lasts. Airing the room well helps stop it returning.

Do you work for hotels and businesses?

Yes, regularly. Larger jobs can be planned room by room or area by area to suit the site.

Do you take out the old sealant first?

Yes. All of the old material is cut out and the joint cleaned.

What sealant do you use?

We choose the sealant for the joint, not the other way round. Movement, water and weather all affect the choice.

Signs you need bathroom resealing in Terrick

No sealant lasts indefinitely. Daily water, heat and cleaning products take their toll over the years, and how long it lasts comes down to use, cleaning and ventilation.

If you can see any of these, it’s time to have the joints looked at:

  • Water getting behind the bath panel
  • A joint torn by a bath that flexes
  • Failed sealant on the screen profile
  • A reseal done over the top of the old bead

Schools such as John Colet School are buildings too, and its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

Before you book anyone

  • Whether they’re fully insured
  • What happens if they find a problem under the old sealant
  • How the joint is cleaned and prepared
  • Whether VAT is included

10 questions to ask before you book

Why act early in Terrick

Fresh sealant smartens a bathroom or kitchen with very little disruption, which matters if you are letting a property or selling it. A smeared, uneven DIY bead does the opposite. Older cottages and farmhouses around Terrick can have timber floors and frames, and water through a failed joint can rot timber if it’s left.

Homes and businesses are quoted the same way: the amount of work, the access and the products needed, plus any working-time requirements on site. Ask us for a quote and we’ll explain what it covers.

Why book with us

  • Anti-fungal sanitary silicone in wet areas
  • Colour picked to suit the job
  • Full insurance on every job
  • We agree the colour with you first

Surface by surface

Shower trays & enclosures

The vertical joint where a screen profile meets the wall is a common leak point. It’s resealed along with the tray joints, sealing the side the enclosure’s instructions call for.

Basins & vanity units

A vanity top has a joint along the wall and sometimes at the sides. If water gets in, the cabinet underneath can swell, so a neat, continuous bead matters.

When it isn’t the sealant

A few problems are outside what sealant work can do:

  • Loose or hollow tiles, or failed tanking behind them
  • Cracked or missing grout between tiles (that is regrouting)
  • A leaking waste, trap or valve

If in doubt, phone 0345 464 0079 or email us and we’ll say what we think.

What we seal

  • Sinks & splashbacks
  • Wet rooms
  • Kitchen worktops & upstands
  • Shower trays & enclosures
  • Basins & vanity units
  • Baths

Bathrooms and kitchens in Terrick

Hard water is the norm across most of the South East, which leaves limescale on sealant, grout and fittings.

If you let a flat or house near Little Kimble station, mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets. In the older streets around Church of St Peter and St Paul, timber floors under older bathrooms flex, so joints need a sealant that moves with them.

Aftercare tips

Joint life depends on how it’s used and looked after. We suggest:

  • Move toiletries away from the joint
  • Look for lifting corners and small gaps now and then
  • Stick to a soft cloth and a mild cleaner
  • Wait for the cure time we give you

Good ventilation does more than any cleaner. Run the extractor fan during and after a shower, so the bead dries out between uses.

A failed kitchen joint is easy to miss. Splashes run behind the back edge and soak into the worktop, where it can make the board swell. Resealing before that happens protects the worktop.

What happens on the day

There isn’t much for you to do on the day. Show us the job and we’ll take it from there. The work itself takes two to three hours for a typical bath, depending on how much old sealant there is. In a small place like Terrick, access is normally the main thing to plan. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. First the area is protected and every bit of old sealant removed, including the film left on the tiles.
  2. We clean and degrease the joint and treat any mould.
  3. The joint is left to dry, and baths are filled with water first.
  4. We apply anti-fungal sanitary silicone in one even bead and tool it neatly.
  5. We clear away and tell you when it can get wet, normally after around 24 hours.

Before we arrive

  • Mention any sign-in or site rules at work premises
  • Plan for the work area to be out of bounds to pets and children
  • For indoor joints, keep the area dry beforehand if you can
