How the job changes by surface
Kitchen worktops & upstands
Laminate worktops swell if water gets into the core. A sound joint along the back edge stops that.
Sinks & splashbacks
Water getting under the rim of an inset sink can soak the worktop. We reseal the visible edge of the sink where it has failed.
About our bathroom resealing in Pyrton
Resealing is a small job that makes a big difference. Black, patchy sealant makes clean tiles look tired, and a clean white or clear joint fixes it quickly. Just as important, it closes the gaps water would otherwise get through. We work on shower trays & enclosures, wet rooms and basins & vanity units, and common reasons people get in touch are a bead that has pulled away from the tiles and failed sealant on the screen profile.
Being in a small place like Pyrton makes no difference to the job itself: the journey and access are simply agreed in advance. In the bathroom or kitchen, the work is the same as in any town.
You get a 12-month guarantee, the same in Pyrton as everywhere else we work.

Work for landlords, hotels and businesses
Failed sealant is one of the commonest items on a check-out report, and it’s quick to put right between tenancies. Several properties can go on one quote.
Businesses can book us for washrooms, kitchens, offices and more. On commercial sites, working times can be discussed when we quote.

Bathroom resealing in Pyrton: local notes
There are hotels and other places to stay in and around Pyrton. As well as homes, we work in hotel bathrooms, where resealing and regrouting can be done room by room. Most of the South East has hard water, which leaves limescale on sealant, grout and fittings.
Homes close to St Mary's Church include some older properties, and timber floors under older bathrooms flex, so joints need a sealant that moves with them.

Common problems we fix in Pyrton
Mould is the reason many people want their sealant replaced. Bathrooms without good ventilation keep the silicone damp for hours, and once it has grown into the bead, cleaning rarely gets it out.
Common reasons people contact us are:
- Lumpy, uneven sealant from a DIY attempt
- A reseal done over the top of the old bead
- Water escaping at the shower enclosure
- Leaks into the floor or ceiling below
Schools such as Watlington Primary School are buildings too, and washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.
Questions to ask before booking
- What product goes in the joint
- What the quote includes, VAT included or not
- Are they insured?
- How the surfaces are prepared before sealing
What affects the quote in Pyrton
Call for a quick quote. What matters most is:
- The size of the job
- The old material and how stubborn it is
- Whether there’s mould to deal with
- Working hours on commercial sites
A failed joint rarely gets cheaper to fix by waiting. If you are unsure, phone 0345 464 0079 or drop us an email for an honest opinion and a quote.
Asking for a quote
Photos by email are helpful but not essential. Please mention:
- If it’s domestic, commercial or a hotel
- Photos by email, if that is easy
- The address or postcode of the job
- If someone has resealed it before
For a quick quote, get us on the phone, or email us if that’s easier. Tell us about the joints that need doing and we’ll explain what’s involved before giving you a price.
Can I do it myself?
Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.
A DIY attempt doesn’t rule out a professional job. We remove it and do the joint properly.
Your questions about bathroom resealing in Pyrton
Do you cover Pyrton for bathroom resealing?
Yes, Pyrton is within the area we cover. We work across London and the South East. You can phone 0345 464 0079 or send us an email and tell us what needs doing, and we’ll give you a clear quote.
Is Pyrton within the area you cover?
Yes, smaller places are covered as well as towns. Our work covers London and the South East. Just mention lanes, gates or anything else about the route when you book.
Do you work for hotels and businesses?
Yes. Larger jobs can be planned room by room or area by area to suit the site.
When can I use the bath or shower again?
After around 24 hours in most cases. You will get the exact cure time before we leave.
Where do you work from?
We’re a Crawley-based firm. We work across South East England, London and Scotland.
What should I tell you?
The location, the problem and the rough size of the job. Photos by email help too.
Will there be a smell?
There can be a smell while the sealant cures, which fades as it sets. Ventilation helps.
What colours of sealant can you use?
There’s a choice: clear, white and colours chosen to suit the room. We’ll talk it through when we quote.
What happens if it’s left?
Running new silicone over the old joint can look tidy for a few weeks, but it will not bond. Water creeps under it and mould follows, so the next person has twice as much to remove. In a small place like Pyrton, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.
Doing several joints on one visit is normally more efficient than separate visits, so tell us about everything that needs sealing. You will get one clear quote for the whole job.

The process
A visit follows a simple pattern: we check the joints, protect the area around them, do the work and clear up. It normally takes a morning or an afternoon for most single baths and showers. Somewhere as small as Pyrton, access is often the only tricky part. If the job is outside, mention outbuildings, exposed walls and how to reach them.
- We protect the area and cut out all of the old sealant, including the film left on the tiles.
- Next, the joint is cleaned and any mould is treated.
- Once it’s dry, any bath is filled so the bead is laid with it at its heaviest.
- A single bead of anti-fungal sanitary silicone is applied and tooled smooth.
- We tidy up and give you the cure time, generally around 24 hours.
How to prepare
- Mention any leaks or damp you’ve noticed
- Mention any parking rules near the property
- For business premises, tell us about site rules or sign-in
