Window mastic near Sandy Down

Window mastic in Sandy Down: local notes

Sandy Down is close to the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on the mastic around window and door frames, which can dry out and crack sooner where a building faces the weather. Rainfall in the South East is lower than in much of the UK, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind.

If you live in an older home near Church of St John, the windows may be timber, sash or later replacements, and each needs the right sealant against the wall.

Window mastic in Sandy Down, done properly

Over two decades of sealing frames has taught us which products suit which walls. We’re ARBOMaster approved and fully insured, and we give a one-year guarantee on the work. We work on window sills, uPVC windows and timber windows & doors, and the jobs we see most are gaps where the sill meets the wall and old mastic that has gone black or come away.

Homes in small places like Sandy Down often stand in the open, with little to shelter their windows from wind and rain. That exposure dries out and cracks the mastic around frames and sills faster.

We stand behind the work with a one-year guarantee, so you are not left on your own once the job is done.

How it works

When we get to you, we check the joints match what you told us. If we find something unexpected, we talk it through with you first. After that, the work takes most of a day for a typical house, less for a few frames. Somewhere like Sandy Down needs a little journey planning: let us know about lanes, gates and parking. We bring what the job needs, so it can be finished in one trip where possible.

  1. First, we go round the frames with you and agree the list.
  2. We remove the old mastic and clean the frame edge and wall.
  3. Where the gap is deep, backing rod goes in first.
  4. The new sealant goes on in white, brown, anthracite grey, black or clear to suit.
  5. We tool each bead neatly and check every joint is closed.

Getting ready for the visit

  • Plan for the work area to be out of bounds to pets and children
  • Let us know about earlier repairs to the joints
  • Try not to wet indoor joints just before the visit

FAQs for Sandy Down

Do you work for landlords with property near Brockenhurst station?

Yes, we work for landlords and letting agents. Just ring 0345 464 0079 or drop us an email and tell us about the property, and we’ll give you a clear quote.

Will you come out to Sandy Down?

Yes. Sandy Down is within the area we cover, which takes in towns, villages and rural addresses. Our work covers London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

Will resealing my frames help with draughts?

If the draught is coming in around the frame, yes. If it’s through the window’s own seals or a hinge, that’s a different fix, and we will say so.

Where are you based?

Our base is Crawley, with over 20 years’ experience. Our area covers South East England, London and Scotland.

Can you do several jobs on one visit?

Yes. Just list everything you need.

How long will my window job take?

It depends on access, the old mastic and the size of the frames. We will tell you how long your job needs when we quote.

Do you seal inside as well as outside?

Yes, we do both. Indoors, we seal between the frame and the plaster or reveal, using a paintable sealant if you want to decorate.

Can new sealant go over the old?

No, because it fails. The old sealant always comes out first.

Why it’s worth doing now in Sandy Down

If you’re painting or rendering, reseal at the same time. A clean new bead makes new paint or render look finished, and it’s easier while the walls are being worked on anyway. In a small place like Sandy Down, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.

Homes and businesses are quoted the same way: the amount of work, the access and the products needed, plus any working-time requirements on site. Ask us for a quote and we’ll go through it with you.

Why book with us

  • A 12-month guarantee on all work
  • Sealant colour chosen to suit
  • Anti-fungal silicone where joints get wet
  • We agree the colour with you first

How we quote for window mastic

Every job gets its own quote. This is what makes a difference:

  • How much old sealant there is and how hard it is to remove
  • The size of the job
  • Which sealant suits the joint
  • How many areas need sealing

Instead of a standard rate, we look at what your job involves: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.

What to tell us for a quote

To make quoting easier, let us know:

  • A few pictures by email, if you can
  • How many joints, rooms or windows are involved
  • What’s wrong with the joints now
  • Whether it’s a home or a business

To get a quote, phone 0345 464 0079 or email us and tell us where the job is and what the problem looks like. You’ll have a clear quote before we start.

When something else is needed

In fairness, some problems need a different trade:

  • A failed sealed unit that has misted up
  • A frame that has rotted at the joint
  • A sash or casement that will not close properly

If you’re not sure, just call 0345 464 0079 or send us an email and we will give you a straight answer.

What we seal

  • Patio & French doors
  • Composite doors
  • Window sills
  • Aluminium frames
  • uPVC windows
  • Timber windows & doors

How to look after the new joints

How long the joints last depends on use and care. Here’s what we suggest:

  • Clean frames with a soft cloth and soapy water
  • Make sure the drainage slots are not blocked
  • Wipe condensation off the frames
  • Don’t aim a pressure washer at the joints

On timber frames, keep the paintwork in good order, because bare, wet timber moves more and pulls at the joint. Paint up to the joint, not over the silicone.

Water trapped behind a failed joint can start rot in timber frames and sills. Rotten timber needs a joiner, not a sealant, so early resealing is worth it.

When to call us in Sandy Down

Joint shape matters as much as the product. A skim of sealant over a wide gap soon tears, while a joint packed solid can’t stretch. That is what backing rod is for.

The most common problems we see are:

  • Draughty joints inside around the window
  • Old mastic that has gone black or come away
  • Gaps where the sill meets the wall
  • Whistling draughts around closed windows

If you let a flat or house near Brockenhurst station, cracked frame mastic tends to show up as a draught or damp complaint, so it’s worth checking between lets.

Questions to ask before you book

  • How the joint is cleaned and prepared
  • How hidden problems are handled
  • What guarantee comes with the work
  • Whether the sealant suits the joint

10 questions to ask before booking

How the job changes by surface

Patio & French doors

The joints around patio doors run a long way, top, sides and threshold. Most leaks start at the bottom corners, so they get particular care.

Window sills

Stone and concrete sills have their own joints, and the joint under the frame can let rain run behind. Those are sealed with a product suited to stone or concrete.
