Navidale questions
I let a flat near Helmsdale station. Can you help?
Yes, rental work is part of what we do. Just email us at info@mrmastic.co.uk and tell us about the property, and we’ll send you a clear quote.
Is Navidale within the area you cover?
Yes, smaller places are covered as well as towns. We work across all of Scotland. Just mention lanes, gates or anything else about the route when you book.
What should I tell you?
A short description and the location. If we need more, we will ask.
Can mouldy silicone be sorted out?
Yes. Once mould has grown into the silicone, it normally can’t be cleaned out for good, so we cut it out, treat the joint and reseal with anti-fungal silicone.
Should I try DIY first?
That depends on the joint. High-level, external movement and fire-rated joints are professional jobs.
Which products do you use?
Quality sealants from brands including Arbo and Everbuild, picked for each joint. We explain the product when we quote.
Can I choose the colour of the sealant?
White, clear and a range of colours are available. On a worktop we colour-match where the joint shows.
Do I need to be at home?
We need access to the joints, so we’ll agree that with you when we book. For inside work, that normally means someone being in.
Bathroom resealing in Navidale
Before a bath is sealed, it’s filled with water. A full bath sits slightly lower than an empty one, so the bead is not stretched the first time someone gets in. Quick jobs often leave it out, and it makes a real difference. If you have mouldy sealant that has gone black and water escaping at the shower enclosure, we can help.
Being further from a city does not change the work: everything old is cut out, the joints are cleaned and dried, and new sealant or grout goes in. We just plan the journey and access beforehand.
A 12-month guarantee comes as standard.

When something else is needed
In fairness, some problems need a different trade:
- Water getting in through the grout rather than the sealant
- Water coming from the plumbing rather than the joint
- A tray or bath that is cracked through
Not sure which it is? You can email us at info@mrmastic.co.uk and we will tell you honestly.

Navidale homes and their sealant
Navidale is close to the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, and sealant and grout that work that hard wear out sooner. Private landlords in Scotland must be registered and meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Tired, leaking sealant is worth putting right before a new tenant moves in.
In and around Navidale, as anywhere, good bathroom resealing starts with a clean, dry, properly prepared joint.

How the job changes by surface
Baths
Most bath leaks begin along the long edge, especially under a shower. We finish it with a single, even bead of anti-fungal silicone.
Shower trays & enclosures
A tray that rocks will split any sealant. We check for movement before we reseal, and if the tray needs refixing, we will say so.
How the visit works
The work is kept neat and contained to the area we are working on, so you can get on with your day. Expect the work to take a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen, and we tell you how long to leave it before we go. Around Navidale, distance and access matter more than parking. Let us know how to find you and how to reach the joints.
- We cover the area around the joints we are working on.
- We cut away the old sealant and clean off what’s left.
- Mould is treated, then the joint is left to dry thoroughly.
- Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
- The joint is finished neatly and we explain when it can get wet.
Getting ready for the visit
- Tell us about any previous sealing or DIY attempts
- Mention any leaks or damp you’ve noticed
- Where the joints are inside, avoid wetting them before we arrive

Advice
Signs you need bathroom resealing in Navidale
Sealing over old silicone is one of the commonest mistakes we find. New silicone will not bond to old silicone, so it lifts, lets water in and traps mould underneath.
Common reasons people contact us include:
- Leaks into the floor or ceiling below
- Splits where the tray meets the wall
- A messy, uneven bead from a previous reseal
- Mouldy sealant that has gone black
Rented homes near Helmsdale station change hands often, and fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay.

Can I do it myself?
Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.
If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.
Leave it or put it right?
Most of the work in a good reseal happens before any silicone goes on: cutting out every trace of the old bead, cleaning, treating mould and letting the joint dry. Skip those steps and even the best silicone fails early. In an older home around Navidale, damp from a failed joint can get into timber and plaster, which is a far bigger job than the sealant.
Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, any mould to treat, and whether we need extra access for height. Your quote takes all of that into account.

Looking after it afterwards
Aftercare is simple, and it makes a real difference:
- Dry the bead with a towel now and then
- Check the joints every few months for splits or lifting
- Avoid abrasive pads on the sealant
- Open a window or run the fan so the room dries
Keep bottles and razors off the sealant line, as they hold water against it. A quick squeegee after showering keeps water from sitting on the joint.
Small signs come before a leak: a corner lifting, a gap behind the bead, a dark line under the silicone or a damp patch on the ceiling below. Any of these means the joint needs attention.
