Bathrooms and kitchens in Sandy Down

Sandy Down is within about 3 miles of the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, which wears sealant and grout out faster than in a quiet home. Most of the South East has hard water, so limescale builds up on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.

Letting a property close to Brockenhurst station? Then mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.

Bathroom resealing in Sandy Down

A reseal only lasts if the joint is properly prepared. The old sealant is removed to the last smear, then the joint is cleaned, degreased and treated for mould. Only once it’s dry does the new bead go on. We work on wet rooms, kitchen worktops & upstands and baths, and the jobs we see most are new sealant laid over old sealant that is now lifting and a bead that has pulled away from the tiles.

Around Sandy Down, it’s houses and cottages rather than flats, some with bathrooms tucked into older rooms or extensions. Sealant and grout wear out here just as they do anywhere: everything old comes out before the new sealant or grout goes in.

All our work is covered by our one-year guarantee.

What sealant work cannot fix

To be straight with you, some problems need a different trade:

  • Tiles that have come away from the wall
  • Movement from a bath with loose feet or no proper support
  • A tray or bath that is cracked through

If in doubt, ring 0345 464 0079 or email us and we will say what we think.

What we seal

  • Kitchen worktops & upstands
  • Basins & vanity units
  • Sinks & splashbacks
  • Shower trays & enclosures
  • Wet rooms
  • Baths

Should I try it myself first?

A DIY attempt doesn’t rule out a professional job. We remove it and do the joint properly, so just mention it when you contact us.

The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.

What we do, step by step

Before we leave, we go over the finished joints with you. The visit itself normally takes a morning or an afternoon for most single baths and showers, depending on the size of the job. Somewhere like Sandy Down needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. Everything for the job comes with us, so a second trip is avoided where possible.

  1. First, each joint is checked for movement and signs of water.
  2. The old silicone is cut out completely, along with the film it leaves on the tiles.
  3. The joint is cleaned, degreased and treated for mould.
  4. With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
  5. We tool the bead to a neat finish and give you the cure time, usually around 24 hours.

Before we arrive

  • Keep children and pets away from the work area
  • Tell us about access, such as stairs, a lift or high-level joints
  • Tell us if parking is tricky

What we’re called out for in Sandy Down

Black mould is behind a lot of resealing. Bathrooms without good ventilation keep the silicone damp for hours, and mould that has grown into the silicone usually will not clean off.

Common reasons people contact us include:

  • Shrunken sealant along the back of a worktop
  • Gaps where the bath or tray has moved
  • Damp behind the bath or under the tray
  • A messy, uneven bead from a previous reseal

In the older streets around Church of St John, walls and floors in older homes can move, and sealant and grout show it first.

What affects the quote in Sandy Down

Your quote is based on your job. We look at:

  • Whether the work is at height
  • Any working-time requirements on site
  • The number and length of the joints
  • Whether old sealant or filler has to be cut out

A failed joint rarely gets cheaper to fix by waiting. If you’re not sure whether it needs doing, ring 0345 464 0079 or drop us an email for an honest opinion and a quote.

What we need to know

When you call or email, it’s useful to know:

  • Where the property is
  • The rough size of the job
  • What’s wrong with the joints now
  • A few pictures by email, if you can

It all starts with a short chat. Tell us what’s wrong, where it is and how much there is. When it suits you, phone 0345 464 0079 or drop us an email.

Sandy Down questions

Do you cover smaller places like Sandy Down?

Yes, Sandy Down is covered. Our work covers London and the South East, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.

I let a flat near Brockenhurst station. Can you help?

Yes, rental work is part of what we do. You can call 0345 464 0079 or drop us an email with the address and a few details, and we will give you a fixed price before we start.

Are you ARBOMaster approved?

Yes. We are approved under the ARBOMaster scheme.

Is it OK to put new sealant on top of the old bead?

No. Fresh silicone cannot stick to the old bead, so it peels away and hides mould and water. All the old sealant comes out first.

Will you leave a mess?

Not at all. The area is protected while we work and cleaned up afterwards.

Where are you based?

Our base is Crawley. We work across South East England, London and Scotland.

Do you have insurance?

Yes, we are fully insured.

What should I tell you?

Just the basics: where it is, what you’ve noticed and how we reach it. Then ring 0345 464 0079 or email us.

Aftercare tips

A little care helps the new joints last. We recommend:

  • Keep scourers and sharp tools away from the bead
  • Let new sealant cure fully before it gets wet
  • Wipe up water along the back of the worktop
  • Stick to a soft cloth and a mild cleaner

Keep bottles and razors off the sealant line, as they hold water against it. A quick squeegee after showering helps the joint dry.

Small signs come before a leak: a corner lifting, a gap behind the bead, a dark line under the silicone or a damp patch on the ceiling below. Any of these means the joint needs attention.

What happens if it’s left?

Running new silicone over the old joint can look tidy for a few weeks, but it won’t bond. Water creeps under it and mould follows, so the next person has twice as much to remove. Around Sandy Down, older homes often have timber in their floors and frames, and water through a failed joint can rot timber if it’s left.

Rather than a set price list, we look at what your job involves: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.
