Window mastic for homes and businesses in Maple Cross

If you can feel air around a shut window, the gap is often at the frame. A new joint stops the air getting through and quietens the whistle on windy days. Where the air is getting in through the window itself, we’ll say so. We work on composite doors, uPVC windows and timber windows & doors, and common reasons people get in touch are water coming in at the bottom corners of a door and draughty joints inside around the window.

Somewhere as small as Maple Cross, older homes often have timber frames set in stone or brickwork. Older buildings like these do not always suit modern silicone, and sometimes a traditional sand mastic is the better choice.

We stand behind the work with a 12-month guarantee.

How the visit works

Once we’re on site, we check the joints match what you told us. If anything is different, we explain it before carrying on. After that, the work takes a morning for a couple of windows and a door. In a small place like Maple Cross, access is usually the main thing to plan. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. First, we go round the frames with you and agree the list.
  2. The old mastic is cut out and scraped back to clean surfaces.
  3. Where the gap is deep, backing rod goes in first.
  4. The new sealant goes on in white, brown, anthracite grey, black or clear to suit.
  5. Every joint is tooled smooth and checked before we leave.

Before we arrive

  • On commercial sites, let us know about site rules
  • Tell us about any water getting in
  • Mention any tricky access

What window mastic looks like in Maple Cross

Historic houses like Chenies Manor House (about 3.7 miles north) are a reminder that the area around Maple Cross has older buildings as well as new. Where a home is older, older timber frames in brick or stone need a different approach from a modern uPVC window. Rainfall in the South East is lower than in much of the UK, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day.

Homes close to Church of St Thomas of Canterbury include some older properties, and the joint between an old wall and a newer frame is normally the first place rain gets in. Letting a property close to Rickmansworth station? Then renewing tired window mastic between tenants heads off draught and damp complaints.

Why act early in Maple Cross

Getting a straight, even bead on an outside frame takes practice, especially on upper floors. We cut out properly, back deep gaps and tool every joint neatly, in a sealant suited to the wall. Older cottages and farmhouses around Maple Cross can have timber floors and frames, where water from a failed joint can cause rot if it’s left.

A few things move the cost up or down: the old material and how easily it comes out, whether mould needs treating, and whether we need extra access for height. Your quote takes all of that into account.

When something else is needed

Before you book, it’s worth knowing the limits:

  • Damp problems in the wall away from the window
  • Worn gaskets, brush seals or a door that has dropped
  • Faulty window hardware

Not sure which it is? You can phone 0345 464 0079 or send us an email and we will tell you honestly before booking.

Joints and surfaces we work on

  • Timber windows & doors
  • Composite doors
  • Aluminium frames
  • Window sills
  • Patio & French doors
  • uPVC windows

How to look after the new joints

How long the joints last depends on use and care. We suggest:

  • Keep paint and stain on wooden frames in good order
  • Keep jet washers away from the mastic
  • Clear any debris from frame drain holes
  • Avoid harsh chemicals near the mastic

Clean the frames with mild soapy water, and keep solvents and harsh chemicals off the joint.

A small gap around a frame only grows. As old mastic keeps shrinking, the gap widens, and heat escapes around the frame. A new joint closes it up.

What affects the quote in Maple Cross

Your quote is based on your job. We take into account:

  • The number and length of the joints
  • Working hours on commercial sites
  • Whether the work is at height
  • Mould in or behind the old joints

We don’t show prices on the website, because each job is priced on what it involves. Call for a quick quote.

What we need to know

What to tell us when you ask for a quote:

  • The type of property
  • Access, such as stairs, a lift or height
  • Any previous sealing or DIY work
  • How many joints, rooms or windows are involved

A good description makes for an accurate quote. Let us know the location, the problem and roughly how many joints.

Different surfaces, different methods

Timber windows & doors

Wood swells when it’s wet and shrinks when it dries, so a flexible sealant is essential. The paint or stain needs to be sound where the sealant meets it.

Patio & French doors

Not every patio door leak is a mastic problem: blocked drain slots, worn brush seals and threshold details can let water in too. We check before we reseal.

Maple Cross: your questions answered

Do you cover Maple Cross for window mastic?

Yes, Maple Cross is within the area we cover. Our work covers London and the South East. Just ring 0345 464 0079 or drop us an email with a few details of the job, and we will send you a clear quote.

Can you help a landlord with a rental near Rickmansworth station?

Yes, we work for landlords and letting agents. You can call 0345 464 0079 or drop us an email with the address and a few details, and we will give you a fixed price before work begins.

What sealant do you use?

It depends on the joint: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. Brands we use include Arbo and Everbuild.

What information do you need?

Let us know what needs doing and where, plus photos if you have them. We will ask anything else we need to know.

Is there any odour?

There can be a smell while the sealant cures. Opening a window helps.

Can you match the sealant to my frames?

Yes, we choose a colour to suit the frame. Grey and black frames get grey or black sealant, and wood-effect frames usually suit brown.

Will you leave a mess?

Not at all. The area is protected while we work and cleaned up afterwards.

Where do you work from?

Mr Mastic is based in Crawley. Our applicators cover Maple Cross.

Common problems we fix in Maple Cross

Mastic ages in the weather. UV light hardens the outside of the bead, and over the years it loses its give, cracks and comes away.

Most people get in touch when they notice one of these:

  • Gaps between the frame and the inside reveal
  • Untidy mastic left by window fitters
  • Rain getting in at the frame or under the sill
  • Mastic that has split away from the wall

Managing a site like Maple Cross Junior Mixed Infant and Nursery School? Then the mastic around its windows and doors needs looking after like any other building’s.
