Bathroom resealing near Colbost

About our bathroom resealing in Colbost

Homes in Colbost have the same weak spots as anywhere else: bath edges, tray joints, basin backs and kitchen upstands. Each one is stripped, cleaned and dried before new silicone goes in. We are often asked to deal with mouldy sealant that has gone black and splits where the tray meets the wall, across sinks & splashbacks, basins & vanity units and wet rooms.

In and around a place like Colbost, homes range from older stone-built properties to newer houses. Where a building moves, cracked grout and split sealant are normally the first signs.

All our work is covered by a one-year guarantee, wherever you are in Highland.

Honest limits

A few problems are outside what sealant work can do:

  • Loose or hollow tiles, or failed tanking behind them
  • Water getting in through the grout rather than the sealant
  • A leaking waste, trap or valve

If in doubt, email us at info@mrmastic.co.uk and we will say what we think before booking.

Joints and surfaces we work on

How the visit works

On the day, there’s very little for you to do. Point us to the joints and we will get on with it. The job generally takes two to three hours for a typical bath, depending on how much old sealant there is from start to finish. Outside jobs in Colbost need a dry day, because sealant will not bond to a wet joint, so an outdoor job can move if the forecast changes. Work indoors isn’t affected.

  1. First, each joint is checked for movement and signs of water.
  2. Every trace of the old bead is removed, including the thin smear on the tiles.
  3. Joints are degreased and any mould is treated.
  4. When the joint is dry, and a bath has been filled with water, the new silicone goes on.
  5. We tool the bead to a neat finish and give you the cure time, generally around 24 hours.

Preparing for the visit

  • Mention any parking rules near the property
  • Move anything stored near the joints
  • Where the joints are inside, avoid wetting them before we arrive

Advice

What bathroom resealing looks like in Colbost

Colbost is within about 1 mile of the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, and sealant and grout that work that hard wear out sooner. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. But mould still grows into sealant and grout in a room that does not dry out.

Whether the job is in Colbost itself or nearby, the right material for each joint matters as much as a neat finish.

What affects the cost of bathroom resealing

Every job gets its own quote. These are the things that affect it:

  • The amount of work
  • Whether old sealant or filler has to be cut out
  • Any working-time requirements on site
  • The product the joint needs

The cost depends on the size of the job, how hard the old material is to remove and access to the work. You will have a clear quote before any work starts, so you know where you stand.

Asking for a quote

To make quoting easier, let us know:

  • What the problem is, such as mould, gaps, leaks or cracking
  • If someone has resealed it before
  • Photos by email, if that’s easy
  • How we’d reach the joints

To get a quote, drop us a line at info@mrmastic.co.uk and tell us where the job is and what the problem looks like. You’ll have a clear quote before we start.

Aftercare tips

How long the joints last depends on use and care. We suggest:

  • Give the silicone its full cure time
  • Check the joints every few months for splits or lifting
  • Avoid abrasive pads on the sealant
  • Wipe the sealant dry after showering

Have a look at the joints every few months. Small splits and lifting ends are easy to catch early, and if anything looks wrong, just drop us a line at info@mrmastic.co.uk.

A failed kitchen joint is easy to miss. Water gets behind the upstand and into the edge of a laminate worktop, where it can make the board swell. A reseal in time can save the worktop.

Leave it or put it right?

A quick bead over the top of the old one might look better for a while, but it will not bond. Water creeps under it and mould follows. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

Homes and businesses are quoted the same way: the amount of work, the access and the products needed. Call for a quick quote and we’ll explain what it covers.

What the job involves on each surface

Baths

Baths move more than any other fitting, so it’s filled with water before the bead goes on. The joint is then laid with the bath at its lowest point and is not torn the first time it’s used.

Basins & vanity units

A vanity top has a joint along the wall and sometimes at the sides. If water gets in, the cabinet underneath can swell, so a neat, continuous bead matters.

Do you need bathroom resealing in Colbost?

Silicone needs a clean, dry surface without any grease to stick to. Soap residue, oils and leftover silicone film all get in the way, and a joint that looked fine soon begins to come away.

These are the problems we are asked about most:

  • Black spots spreading through the bead
  • A joint torn by a bath that flexes
  • A bead that has pulled away from the tiles
  • New sealant laid over old sealant that is now lifting

In and around Colbost, as anywhere, good bathroom resealing starts with a clean, dry, properly prepared joint.

Our hiring checklist

Colbost: your questions answered

Will you come out to Colbost?

Yes, Colbost is covered. Our work covers the whole of Scotland, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Can you do bathroom resealing in Colbost?

Yes, Colbost is within the area we cover. Our work covers the whole of Scotland. You can email us at info@mrmastic.co.uk and let us know what needs doing, and we will give you a clear price.

Will there be a smell?

There can be a smell while the sealant cures, which fades as it sets. Ventilation helps.

Do you work for landlords and businesses?

Yes. As well as homeowners, we work for landlords, agents, businesses and hotels in Colbost.

Can I do it myself?

That depends on the joint. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional, while a short indoor joint may be within reach.

Is white the only colour available?

You’re not limited to white: clear, white and colours chosen to suit the room. We can help you pick when we quote.

My sealant has gone black. Can you sort it?

Yes. Mould inside the bead rarely cleans out for good, so the bead comes out, the joint is treated and new anti-fungal silicone goes in.

Does someone need to be in?

Access is agreed with you when the job is booked. For inside work, that normally means someone being in.
