Redcloak Bathroom Resealing
Bathroom resealing across Redcloak and nearby, with every bit of old sealant taken out first and a 12-month guarantee.
- Gaps where the bath or tray has moved
- Cracked, shrunken or lifting silicone
- Mouldy sealant that has gone black
Bathroom resealing in Redcloak, done properly
Resealing is a small job that makes a big difference. Black, patchy sealant makes clean tiles look tired, and a clean white or clear joint fixes it quickly. Just as important, it closes the gaps water would otherwise get through. If you have smears of silicone across the tiles and water escaping at the shower enclosure, we can put it right, on shower trays & enclosures, baths and sinks & splashbacks alike.
A bathroom in a place like Redcloak gets the same daily wear as one in a city flat. Limescale is less of a problem with Scotland’s generally soft water, but mould still takes hold in damp sealant and grout.
You’re covered for a year from the day we finish. If anything isn’t right with it, email us at info@mrmastic.co.uk.

Common questions in Redcloak
Do you take on hotel work around Redcloak?
Yes, hotels and guest houses are among the places we work. Rooms can be done a few at a time, so the building stays open.
Do you work for landlords with property near Stonehaven station?
Yes, rental work is part of what we do. You can drop us a line at info@mrmastic.co.uk with the address and a few details, and we will give you a fixed price before any work starts.
How long does a bath or shower reseal take?
A single bath or shower takes about a couple of hours, including cutting out the old sealant. A full bathroom and kitchen can take most of a day.
Do you have insurance?
Yes. We’re fully insured for domestic and commercial work.
Is it worth trying it myself?
Sometimes. Preparation is everything: all the old sealant out, and a clean, dry joint. If it does not work out, we can redo it.
Does the resealing come with a guarantee?
Yes, for 12 months. Looking after the joint as we suggest helps it last.
Can you do several jobs on one visit?
Yes. Just list everything you need and you will get one quote.
Will you leave a mess?
Tidy work is part of the job. We protect what’s around the joints, and the area is left clean when we finish.
Common problems we fix in Redcloak
Black mould is behind a lot of resealing. Bathrooms without good ventilation give mould all the damp it needs, and mould that has grown into the silicone usually won’t clean off.
These are the problems we’re asked about most:
- Water escaping at the shower enclosure
- A joint torn by a bath that flexes
- Mouldy sealant that has gone black
- Two layers of silicone, both failing
If you live in an older home near Fetteresso Old Parish Church And Graveyard, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.
What your quote should include
- How the surfaces are prepared before sealing
- Is VAT in the price?
- Whether you can choose the colour
- The length of the guarantee
Honest limits
It helps to know what we can’t do too:
- Water getting in through the grout rather than the sealant
- Damage behind the tiles that needs a tiler
- A tray or bath that’s cracked through
If you’re not sure, just email us at info@mrmastic.co.uk and we will give you a straight answer before you book.
What we seal
- Baths
- Kitchen worktops & upstands
- Basins & vanity units
- Shower trays & enclosures
- Wet rooms
- Sinks & splashbacks
Aftercare tips
Once the sealant has cured, a few habits help it last:
- Avoid abrasive pads on the sealant
- Open a window or run the fan so the room dries
- Give the silicone its full cure time
- Clean with a mild bathroom cleaner and a soft cloth
Wipe up standing water along the worktop joint and keep hot pans away from the silicone. The drier the joint stays, the longer it lasts.
Do not wait for a refit to deal with failed sealant. Like paintwork, sealant needs renewing from time to time, and replacing it when it fails protects the rest of the room.
What bathroom resealing looks like in Redcloak
Redcloak is within about 2 miles of the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, which wears sealant and grout out faster than in a quiet home. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. But mould still grows into sealant and grout in a room that doesn’t dry out.
For landlords with property near Stonehaven station, fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay. If you look after a building such as Mackie Academy, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

What we do, step by step
On the day, we look over the joints with you first, so you know exactly what we’re doing. We protect the surfaces around the joints before any work begins. Most jobs take two to three hours for a typical bath, depending on how much old sealant there is. For a place like Redcloak, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.
- First, each joint is checked for movement and signs of water.
- Every trace of the old bead is removed, including the thin smear on the tiles.
- The joint is cleaned, degreased and treated for mould.
- With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
- We tool the bead to a neat finish and give you the cure time, usually around 24 hours.
How to prepare
- Mention if the joints have been sealed before
- Let us know if you’ve seen damp or leaks
- Tell us if parking is tricky

Quotes for bathroom resealing in Redcloak
Jobs vary more than people expect. The main factors:
- The size of the job
- Access and height
- The type of sealant required
- The old material and how stubborn it is
Rather than a set price list, we look at what your job involves: the amount of work, the old material and the access. The price is agreed before we begin.
Asking for a quote
There’s no need for technical detail. Just tell us:
- Any access issues, like height or stairs
- Any previous sealing or DIY work
- Whether it’s a home or a business
- Where the job is, and your postcode
A good description makes for an accurate quote. Tell us where the job is, what’s wrong and how much there is, and add pictures by email if you can.
Leave it or put it right?
Most of the work in a good reseal happens before any silicone goes on: removing all the old sealant, degreasing the joint, treating mould and drying it properly. Without that preparation, the new bead will not last. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.
What it costs depends on the amount of work, how hard the old material is to remove and access to the work. We give a clear quote before we start, so you know where you stand.

Different surfaces, different methods
Kitchen worktops & upstands
The joint between worktop and wall takes splashes, crumbs and cleaning sprays. The new bead is colour-matched where it shows.
