Bathroom resealing for Maple Cross homes and businesses

Bathroom resealing in Maple Cross, done properly

Sealant that is mouldy, cracked or peeling shouldn’t be left until there’s a leak. A photo of the joints helps when you call 0345 464 0079 or drop us an email, and we will send you a clear quote before any work starts. Common call-outs are for a bead that has pulled away from the tiles and water getting behind the kitchen upstand, across baths, wet rooms and kitchen worktops & upstands.

Homes around Maple Cross are mostly houses and cottages rather than flats. The work is the same as anywhere: everything old comes out before the new sealant or grout goes in.

The work is covered for a year after we finish. If there’s a problem with it, please phone 0345 464 0079 or email us.

What affects the cost of bathroom resealing

The price is agreed before any work begins. It’s based on:

  • Whether there’s mould to deal with
  • Working hours on commercial sites
  • The old material and how stubborn it is
  • How easy the joints are to reach

The cost reflects the work involved, not a rough estimate. That is why we ask about the job first and give you a clear price before work begins.

What we need to know

When you contact us, it’s useful to know:

  • If someone has resealed it before
  • What the problem is, such as mould, gaps, leaks or cracking
  • Pictures of the joints, sent by email
  • Whether it’s a home or a business

There’s no standard price list, as no two jobs are quite the same. Instead, your job gets its own clear quote. To get started, phone 0345 464 0079 or drop us an email.

Bathroom resealing in Maple Cross: local notes

Hard water is the norm across most of the South East, which leaves limescale on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.

For site and facilities teams at buildings such as Maple Cross Junior Mixed Infant and Nursery School, its toilets, changing areas and kitchens need their sealant renewed like any other building’s. If you let a flat or house near Rickmansworth station, mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.

Maple Cross questions

Do you cover smaller places like Maple Cross?

Yes. Maple Cross is within the area we cover, which takes in towns, villages and rural addresses. Our work covers London and the South East. Just mention lanes, gates or anything else about the route when you book.

Can you help a landlord with a rental near Rickmansworth station?

Yes. We work for landlords and agents as well as homeowners. Just ring 0345 464 0079 or email us with the address and what needs doing, and we will give you a clear price.

How long does a bath or shower reseal take?

It takes around two hours for one bath or shower, longer for a whole bathroom. You will know how long to expect before work begins.

Is white the only colour available?

You’re not limited to white: clear, white and colours chosen to suit the room. We can help you pick when we quote.

Do the sealants smell?

Possibly a little. It fades as the sealant cures.

Can new silicone go straight over the old?

No. A bead laid over old silicone soon starts to come away. We remove the old bead completely before resealing.

My sealant has gone black. Can you sort it?

Yes, by replacing the sealant. Sprays can fade the marks, but cutting it out and resealing is what lasts. Airing the room well helps stop it returning.

Do you have insurance?

Yes. Mr Mastic is fully insured.

Do you need bathroom resealing in Maple Cross?

Sealing over old silicone is one of the commonest mistakes we find. Fresh silicone cannot grip the old bead underneath, so it peels, leaks and hides mould behind it.

If you can see any of these, it’s time to have the joints looked at:

  • A reseal done over the top of the old bead
  • Leaking joints on a shower screen
  • Cracked, shrunken or lifting silicone
  • Smears of silicone across the tiles

If you live in an older home near Church of St Thomas of Canterbury, older homes can move a little, which is hard on rigid grout and tired sealant.

What to look for in a quote

  • What insurance they hold
  • What guarantee comes with the work
  • Whether they seal over old material or remove it
  • Is VAT in the price?

Our hiring checklist

What sealant work can’t fix

New sealant can’t fix everything, and we’d rather say so up front. Sealant will not put right:

  • A cracked shower tray or bath (that needs repair or replacement)
  • A tray that rocks until it’s re-bedded
  • Cracked or missing grout between tiles (that’s regrouting)

If in doubt, ring 0345 464 0079 or send us an email and we’ll say what we think before you book.

Joints and surfaces we work on

  • Shower trays & enclosures
  • Basins & vanity units
  • Wet rooms
  • Kitchen worktops & upstands
  • Sinks & splashbacks
  • Baths

How the job changes by surface

Baths

A bath shifts slightly every time it’s filled, so we fill it with water before sealing. The joint is then laid with the bath at its lowest point and is not stretched when it’s used.

Wet rooms

In a wet room, the joints between floor and walls take standing water. They’re resealed with anti-fungal sanitary silicone, and our work is on the visible joints only.

What happens on the day

All our tools and materials come with us in the van. After a quick look at the joints together, the area is protected and the work begins. Most jobs take two to three hours for a typical bath, depending on how much old sealant there is. In a small place like Maple Cross, access is normally the main thing to plan. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. We start by protecting the area and stripping out the old bead.
  2. Next, the joint is cleaned and any mould is treated.
  3. The joint is left to dry, and baths are filled with water first.
  4. We apply anti-fungal sanitary silicone in one even bead and tool it neatly.
  5. We clear away and tell you when it can get wet, normally after around 24 hours.

Before we arrive

  • Clear items away from the joints we’re working on
  • Let us know if you’ve seen damp or leaks
  • Plan for the work area to be out of bounds to pets and children

Advice

How to look after the new joints

Looking after new joints is easy:

  • Look for lifting corners and small gaps now and then
  • Wait for the cure time we give you
  • Squeegee the walls and tray after use
  • Wipe up water along the back of the worktop

Give the silicone time to cure before it gets wet, which is generally around 24 hours. After that, a quick wipe after showering helps keep it clean.

There’s no need to wait for a full refurbishment. Like paintwork, sealant needs renewing from time to time, and replacing it when it fails protects the rest of the room.

Work for landlords, hotels and businesses

Businesses can book us for washrooms, kitchens, offices and more. For commercial premises, we can talk through working times when we quote.

From a single let to a portfolio, you get the same standard of work: old sealant fully removed, joints prepared properly and a 12-month guarantee.
