Bathroom resealing for Berriedale homes and businesses

Bathroom resealing in Berriedale

Across Berriedale, the joints we reseal are the ones that fail in any home: bath edges, tray joints, basin backs and kitchen upstands. Each one is stripped, cleaned and dried before new silicone goes in. We’re often asked to deal with mouldy sealant that has gone black and lumpy, uneven sealant from a DIY attempt, on wet rooms, sinks & splashbacks and shower trays & enclosures.

Bathrooms in smaller places like Berriedale work just as hard as those in the cities. Limescale is less of a problem with Scotland’s generally soft water, but mould still takes hold in damp sealant and grout.

There’s a 12-month guarantee on every job, large or small.

When to call us in Berriedale

Silicone needs a clean, dry surface without any grease to stick to. Traces of soap, bath oil and old sealant stop it gripping, so a rushed job can start to lift early.

These are the problems we are asked about most:

  • Gaps between the worktop and the wall
  • Sealant that has split, shrunk or peeled away
  • Leaking joints on a shower screen
  • A messy, uneven bead from a previous reseal

Around Berriedale, as everywhere, bathroom resealing is only as good as the preparation behind it.

Questions to ask before you book

  • Who does the work, and how experienced they are
  • What the cure time is
  • Whether the sealant suits the joint
  • Is the old sealant removed completely?

Our hiring checklist

Honest limits

We will always be straight with you, so here’s what new sealant won’t do:

  • Failed grout lines across the wall
  • A tray that rocks until it’s re-bedded
  • A cracked shower tray or bath (that needs repair or replacement)

Not sure which it is? You can email us at info@mrmastic.co.uk and we’ll tell you honestly.

What we seal

  • Wet rooms
  • Shower trays & enclosures
  • Baths
  • Sinks & splashbacks
  • Kitchen worktops & upstands
  • Basins & vanity units

What we do, step by step

There isn’t much for you to do on the day. Show us the job and we’ll take it from there. The work itself takes a couple of hours for a single bath or shower, including the tidy-up. Somewhere like Berriedale may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. We start by protecting the area and stripping out the old bead, including the film left on the tiles.
  2. Next, the joint is cleaned and any mould is treated.
  3. The joint is left to dry, and baths are filled with water first.
  4. A single bead of anti-fungal sanitary silicone is applied and tooled smooth.
  5. We tidy up and give you the cure time, generally around 24 hours.

Getting ready for the visit

  • Let us know about stairs, lifts or work at height
  • Tell us if parking is tricky
  • Tell us about any previous sealing or DIY attempts

Bathrooms and kitchens in Berriedale

Berriedale is close to the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, and sealant and grout that work that hard wear out sooner. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. But mould still grows into sealant and grout in a room that does not dry out.

Homes close to Parish Church include some older properties, and walls and floors in older homes can move, and sealant and grout show it first.

DIY sealant or a professional job?

Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.

The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is, and the work is guaranteed for a year.

Berriedale: your questions answered

Can you do bathroom resealing in Berriedale?

Yes, Berriedale is within the area we cover. Our work covers the whole of Scotland. You can email us at info@mrmastic.co.uk and let us know what needs doing, and we will give you a clear quote.

Do you cover smaller places like Berriedale?

Yes, Berriedale is covered. Our work covers the whole of Scotland, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

How long will the resealing take?

It depends on how many joints there are and how much old sealant has to come out. For most single baths or showers, allow a couple of hours.

Where are you based?

Mr Mastic is based in Crawley. We cover Berriedale and the rest of Highland, along with the rest of our area.

Can I do it myself?

That depends on the joint. High-level, external movement and fire-rated joints are professional jobs.

Are you insured?

Yes. We are fully insured, and we can confirm the details when we quote.

What do you put in the joint?

Each joint gets the product that suits it. Where it moves, gets wet or faces the weather makes a difference, and we will explain our choice.

Can landlords and businesses book you?

Yes. As well as householders, we work for landlords, agents, businesses and hotels in Berriedale.

How the job changes by surface

Wet rooms

Wet room floors move slightly as they’re used, so the corners need a flexible seal, not grout. Where grout in a corner has cracked, we can replace it with sealant.

Kitchen worktops & upstands

The joint between worktop and wall takes splashes, crumbs and cleaning sprays. The new bead is colour-matched where it shows, so the line does not stand out.

Aftercare tips

No joint lasts for ever, but care makes a real difference. Our tips:

  • Keep bottles off the sealant line
  • Look for lifting corners and small gaps now and then
  • Never pick at the silicone with a blade
  • Squeegee the walls and tray after use

Mould needs damp, so keep the room aired. Run the extractor fan during and after a shower, so the bead dries out between uses.

Small signs come before a leak: a corner lifting, a gap behind the bead, a dark line under the silicone or a damp patch on the ceiling below. If you spot one, it’s time to reseal.
