What affects the cost of bathroom resealing

There’s no set price list, because no two jobs are the same. What we look at:

  • Any mould that needs treating
  • The product the joint needs
  • Access and height
  • The number and length of the joints

Combining jobs into one visit is usually more efficient than separate visits, so tell us about everything that needs sealing. You will get one clear quote for the whole job.

Helping us quote

To help us quote quickly, let us know:

  • What the problem is, such as mould, gaps, leaks or cracking
  • The rough size of the job
  • Where the job is, and your postcode
  • If it’s domestic, commercial or a hotel

Call for a quick quote, or email us if that’s easier. Describe what needs sealing and we’ll explain what’s involved.

Bathroom resealing in Lonmore, done properly

Across Lonmore, the joints we reseal are the ones that fail in any home: the long edge of the bath, the base of the shower tray, the back of the basin and the line along the worktop. Every joint is cut out, cleaned and left dry before it’s resealed. We work on kitchen worktops & upstands, baths and sinks & splashbacks, and common reasons people get in touch are leaks into the floor or ceiling below and black mould in the silicone that won’t clean off.

Bathrooms in smaller places like Lonmore work just as hard as those in the cities. Limescale is less of a problem with Scotland’s generally soft water, but mould still takes hold in damp sealant and grout.

All of our work is guaranteed for twelve months, and the guarantee is the same wherever you are.

What bathroom resealing looks like in Lonmore

Lonmore is close to the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, which wears sealant and grout out faster than in a quiet home. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. But mould still grows into sealant and grout in a room that does not dry out.

For jobs in and around Lonmore, choosing the right material for each joint is as important as a tidy finish. In and around Lonmore, as anywhere, good bathroom resealing starts with a clean, dry, properly prepared joint.

Lonmore questions

Do you cover smaller places like Lonmore?

Yes, we do. Our work covers the whole of Scotland, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Is Lonmore in your area for bathroom resealing?

Yes. Our work covers the whole of Scotland, and Lonmore is part of that. You can send an email to info@mrmastic.co.uk and let us know what needs doing, and we will give you a clear price.

My sealant has gone black. Can you sort it?

Yes. The old sealant comes out, the mould is treated, and we reseal with anti-fungal sanitary silicone.

What information do you need?

The location, the problem and the rough size of the job. If you can, email a few photos.

Is it messy?

Not at all. The area is protected while we work and cleaned up afterwards.

I’m a tenant. Can you help?

Yes. Check with your landlord; we can send the quote to them too.

What colours of sealant can you use?

You’re not limited to white: white, clear and colours to suit tiles and worktops. We will talk it through when we quote.

Can I add another job to the visit?

Yes. Tell us about everything you’d like done and we’ll quote it together.

For landlords and businesses

In hotels, rooms out of use cost money, so the work can be planned room by room around your bookings where we can. We have worked in hotels as well as homes and businesses.

Mouldy or split sealant often shows up at the end of a tenancy, and it’s quick to put right between tenancies. We can quote for more than one property at once.

Why it’s worth doing now in Lonmore

Dealing with sealant early is a short job: the work takes half a day or less for one room, longer when the kitchen is included. Wait for a leak and you may be looking at panels off, drying out and redecorating too. In an older home around Lonmore, damp from a failed joint can get into timber and plaster, which is a far bigger job than the sealant.

A failed joint rarely gets cheaper to fix by waiting, as water and mould keep getting in. If you’re unsure, send an email to info@mrmastic.co.uk and we’ll give you an honest view and a quote.

What we can’t put right

Honest advice matters more to us than a booking, so here’s what sealant cannot fix:

  • Water coming from the plumbing rather than the joint
  • Loose or hollow tiles, or failed tanking behind them
  • A tray that rocks until it’s re-bedded

If you’re not sure, just drop us a line at info@mrmastic.co.uk and we’ll give you a straight answer before booking.

Surfaces we seal

  • Shower trays & enclosures
  • Sinks & splashbacks
  • Kitchen worktops & upstands
  • Baths
  • Basins & vanity units
  • Wet rooms

Aftercare tips

How long the joints last depends on use and care. We suggest:

  • Open a window or run the fan so the room dries
  • Let new sealant cure fully before it gets wet
  • Wipe the sealant dry after showering
  • Stick to a soft cloth and a mild cleaner

Mould needs damp, so keep the room aired. Run the extractor fan during and after a shower, so the bead dries out between uses.

Worktop joints fail quietly. Water gets behind the upstand and into the edge of a laminate worktop, where it can make the board swell. A reseal in time can save the worktop.

What happens on the day

Before we leave, we go over the finished joints with you and explain the cure time. The work normally takes around two hours for one bath or shower, longer for a whole bathroom, depending on how much there is to do. Outdoor work around Lonmore depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Work indoors is not affected.

  1. We protect the area and cut out all of the old sealant.
  2. We clean and degrease the joint and treat any mould.
  3. The joint is left to dry, and baths are filled with water first.
  4. New anti-fungal silicone goes on in a colour to suit and is tooled to a clean finish.
  5. Finally we tidy up and explain the cure time before we leave.

Shower trays & enclosures

The vertical joint where a screen profile meets the wall is a common leak point. It’s resealed along with the tray joints, sealing the side the enclosure’s instructions call for.

Baths

Most bath leaks begin along the long edge, especially under a shower. It gets one smooth bead of anti-fungal silicone, tooled so water can’t sit on it.
