How we handle bathroom resealing in Portlethen Village
Homes in Portlethen Village have the same weak spots as anywhere else: the long edge of the bath, the base of the shower tray, the back of the basin and the line along the worktop. Every joint is cut out, cleaned and left dry before it’s resealed. We work on baths, wet rooms and shower trays & enclosures, and common reasons people get in touch are damp behind the bath or under the tray and a bead that has pulled away from the tiles.
In and around a place like Portlethen Village, homes range from older stone-built properties to newer houses. Where a building moves, cracked grout and split sealant are normally the first signs.
A one-year guarantee comes with the work, just as it does everywhere we cover.

Portlethen Village: your questions answered
Is Portlethen Village within the area you cover?
Yes, Portlethen Village is covered. Our work covers the whole of Scotland, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.
Is Portlethen Village in your area for bathroom resealing?
Yes, Portlethen Village is within the area we cover. Our work covers the whole of Scotland. You can email us at info@mrmastic.co.uk and tell us what needs doing.
What do you need from me for a quote?
The location, the problem and the rough size of the job. If you can, email a few photos.
Do you take out the old sealant first?
Yes, every time. New silicone does not stick to old silicone, so any old material comes out before anything new goes in.
When can I use the bath or shower again?
Silicone is touch-dry quite quickly, but it takes longer to cure. Keep water off it for around 24 hours, or follow the cure time we give you.
Are you ARBOMaster approved?
Yes. We are ARBOMaster approved, the scheme for applicators of Arbo sealants.
Which products do you use?
We choose the sealant for the joint, not the other way round. Movement, water and weather all affect the choice, and we’ll tell you what we’re using.
How much does bathroom resealing cost in Portlethen Village?
We do not publish prices, because the cost depends on the job: its size, the old material, access and the product needed. You’ll get a clear quote before work begins.
Do you need bathroom resealing in Portlethen Village?
Silicone does not last for ever. Daily water, heat and cleaning products slowly wear it down, and how long it lasts comes down to use, cleaning and ventilation.
The most common problems we see are:
- Shrunken sealant along the back of a worktop
- Smears of silicone across the tiles
- Sealant that has split, shrunk or peeled away
- Water getting behind the bath panel
If you let a flat or house near Portlethen station, mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.
What your quote should include
- What happens if the job turns out different
- Who does the work, and how experienced they are
- Whether they seal over old material or remove it
- Whether VAT is included
What sealant work can’t fix
It helps to know what we can’t do too:
- A tray or bath that’s cracked through
- Water coming from the plumbing rather than the joint
- Water getting in through the grout rather than the sealant
Not sure which it is? You can send an email to info@mrmastic.co.uk and we will tell you honestly before you book.
Joints and surfaces we work on
- Shower trays & enclosures
- Baths
- Sinks & splashbacks
- Basins & vanity units
- Wet rooms
- Kitchen worktops & upstands
How to look after the new joints
To keep the joints looking good and working properly:
- Keep scourers and sharp tools away from the bead
- Keep the fan on for a while after bathing
- Wait for the cure time we give you
- Move toiletries away from the joint
Mould needs damp, so keep the room aired. Run the extractor fan during and after a shower, so the bead dries out between uses.
A split bead lets water through every time the bath or shower is used. Over time that water reaches floors, walls and ceilings. Resealing early stops it.

Sinks & splashbacks
The edge of an inset sink is a common place for water to get under the worktop. We reseal the visible edge of the sink where it has failed.
Wet rooms
In a wet room, the joints between floor and walls take standing water. They’re resealed with anti-fungal sanitary silicone, and our work is on the visible joints only.
What bathroom resealing looks like in Portlethen Village
Portlethen Village is close to the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, and sealant and grout that work that hard wear out sooner. Private landlords in Scotland must be registered and meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Failed sealant around a bath or shower is worth sorting between tenancies.
If you look after a building such as Portlethen Primary School, its toilets, changing areas and kitchens need their sealant renewed like any other building’s. In the older streets around Portlethen Parish Church, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.

What happens on the day
On the day, there’s very little for you to do. Point us to the joints and we’ll get on with it. The job generally takes a morning or an afternoon for most single baths and showers. Outdoor work around Portlethen Village depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.
- We start by protecting the area and stripping out the old bead, including the film left on the tiles.
- We clean and degrease the joint and treat any mould.
- The joint is left to dry, and baths are filled with water first.
- We apply anti-fungal sanitary silicone in one even bead and tool it neatly.
- Finally we tidy up and explain the cure time before we leave.
How to prepare
- Tell us about any water getting in
- Plan for the work area to be out of bounds to pets and children
- Tell us about access, such as stairs, a lift or high-level joints

Advice
DIY sealant or a professional job?
What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is.
If you are set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it does not work out, we can still put it right.
What happens if it’s left?
Sorting it now is quick: the work takes a morning or an afternoon for most single baths and showers. Wait for a leak and you may be looking at panels off, drying out and redecorating too. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.
Homes and businesses are quoted the same way: the amount of work, the access and the products needed. Call for a quick quote and we will go through it with you.
