How we quote for bathroom resealing
Jobs vary more than people expect. The main factors:
- The old material and how stubborn it is
- Any working-time requirements on site
- The product the joint needs
- How many rooms, windows or areas are involved
What it costs depends on the size of the job, how hard the old material is to remove and how easy the joints are to reach. We give a clear quote before any work starts, so you know where you stand.
Helping us quote
The more you tell us, the more accurate the quote. When you get in contact, it helps to mention:
- If it’s domestic, commercial or a hotel
- How many joints, rooms or windows are involved
- If someone has resealed it before
- Any access issues, like height or stairs
There’s no standard price list, as no two jobs are quite the same. Instead, your job gets its own clear quote. To arrange one, call 0345 464 0079 or drop us an email.

Lymore homes and their sealant
Lymore is close to the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, which wears sealant and grout out faster than in a quiet home. Hard water is the norm across most of the South East, which leaves limescale on sealant, grout and fittings.
If you look after a building such as Milford-on-Sea Church of England Primary School, its toilets, changing areas and kitchens need their sealant renewed like any other building’s. For an older house near a landmark such as Church of All Saints, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.
Lymore is about 2 miles south-west of Lymington, in Hampshire. We provide bathroom resealing to homeowners, landlords and businesses in Lymore, as part of our work across Hampshire. Questions from Lymore
Will you come out to Lymore?
Yes, Lymore is covered. We work across London and the South East, and smaller places are part of that. Longer journeys are simply planned in advance.
I let a flat near Lymington Town station. Can you help?
Yes. We work for landlords and letting agents as well as homeowners. You can ring 0345 464 0079 or drop us an email with the details for a clear quote.
When can I use the bath or shower again?
Silicone is touch-dry quite quickly, but it takes longer to cure. Leave it around 24 hours before it gets wet, or follow the cure time we give you.
Do the sealants smell?
It depends on the product. Some smell for a while, some hardly at all, and any smell fades as they cure.
Can you quote for more than one area?
Yes. More than one area can go on one quote.
Do I have to be there?
It depends on the job. Inside work needs someone to give us access.
Do you reseal kitchen worktops and sinks too?
Yes. We reseal worktop upstands, sinks and splashbacks, with a sealant suited to kitchens, colour-matched where it shows.
How long does a bath or shower reseal take?
One bath or shower is around two hours’ work, including cutting out the old sealant. A full bathroom and kitchen can take most of a day.
What we are called out for in Lymore
A bath shifts a little every time it’s filled and emptied. Acrylic in particular gives slightly under the weight of water and a person, and a tray that isn’t fully bedded can rock. Over time the joint tears or pulls away from the tile.
The problems people normally mention when they call are:
- Leaks into the floor or ceiling below
- Smears of silicone across the tiles
- A reseal done over the top of the old bead
- Cracked, shrunken or lifting silicone
For landlords with property near Lymington Town station, a reseal between tenants is a quick way to make the bathroom and kitchen look cared for.

DIY versus a professional finish
Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.
Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

What else we do in Lymore
For landlords and businesses
Whether it’s one flat or a portfolio, you get the same standard of work: old sealant fully removed, joints prepared properly and a one-year guarantee.
We also work for property managers and facilities teams. Several sites can go on one quote, and we’re fully insured for the work.
What sealant work cannot fix
We’d rather tell you now than do work that won’t last, so these are the limits:
- Cracks in the tray itself rather than the joint
- Loose or hollow tiles, or failed tanking behind them
- Cracked or missing grout between tiles (that’s regrouting)
If in doubt, call 0345 464 0079 or send us an email and we will say what we think.
Surfaces we seal
- Shower trays & enclosures
- Kitchen worktops & upstands
- Baths
- Basins & vanity units
- Sinks & splashbacks
- Wet rooms
How the job changes by surface
Shower trays & enclosures
Shower trays are sealed to the wall, and enclosures are sealed to the tray and tiles. Both take water every day, so each is cut out and renewed with anti-fungal sanitary silicone.
Sinks & splashbacks
Water getting under the rim of an inset sink can soak the worktop. Where the sealant around the visible edge has failed, we renew it.
What we do, step by step
We keep the work tidy and contained to the area we are working on, so you can carry on as normal. Expect the work to take a couple of hours for a single bath or shower, and we explain the cure time before we leave. In a small place like Lymore, access is usually the main thing to plan. For outside work, also let us know about exposed walls and any outbuildings involved.
- We look at every joint first and check for movement or leaks.
- The old silicone is cut out completely, along with the film it leaves on the tiles.
- Joints are degreased and any mould is treated.
- When the joint is dry, and a bath has been filled with water, the new silicone goes on.
- We tool the bead to a neat finish and give you the cure time, usually around 24 hours.
Before we arrive
- Where the joints are inside, avoid wetting them before we arrive
- Mention any tricky access
- Move anything stored near the joints
How to get a quote
The more we know about the job, the more useful the quote. Let us know the location, the problem and roughly how many joints.
