Bathroom resealing in Marywell, done properly
A shower joint gets soaked every day. Tray edges, screen profiles and wet room joints all rely on silicone to stay watertight. They’re resealed with anti-fungal sanitary silicone, tooled smooth so water runs off instead of sitting in a ridge. If you are dealing with a reseal done over the top of the old bead and leaking joints on a shower screen, we can put it right.
Across smaller places in Scotland, homes range from stone and harled cottages to newer houses. Older buildings can move a little, and that shows first in cracked grout and split sealant.
The work is guaranteed for twelve months. If something is not right with it in that time, tell us and we’ll put it right.

What we cannot put right
We will always be straight with you, so here’s what sealant can’t fix:
- Tiles that have come away from the wall
- Movement from a bath with loose feet or no proper support
- Water getting in through the grout rather than the sealant
If in doubt, drop us a line at info@mrmastic.co.uk and we’ll say what we think.
Surfaces we seal
- Wet rooms
- Baths
- Kitchen worktops & upstands
- Shower trays & enclosures
- Sinks & splashbacks
- Basins & vanity units
Can I do it myself?
What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is, then guaranteed for a year.
If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.
Work for landlords, hotels and businesses
We work for landlords and letting agents as well as homeowners. Resealing between tenancies keeps a property looking cared for.
Businesses can book us for washrooms, kitchens, offices and more. On commercial sites, working times can be discussed when we quote.

Common problems we fix in Marywell
Older sealant shrinks and hardens. In kitchens it often shrinks away from the back edge, leaving a thin gap where water and food collect. Hot pans and harsh cleaners don’t help.
If you can see any of these, it’s time to have the joints looked at:
- New sealant laid over old sealant that is now lifting
- Lumpy, uneven sealant from a DIY attempt
- Shrunken sealant along the back of a worktop
- Black spots spreading through the bead
For site and facilities teams at buildings such as Portlethen Academy, we reseal washrooms and kitchens in schools and businesses as well as homes.
Questions to ask before booking
- Which sealant they’ll use, and why
- How the surfaces are prepared before sealing
- What happens if the job turns out different
- Is VAT in the price?
The process
The work is kept neat and contained to the area we’re working on. The job generally takes a couple of hours for a single bath or shower, and we tell you how long to leave it before we go. Outdoor work around Marywell depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Work indoors isn’t affected.
- First, each joint is checked for movement and signs of water.
- The old silicone is cut out completely, along with the film it leaves on the tiles.
- The joint is cleaned, degreased and treated for mould.
- When the joint is dry, and a bath has been filled with water, the new silicone goes on.
- The bead is tooled smooth and you are told the cure time, generally around 24 hours.
Before we arrive
- Let us know about stairs, lifts or work at height
- Let us know if you’ve seen damp or leaks
- Plan for the work area to be out of bounds to pets and children

Related advice
What happens if it’s left?
Tired sealant isn’t a reason to replace a bath or shower. Replacing the joint is generally all it takes. If something else is wrong, we’ll tell you. In an older home around Marywell, damp from a failed joint can get into timber and plaster.
Commercial jobs are quoted on the same basis as homes: the amount of work, how we reach it and what it needs. Ask us for a quote and we will explain what it covers.

Bathrooms and kitchens in Marywell
Marywell is close to the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, which wears sealant and grout out faster than in a quiet home. Private landlords in Scotland must be registered and meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Tired, leaking sealant is worth putting right before a new tenant moves in.
For landlords with property near Portlethen station, mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.

How we quote for bathroom resealing
Some jobs are bigger than they look, and some smaller. The main factors:
- How much there is to do
- Working hours on commercial sites
- How many areas need sealing
- The type of sealant required
Doing several joints on one visit is generally more efficient than separate visits, so it’s worth mentioning everything you’d like done. We will send you a clear quote for the lot.
Asking for a quote
Before you ask for a quote, have a think about:
- What the problem is, such as mould, gaps, leaks or cracking
- How many joints, rooms or windows are involved
- Pictures of the joints, sent by email
- The address or postcode of the job
Getting a quote is simple: let us know the job and the location and its rough size. Photos by email help us understand the job.
